      This company promotes "No hidden Fees" after three months of doing business with On Q PM we decided that the "No hidden Fees" claim was complete false! It was time for our Renter to Renew her lease and there were nothing but additional fees like: $39.00 Resident Benefits Package, having to pay to sign-in on the Portal to pay rent, taxes, charging our renters for late fees (which we explained and covered for our renter, but they still charged them), etc. We ended our business relationship with On Q PM the beginning of Dec. and our Renters are still getting bills from this company for over $2k, which they do not owe!

      JDS move in scheduled for 1/20/23 at Tierra Buena. Ive not yet moved in, but for the more than 3 weeks Ive been dealing with ** and the rest of the office staff I have to say Im 100% satisfied that the folks at OnQ are on the top of their game! Fast responses to emails, professional, courteous and smiling happy faces at the reception desk too! Ive read all the available complaints and really do not see anything that raises a concern to me at this point.

      One of the worst and low class company. They block me on ********* Owner have some friends give his company 5 stars review to make his company looks better. This is cheap and low class way. Dont steal people money and answer the phone calls.

      On Q has to be one of the worst businesses I've ever worked with. From the very beginning they were insufferable. Any question I had was meant with suspicion, anger and irritation. This company can't follow simple instructions or requests.. If I ask him to do something that a property manager should do they Gave me many reasons why they couldn't do it or won't do it. This company would double charge me for the services that they charged the tenant. They started promoting my property and charged me for marketing when according to them the property wasn't even rentable yet. I can make another huge list like another complaint below about all the incompetent stupid things they did that made my l experience miserable as opposed helping me manage my property

      ********************* is a true professional in this field of property management (PM) and is a breath of fresh air from the previous PM *******. ****** is proactive, always responses to our communications promptly, follows up well with us on the property issues and matters, and is just a pleasant person to work with. I have been very pleased with OnQ overall but have had some issues with some of their PM's, but I believe that this is due to their rapid growth and the adjustments that have taken place due to this. I would recommend their services particularly with PM's like ******.

      So far this has been an AWFUL experience. This is our first time renting and man I never want to deal with this again. We moved into a house that had BL**K MOLD in a closet and the previous tenants trash in the backyard and palm trees hanging down to the side walk. In our rental agreement it says trees over 6 feet tall are not the tenants responsibility. Then trying to get them to address the mold was a joke. Took 6 months for it to get fixed and the palms cut and the other peoples trash out of the backyard- that was after I called and emailed everyday and requested to speak with a manager. Then the ** went out and the technicians recommended a new unit as this one was 25 years old. Well a year later that got replaced. Well 2 years later we decided to move out due to the increase in their rent (and hidden fees! So what they post rent is is not correct. Add another $100 or so!) we'll finally got my ***** back and they are charging me $100 to replace 2 batteries!!! And $250 for carpet cleaning--which was done and receipt submitted with my keys and now magically can't be found and they REFUSE to accept my proof (I keep records on everything with them!) and then $400 for yard clean up....I had landscapers come 2x a month for a year and there was not one weed when we left! This place is a joke. Save yourself the stress and find a different management company!
