      I have not leased from this organization for two [2] years, Somehow, they still have an active account in my name via Lease portal that has been collecting rent money totaling over *******. I have made several attempts to contact all members of operations/management, and not one response to my request for a return call/ I am dismissed. *** leasing office owners/management are with-holding my money, collecting it fraudulently, while acting like my money is a Christmas bonus. This has caused me a financial hardship and has caused me to fall very later on my current rent. Voice mails are full, and there is never an answer to a call. I need help collecting ALL my money totaling 1360. and some odd change. I have several tracking numbers for all these transactions.

      I moved into this apt toward the end of July. I paid an $800.00 security deposit plus pro rated rent to Sun Dial realty. August rent was free for signing a lease. I paid $1350.00 for September rent. ******** sold the property to XCD sometime in September. I have been attempting to pay my October rent. I cannot reach anyone. The phone numbers I have go to VM which is full. I have sent multiple text messages with a request for contact information and a mail box key which I have never received.. Today I received a delinquent notice via email stating I owe them 2 months rent. It was sent from a do not respond URL. I want valid contact information, a copy of my original lease (which I do not have), and a mail box key. I am prepared to pay my October rent immediately and my November rent within the next 10 days. I need to speak with them regarding the amount I owe.

      My name is ******* ****** and I rent an apartment from xcd Realty and Property Management since September 10th 2022. My current lease is set to expire on September 30th at 12:00 p.m. of 2024. My rent is paid in full for the entire year lease. I emailed ***** at xcd Realty a 60-day notice to vacate and not renew the lease by September 30th at 12:00 p.m.. *** *** (xcd property manager) noticed some furniture next to the city dumpster out front of the complex. In her words, she assumed the apartment had been vacated and left abandoned. *** and the maintenance man entered my apartment on Wednesday September 11th, stole all my property to exceed $8,000 in value and changed the locks. Xcd Realty and property management or affiliating companies had no legal right to enter my apartment and commit a theft. A police report was filed with ************************* reference incident number **********. The police report is against ***** ******* and *** ***. ***** allegedly is ***** direct supervisor. The report taken is for felony theft. I have reached out via text message, phone call and email numerous times only to get deferred to somebody else. Currently, I have been to ******* office three times to find nobody there. And all my correspondents have gone unanswered. I do not know where my property is. Since this incident I have been giving back access to my apartment, but have gotten no answers as to why my property was stolen and where it currently is. I have all the correct documentation to back my claim to include, bank statements showing rent is paid in full for the year. Text messages between *** and myself with her excuses why she illegally entered my property and stole my stuff. I also have text messages between ***** ******* and myself. I have recordings of the property and myself being locked out of it. Along with recordings of me trying to make contact with a representative of *** at their office location on numerous occasions.

      I moved out from my last rental home on May 31, 2024. The walkthrough was completed on that day with ** from XCD Realty.I have not received my security deposit ($3,695) and today is July 25, 2024. The lease, move out papers, and state of Arizona say security deposit should be sent within 14 days of the end of the month of move out. They were provided a forwarding address on June 3, 2024. The last communication I received from them was on June 27, 2024 apologizing for not having submitted the inspection nor sending the deposit over. The inspection was signed by myself and ** on June 27, 2024.Since then I have called the office 10+ times, left voicemails for three of the employees who's inboxes were not full, and texted and called the cell number I last spoke with them on several times. They have not responded to any communications whatsoever since June 27th.

      *** made 7 attempts to break the lease at the I lived there with my now Ex Girlfriend and her kids and her sister and her kids Ive been out the house since Dec 30 2023 my Ex ************************************* And ************************* and there kids stay there right now They now have a balance of ****** plus I asked the manager also did a te terminate my lease agreement. When I saw they hadnt been paying the rent. I believe someone has been pretending to be me I try to express that to the manager you know the same person I try to explain to him to the management Ive been out of the house for six months, I asked to get my name off of the lease or end the lease agreement when the date was up which was *** I also asked the management what can I do to resolve the situation I still have no answers people living in the house change the locks on the doors. I havent had any access to the house since December, a good friend told me about your business, so Im coming to you to see if you guys can help me resolve this situation

      The company was the management company for a property we rented. *********************************** was the address. Each time something needed maintenance no maintenance was ever preformed. The pool pump not circulating water was reported by me on the app and canceled by xcd. Also before we moved the ac broke and was reported as an emergency with photos provided and submitted in the app. That was may 4 at 2:00am when the ac was set at 72 degrees and it was 82 degrees. No one ever came and I gave them permission to enter if we werent home. On May 15th I sent a certified letter to xcd with a 2 day notice of our vacating the property as indicated by ARS 33-1343 states if my right if nothing was being done about fixing the ac. As of **** 1st xcd is still trying to charge us rent for **** when theyve been legally notified and we dont live there anymore. Please help with this. They dont respond nor do they take their responsibility. They also charged us $100.00 a month every month for 3 years for solar usage when half of the solar panels werent working and they marked the maintenance request as completed yet this is a lie. Nothing was ever done to the panels that didnt work and I would like half of that money back.

      I paid $4100 dollars on ******* 28th for ******* and February. Now *** been told my money went towards paying court costs for the eviction that had filed but the eviction they had filed was dismissed but the judge as it had no merit but now they are still saying I owe for February. Im also sure ************ is not operating legally under ******* Revised Statutes Title 33. Property 33-2107 by charging me $175.00 a month for my 1b1b. ************ is also not ************ has been vandalized here and nothing was done, homeless people sleep in the dog park area, the security gate to the garage doesnt require a pass it opens for any car that pulls up to it, the buzz box for our guests has never worked, there are residents in their cars doing crack and it smells terrible, the cleanliness is subpar as the elevator and hallway are always filthy and they smell. The list could go on, but what I do know for sure is that ************ takes advantage of people in desperate living arrangement situations and its sad. They are slum lords and running some type of scheme. They also sent me evictions within a month of each other using the same exact documents pretty much which werent true at all and were the reason the eviction was dismissed by the judge. No one here knows whats going on.

      In January 2023 I moved into Dakota condominiums adress is ******************************************************************************* I lived there for 12 months and had no issues I gave notice over 60 days in advance that I was moving out and cleaned the unit and am due my cleaning deposit I moved out 20 plus days ago and have not been sent my move in deposit or have even been given a call back or any emailed returned to me this company has multiple complaints for doing this to individuals atleast 12 in the last year I had the property management representative look over the property I went above and beyond the cleaning requirements and am upset that they can get away with this I have to dig for my original lease

      Looking to get my security deposit back I think and I believe in the *************** **************** it takes 14 days to get your security deposit back and the company will not answering my phone calls without answering the emails and will not submit my refund.

      The business has not given me my security deposit back even though i met every requirement. Moved out 4/30/2023 today is 06/25/23. The office manager says that she is not the one that deals with finances but the finance department will not take any of my calls. I went in today to try and talk to the property management again and she refused to help and then threaten to call the cops on me.
