“Buyer Beware” Back in August, 2023 the local Texarkana UBH sales manager - Brennan . verbally agreed to include finishing costs for painting and flooring in my McCaskill, Arkansas farm house build. Then a few days later Brennan changed the scope of the home build omitting these items without my consent. The estimated cost of these items is over $21k and a material amount approximately 10% of the overall cost of the house build. Several months later I discovered these items had been omitted when Brennan sent me over to a Texarkana based flooring company and I discovered Brennan had been unethical and deceptive in his business communication. It’s amazing that UBH and the states of Arkansas and Texas allow UBH to continue to operate in this manner as it is clearly wrong on so many levels!!! I have had no communication with him since I discovered this blatant disregard for truth and honesty. The building quality is decent with exception of my concrete work but be keenly aware UBH makes you pay an electrician to even hook your electricity up, does not include even painting the interior of the doors or putting a pull down ladder in the garage. Other: During the concrete process they left huge ruts in my yard, huge checks of concrete all over and state that is the homeowners responsibility. My building superintendent, Tommy has been good but seems like he has to do a great deal of damage control with the crooked business practices that are engaged in and fostered at Texarkana, TX based United Built Homes….just be careful with the Texarkana Sales Manager —- not an honest individual !!Review from Shirley C

The UBH Alexandria office with Mr. Greg ******* leading it has provided an exemplary experience building our family home . Mr. ******* customer service response time was immediate. Any time there was an inquired he responded the same day even if it was in the evening after working hours he responded by text or phone. the construction district manager was the backbone to the successful completion of our turnkey home. Mr. Dan ****** leadership in the oversight was impressive. His many years of experience was reflected in his responses to things we thought was problem. His experienced made it seem simple. Once we experienced an interaction with him we knew we where in good hands. Robert the backup guy was a complete crown jewel you don't get no one better than the workman ship that he does to complete a job, you might find someone just as good but not better our hats off to him. We can't express the sincere appreciation in how UBH handle our concern and work with us to fix any pending issue that was within our budget. The contractors used they all did wonderful work work. It would be unjust if we didn't give the contractors their just due accolades. The cabinet contractor beautiful detailed work. Highly recommend. The finish carpenter work. Trim work blew our minds the details. Highly recommend. The flooring and tile installation transforming. The paint work was awesome. These are just the few contractors work that we could see. This builder has never been straight with me and is so full of crooked individuals. I made the biggest mistake of my entire life signing a contract with these people. I do not have any knowledge when it comes to the legalities of making such a huge purchase and I kick myself for being so ignorant! They pressed the issue and was very persistent up till they got the signatures. I have signed several "change orders" from their request. I signed for a custom built home but when asking for to make a decision I was lucky to get the option to pick between 2. I signed for a particular cabinet and right before they installed these cheap "paint grade only" cabinets I was told if I didn't sign this change order the build would get put on hold. -After signing the contract 9 months after I will have a house note no matter what- So finally after going back and forth they told me they will only change the kitchen cabinet doors in the home. But even so they will still only be printable because the material they used is a pressed wood that can't be staind. In this review I am going to have to cut a lot out for character remaining allowed. The fireplace, this stacked stone fp looks like my 9 year old put it in blindfolded! It does not have grout but you can see the buddy bulging out. It had cracks exposing the wall behind it. It's awful! Then I was given the option if I wanted it redone I would have to pay! I said absolutely not! I shouldn't have to pay a dime for something this builder hired. The contractors they hire to do these jobs are not at all skilled and have to be the worst on the market! My home is not complete I can't bare the thought of there being anymore issues in this experience. This is just a fraction of what I'm dealing with. I would do absolutely anything to wake up and this was all just a horrible dream.Review from Rebecca R

The first and most important thing that I need to say is, don’t think that you will be any different. This is a company that does not care about you. First, the house. We now have a home with paint that peels if you try to wipe it with a cloth. The standard sized refrigerator we bought does not fit into the space for it, causing the door to slam into the wall when you open it. UBH’s response to us was to buy a new refrigerator with special doors. The air conditioning system is not balanced and so while it may be 68 degrees in my baby’s room, it’s 73 degrees in the master bedroom, even with air vents shut. That’s a problem if you have a baby. The drywall and texture were so poorly done that there are many obvious flaws we will need to repair with our own money, and we have already spent over $1,000. They have yet to complete the warranty items we were told by UBH that they would finish. The attic was not properly insulated, and this was confirmed by an HVAC company. Our electric bills have been the highest we have ever seen in all of our years of home ownership. The list goes on. Next, financing and customer service. UBH will tell you things that are not true. They refused to provide an affidavit of all bills paid even though it references this in the contract. When a company is conducting business honestly and correctly, they do not refuse to explain items from a payoff statement or the contract. . Again, you might not think that this would happen to you. We didn’t either, but it did. Read the negative reviews, they could be the most likely scenario for you. If you are like me, and have been reading recent reviews to try and figure out how you made the mistake of signing a contract with UBH, consider a few options if you’re in Texas. Love the look of my house but….. There’s thick dust EVERYWHERE EVERY DAY. It’s a sign our system was not sealed properly. Emailed and called for months only to be ignored! Short in the system. They never check out the breaker tripping to see if there’s a short they just blame it on the test breaker. I can’t even run my tv in a bedroom!!! There was a leak in the wall. They put a pvc piece on top of my vent instead of a proper vent top. Didn’t even make sure the wall does not contain mold. My husband has cancer so with our medical bills we cannot afford to get this all checked out and really fixed. Horrible customer service!!!!!! You get hooks for a bar in the laundry room but no bar even though they tell you they will get one. The locks all have the same key in every UBH home. So I have a key to your house if you did not change them out like I did!!!Review from Tatianna B

This is the worst company to deal with if you have complaints, there is no one to complain to in the Shreveport Louisiana office because they are the corporate office they give you the run around, and if you pay extra on your mortgage Rose *** woman act as thought she don't understand also they will see you calling and ignore your calls. They use the cheapest material I have a home built by then and contractor continues to show us all of there mistakes also the inspectors they send out doesn't do their job either just stay away from this companyUnited Built Homes, L.L.C. This person is not the customer, so has no claim. Even so, We are responding. United Built Homes (“UBH”) fully denies the accusation. It is not his money. This money, by contract, must be used to make repairs to the home or applied to reduce the loan balance. UBH built this home more than 20 years ago. Because of the age, the home no longer carries any builder warranties. It was later received back by UBH through a foreclosure and re-sold to this customer in 2009. UBH is also the mortgage lender on this home sale to this customer. In or about 2021, the home experienced some damage, apparently from wind and rain, so the customer made a claim on his insurance policy. The insurance company accepted the claim, and the insurance claim proceeds of $9,104.90 were paid to UBH as the mortgage lender. UBH was then to release the money to pay after repairs were made. The roof was repaired and $4,490.00 was paid out by UBH from the insurance proceeds for these repairs. The remaining balance of $4,514.90 stayed on deposit with UBH as the mortgage lender, to be paid out when the interior repairs were made. The customer did not get the interior repairs done. In 2023 he submitted another claim to the insurer that the foundation was moving. The insurance company denied the claim because there was no coverage for that. The customer decided to try to get the foundation repaired with the proceeds from the earlier claim - the roof leak claim. Toward this end, he submitted to UBH two different bids for foundation repairs. The first bid came in at $6,300.00 and the second bid came in at $5,500.00, which were both more than the remaining $4,514.90 left from the roof leak insurance proceeds. It appears the customer wanted UBH to release the $4,514.90 for repairs to the foundation, but was unwilling or unable to pay the difference himself, and instead just wanted a check issued to him. UBH has refused to pay the insurance proceeds out to the customer. As the mortgage lender, UBH is entitled to make sure those proceeds are in fact used on repairs to the home. If not, they can be used to reduce the customer’s loan balance due to UBH. They are not subject to being paid out to the customer to do what he chooses with them, but are to be spent on either repairs or paid toward the loan balance. This is the source of his apparent anger and this claim, both of which are unfounded.Review from windee c

If I could go negative i would...HORRIBLE! We were told 6 to 8 months we would have keys....it's been almost a year here in a few weeks. First, we start with the framers...cracked, split, broken, and crooked boards. some of those did get fixed. then our house sat in water for over a month because it wasn't in the dry and boards turned black. was told not to worry it was just a chemical reaction. Moving on...when the painters came there are multiple drips and runs and big clumps of paint on the outside when they painting our doors our walls and ceiling were not protected so we have a huge amount of over spray on them and was told to just put 2 or 3 coats of paint to cover it....we are doing our own inside painting and flooring....but our chain link fence outside was papered and taped for protection....apparently the wrong plans got turned in and thank goodness i was there is correct it when the tile people were doing the shower. There was to be a seat built in our shower and it was not on the tile peoples plans. He was very nice and built a seat in...one of our counter tops was picked for us. cracks in pantry shelves are cracked where they were nailed together, and they are trying to cover it up instead of replacing it with smeared white caulk and a facing on the front of the shelf. trim gaps on base boards filled with white caulk. gaps under our windows that's not sealed. holes in the sheet rock were fixed and sprayed over with white spray paint. very cheap materials are used. holes in our concrete floor that we have been told are going to be fixed. cracked door frame and chunk of wood out of door frame was filled and coved with wood putty. gapped shelf from the wall and covered up with some trim on the front while the brackets used for this shelf were too big and then cut off, none of the wood matches.... shelf is composite or pressed wood with white brackets and then pine wood used to set the shelf in and pine trim.... this is just a few of the issues.United Built Homes, L.L.C. Horrible, horrible, horrible company! The worst experience of building a home. Started out with the electricity being wired wrong. They cut the ground wire. The contractor said he knew nothing about electricity, so he didn’t know if it was right or wrong. We had to hire an electrician to come out and fix it. Then we got a call that the sink wasn’t going to be lined up with the windows so they would have to cut the windows out and remove those to move them because they measured wrong. That meant having lights and wall repaired There was trash left in the wall. And then when they replace the sheet rock under the window for the sink they didn’t put the Insulation back. Moving forward there were all kinds of mistakes with the walls. The sheet rock didn’t meet so there were gaps everywhere. We put tape up so that someone could come out and fix them, and the contractor removed all the tape, trying to do the repairs himself to try to save money. The repairs that he did make are having to be repaired out of our pocket now because they’re worse. We excepted the house finally because we had to move in after 11 months of waiting because our house sold. To continue, both of the windows above the sink have to be replaced. One is cracked and the other will not latch. We told him about that situation way before the paint went on but they did not bother to replace them. Supposed to still come out and do that.They installed the wrong kitchen faucet, the wrong air conditioning system.??? They did not install several outlets that were supposed to be installed by code. They did not give us a plug for our Stove, so when we moved in, we had to hire the electrician again. Found out that in one of the spare bedrooms, the air is not blowing through because they return vent is broke and isn’t working. There are soft spots on the walls where I can just stick my finger through. A crack and a chip in one of the tubs I could go on and on it’s sad.United Built Homes, L.L.C. Response

With any construction project, there will some errors & mistakes. The building has addressed or is in the process of addressing all of the concerns to date and will continue to do so. On the electrical, there was a ground wire accidentally cut that had to be repaired - this was repaired by the electrician who originally wired the home. The kitchen range is gas. We did miss a 110V outlet for the clock & starter and that has been or will be addressed. The plans had a mistake on the window location in the kitchen. Once discovered, we relocated the window so the sink would be under the kitchen window. We have repaired the sheetrock & it meets agreed performance standards for drywall. The double kitchen window that is cracked is scheduled to be replaced 7/29/23. The kitchen faucet is scheduled to be replaced the week of the 7/31/23. The HVAC system we installed is a more expensive upgrade from what the customer purchased. During the building process, this was discussed with the customer & they accepted it. This is the first we have heard about the vent in the bedroom broken & the chip in the bathtub - we will get these items taken care of as soon as possible.Review from Alex H

I have built 2 homes with this company. The first experience was far beyond better than what I expected! Our contractor was very nice and understanding to the fact that we didn’t have a clue on building a house. The second house I built as a single mom. The company went above and beyond on what I got in the home. They have fixed things in a timely manner. I know there are plenty of horror stories out there with builders but we don’t build houses so we hired someone. I love my home and I would give them 10 stars if I could. Best decision I ever made was having the Bossier UBH build my house!
