    Review fromMaggie L 1 star 06/08/2023 I contacted the BBB a few months ago with complaints about our home . Smith Douglas reached out to me and came to my home, where we made a list of problems in our less than 2 year old house. About 7 things listed. They got 3 things done.. then completely disappeared. The 'nice guy' I was working with stopped answering texts altogether after he repeatedly promised a date to finish everything on the list and I kept going back to him for an update. Then I received an email from the Warranty Manager stating all my work had been finished and they were done with the work. Which they certainly were not. AC has gone out once just a few months after we moved in, paint peeling off the columns which was taken care of ..but , siding coming loose, house paint itself is fading around the bottom, several things indoors too which the 'nice guy' and I made a list of. They use cheap materials, cheap paint and inexperienced workers who dont know how to do things professionally. AND THE 'NICE ***' EVEN SAID THAT HIMSELF. The BBB needs to DO SOMETHING about this company. Workers are inexperienced * I've also had to have someone come restretch my carpet in two rooms because it was rolling up! And now they refuse to do anything more * and things still needed would take a day to do * max * if they'd just do it. They won't even answer me anymore. They lie, skimp on materials and do crappy work period. The paint job indoors is messy in many areas and paint is SO THIN you can't clean the wall as it takes the paint off. BAD company, BAD policies and POOR WORKMANSHIP. PERIOD. VERY angry and VERY frustrated that such a bad company with such bad reviews and complaints is allowed to get away with it.

    I have been in contact with the warranty department of Smith Douglas homes for the past 2 years about an issue underneath the driveway where the drain was placed improperly and now is nonfunctional, causing the earth to give way. They stalled me on the issue, then outright lied about speaking with the *** and stating the *** would cover the issue. After a year of trying to figure out the truth, I now know they lied to me to avoid completing a repair that was their responsibility.

    I am in new construction in *********** at Sawgrass and have only been here two months. There is a crack in my porcelain sink and I put in a warranty ticket on 5/8 and heard nothing, had to put a new ticket in a month later and it took me going to social media and reaching out to the *** on linked in even get a call back. Not even about the sink anymore, it's about lack of communication and not getting back to new homeowners. They denied the warranty because I didn't catch it during walk through, but I didn't bring a magnifying glass with me to closing and that would have been the only way I would have seen it. I left 5 voice messages and even went to the office in Woodstock, and nobody would respond. At least my former builder would respond to me, he would lie to my face but at least I got a response. I'm in new construction and they are still building here. Man, after closing they really treat their customers like dirt, and everyone should know it before buying a house from them.

    Closed on home JUNE 2021. Within months I made complaints about cracks on my ceiling wall. I was advised by their warrenty personnel that I HAD to wait until the ***** month warrenty check to have these cracks fixed. I sent them multiple pictures and expressed my concern with multiple warranty personal within the company. Once the repair was scheduled and completed I noticed days after that the cracks were still there. I sent additional pictures to show SDH that the issue was not fixed(picture attached of messages/communication)They agreed tO send the trade specialist back, that never happen.They also had the stilt fence removed within the last 5 months and there was major damage to my yard by the company that removed the fence. The crew removing the fence stated they would be coming back to our homes to level the dirt where they damaged our land AND lay something to make the grass grow back. That never happened. I would never recommend a home builder that does not follow through on their written agreements or advertise false information. I hold SDH responsible for the cracks in my wall not being repaired during my warrenty period. As they do not follow up with you. I have text messages and emails when they have confirmed getting my issue fixed. However the way they timed my repair I feel it was for them to avoid fixing the issue since they told me I had to wait until my ***** month warrenty check. And when I called back after the repair to inform them it was not fixed the replies from SDH stopped completely. And my warrenty expires 12 months after your purchase date.Not to mention my community was promised a walking trail. When the trail does not exist. The trail we was promised and ADVERTISED is not the walking path they have in our community. SDH false advertisement lead me to buy a home from a company that I could never trust or recommend to family.
