McNeese Home Inspections inspected our home at ******************************************************************** on 10-13-2023. The following International residential Code violations that were in plain sight were missed: R908.3.1 **** Recovery can have no more than TWO applications of existing roof; our house has SIX layers. P2701.1/2705.1.4 Plumbing /Wall hung: master bathroom faucet, shower head and handle were loose and pulling out of wall, over fill in bathtub was not centered and leaking behind the tub and drain tub spout was lose and leaked into garage ceiling damaging ceiling. Plumber had to cut through cabinet and wall to repair. ***************** wall is siding only with no vapor barrier and crumbling insulation. Bathroom vent pipe in attic was disconnected and was leaking into vent pipe into the attic from roof which I had to duct tape until repaired by plumber. Electrical Equipment integrity E3404.7 and *** 110.12B. Circuit breaker box was painted over on inside which McNeese actually too photos of Code violations and included on page 5 of their report. Exposed live doorbell wires on front door, hanging and painted over junction boxes in attic and chewed through wire in attic. Openings from a private garage to a residence shall be equipped with solid wood doors not less than 1 3/8" thick, solid or honeycomb steel door not less than 1 3/8" thick or a 20-minute fire rated door with a self-closing mechanism. Our two garage doors are both hollow, wooden, with no self-closing mechanism and one is 1 5/16" in thickness. HVAC handler in attic is not level and more than 6' away from attic access. Even though McNeese Home inspections have a clause for rodents, they could have at least advised of Rat infestation with the chewed through wires and f**** All phots could not be downloaded.
