I signed a one-year lease with Omega Realty in July of 2023. We read through the lease vigorously before signing, checking to see if there were any breaking the lease fees, as we knew we would be shopping for a house during our time renting. When we didn't find anything, we signed. When we moved in, there was a roast infestation. We had to treat this ourselves since we moved in. We tried to call and ask Omega employees several times throughout that year asking if there were break fees, but got no return. We renewed the lease in July of 2024 after reading through it again and finding no place talking about a break of contract, we reached out and asked again, with no response. I reached out again (twice) over email and also called in Oct 2024 because we were shopping seriously for houses, and received no response. We tried to call to officially break the lease in February of 2025 and left voicemails, with no response or callback. We sent two emails letting them know we were terminating our lease, and received a move out letter with no other response. I called on 2/7 and asked about terms for terminating lease (after reading the website and finding no info there about breaking a lease) and was told we would be responsible for the rest of our lease - around $6,600. When I asked why there was no language in the lease contract or website about this, the employee (****) said "if you just ask us, we will tell you." This response was after we had called and emailed so many times over the last 1.5 years and no one ever offered to tell us. I am trying to not pay the penalty for the remainder of my lease because of their negligence. I am willing to compromise with paying for the month we move out plus an additional month if needed.Customer Answer

Omega uses a company called Rhino instead of having renters pay a deposit. They act like this is insurance that covers your deposit. You cannot get anyone on the phone when you try to call omega ever. We called and emailed about touch up paint before moving out of a rental house that omega manages. No response from anyone. They then filed a claim on the Rhino policy for $405 for the walls needing paint and cleaning. I have submitted an email showing we inquired about paint in order to dispute the claim. Now they will not email back or answer the phones. Rhino is now turning me over to collections because we havent paid the $405 claim. You cant get anyone from Rhino on the phone or to answer emails either.Initial Complaint

Put in maintenance emergency request because tub will not drain & can't be used. Plumbing companies cannot work on the rental without permission from the rental company. I was told by a plumbing company that the black water is sewage, and that I should not use the shower. Has not been working since yesterday & it is the only shower in the house.Business Response

We apologize for any inconvenience you experienced and appreciate the opportunity to address your concerns.
We would like to inform you that your maintenance emergency request was promptly attended to. On 8/1, a plumber was dispatched to your residence to rectify the problem. The plumber reported that he drained the tub, repaired the overflow drain, removed hair from the drain, and applied acid to clear any additional blockages that might have been present. These repairs were successfully completed at approximately 6 pm on 8/1. We have confirmed that the tub is now fully functional and safe to use.
As we understand, you were present at the residence during the repair process, which occurred less than 24 hours after you initially submitted the request..

February 09, 2023, I used **** to overnight a security deposit in the amount of $615.00. It cost me $28.75 to shipped this money order to Omega Realty Group, LLC.I was sent a lease by email to sign however I noticed a discrepancy in the apartment number. I did not sign the lease. I wrote an email explaining that the apartment number was incorrect.I received a response back from *********************** explaining that the apartment had been rented prior to receiving my security deposit. Omega Realty Group, LLC, did not contact me prior to me looking over my lease to inform me that the apartment had been rented. **************** suggested the apartment number that was on the incorrect lease. I went to view that said apartment the same day but decided I didn't want to lease it. I was told my deposit had been processed and he will be contacting the accounting department. My deposit should have never been processed. In the memo of my money order, I stated the deposit should be used for ****************************************************************. It is now February 17, 2023. The accounting department has not contacted me. This is causing me an unexpected financial strait. ***** put down a security deposit on a rental unit, and the deposit was then transferred to another apartment for ***** to check out. The following day, ***** declared his desire and requested a refund of his security deposit. ******* lack of interest in the unit prompted our accounting staff to process the check the same day, on February 10, 2023. The data was forwarded to our accounting division, and we are actively attempting to return ******* security deposit to him. It takes time for our accounting department to cut another check payable to him and obtain the funds from the bank. When everything is done, we let ***** know that we'll let him know whether he can come pick up the check in person.

I have rented from Omega Realty Group for a year and a half. A few weeks ago I noticed water damage from an exterior wall on the inside of the house after a heavy storm. The water damage consisted of swollen baseboards that had pulled away from the wall. Water spots along the wall in several places including underneath the wall outlet for the dryer appliance. I unplugged the dryer unit and contacted the rental office. The first inspection held no results. After escalating the work order another contractor repaired the exterior siding that had storm damage. I notified the manager at the rental office that the caulking seal around the windows wasn't finished and more water could come inside. My email was not returned. I visited the rental office to communicate my concerns of water damage and what it can turn into. I requested information on a contract termination; i was informed of a (3) month termination fee which i see no mention of in the rental agreement. After my meeting with the property manager and yet another contractor has cut into the lower portion of the walls and then left afterwards. I've found black spots in several places as well as portions of rotten wood. Another email with the property management requesting information on a release has not been returned. I also note the rental agreement states a decrease in rent in the event repairs or damages make a portion of the home unusable. There are (2) rooms and my washer and dryer that are in the area of damaged space. I would like information regarding a release from the lease so I can ensure I am safe from any potential exposure if the black spots turn out to be mildew or mold. Of which I have not heard news of a mold inspection.Business Response

Good afternoon,
We have terminated the lease with no penalty; our lease break is typically 3 months, and his lease ends on 6/30/23. We have sent multiple people on multiple occasions to take care of these issues. It has not been confirmed that mold is present in the house, and all water damage and rotten wood have been replaced. Upon our agreement, he will be giving us position on 2/28/23.
