    I purchased this house in January 2023.The following is a list of issues with this house and yard:1. I have found about 8 shingles in my yard which flew off the roof! 2. None of the window locks work properly, they do not ********. I had to hire a plumber to replace the hot/cold water faucets in the laundry room because they were inferior and didnt work.4. The side yards have terrible drainage and in need of a proper drainage system to drain the water away from the house.5. A water drain pipe was placed almost on top of the vertical stress joint on the driveway which - with all of the rain this city receives - will cause damage to the foundation, which means I will have to pay to maintain the driveway.6. The house is only 7 years old and there are already cracks to the cement in the garage and two large chunks of cement broke off of the driveway near the sidewalk.7. There is no ventilation over the gas stove which is a huge danger to my health. There is a vent but nowhere for the exhaust to escape.8. The distribution pipes do not slope so they do not drain or work properly.9. The exterior siding is damaged and in need of repair.This is not a complete list.I hope to hear from the owner of Signature Homes post haste.

    Two major issues that are a result of poor workmanship during our home build and warranty repairs. The concrete poured for our front porch, driveway, and 4 of our 5 steps has been chipping away. The step not chipping had been repoured. This was brought up 1yr warranty inspection, told it's natural wear and tear, not warrantied and not documented. In Feb. 2022, contacted them again as it had gotten worse. They looked and said it may be due to conditions the concrete was poured in or a bad mix and solution was to seal it. I reached out to a company to seal and they told me it would not help the situation.Poor waterproofing in shower during tile repair resulting in mold and water damage, hazardous with young children in the home. In March 2020, Signature replaced a tiled shower as a part of a warranty repair as all tile installed was cracked. They did not replace the tiled curb. During repairs, tiles on curb were damaged. The process of the shower retiling was incredibly drawn out as work had to stop due to the pandemic. On July 21, 2021 Signature Homes warranty repaired the chipped tile. On March 12, 2023 we noticed a puff of mold growing around the trim near the shower. It was then identified that the grout had failed where the tile was replaced, there is mold growth behind the wall of the shower, below the trim against the shower, and water damage visible in the grout on the floor tiles outside of the shower with moisture below the flooring. This leaked water has caused additional damage to trim opposite the shower in the bathroom. Additionally, there is water damage on the ceiling below the shower. Two licensed professionals assessed, stated issue due to a failure to waterproof the shower properly and Signature is blaming it on cracked grout, which also should not have failed in the timerfame from the tile repair. The Signature representative stated to me at some point you need to own your home and that they would not address issues due to a poor repair.

Please accept this written response to the above referenced complaint.Signature Homes values our customers, and strives to deliver a Best-in-Class customer experience. We have a team dedicated to this experience including but not limited to professional sales consultants, new home consultants, design consultants, professional builders, new home orientation specialists and warranty professionals. This team is supported by countless individuals, all focused on delivering an exceptional customer experience.The homeowner closed the sale of this house on September 6, 2019. Signature Homes provides a 1 year comprehensive warranty, 2 year systems warranty, and a *************************************************** accordance with our warranty requirements, all warranty related issues are to be reported in writing to our ******************* prior to the expiration of the applicable warranty term.Upon reviewing this complaint, we have met with the homeowner to discuss the issues in detail. We have agreed to perform the following:-Remove and replace the shower curb -Test for mold that *** be present, and remediate any such mold detected-All areas damaged or otherwise affected by the water will be repaired-The existing shower door glass will be inspected by the glass contractor for integrity, and will be remedied if found to be deficient-The front porch concrete floor will be resurfaced and stained-The concrete issues reported concerning the front steps and driveway were inspected and appear to be due to weathering and common wear, and fall outside of our warrantyWe have mutually agreed to start this work on May 8, 2023. The work should be completed in approximately one week.

    A specific request was made to Signature homes that I would be present when an inspection of the concrete took place. I provided a list of availability to Signature and then was emailed at 4:15PM letting me know they would be at my home the following morning at 9:00AM on a day that was out of town and had not listed as available.Signature gathered information about homes with concrete poured at a similar time to ours, but I'm awaiting confirmation on if any of them were poured with the same mix. Our top step had been replaced at a later time (with of course a different mix) and has zero wear or weathering in comparison to the four steps below it, our porch, and our driveway. However, they are claiming the issues from the initial pour are "due to weathering and common wear" when our top step - again, poured with a different mix- has none and no homes around us have similar issues.Signature's response states a lot about their warranty, but they failed to mention the issue being potentially due to a warranty repair or poor installation and failure to properly waterproof the shower - which is why they have agreed to address it. The work on the shower and repairs/mitigation have not yet begun so I do not consider that portion of this complaint resolved, nor the concrete portion of the complaint. I will follow up once all work has been completed.
