We required professional help after a water leaked from our washing machine that resulted in water getting on our laundry room floor, hallway, adjacent closet and a small section of the wall into garage. Dryout said there was also moisture in our crawl space. The total area of water exposure came to about REMOVED0 SF. They placed blowers, dehumidifiers, tore up the tile, and pulled back about 55 SF of carpet. They also removed a 1-foot-high section of the closet wall. Dryout informed us that our insurance had approved the replacement of our crawl space vapor barrier. Their representative verbally stated the cost is usually between 2 & $3000. All areas were dry in about 10 days. There is a 401 SF decontamination chamber charge in item #REMOVEDfor the hallway area. No such chamber was ever created nor is there a submitted. There is a photo #REMOVED, showing a plastic covering over the downstairs closet. While this photo is stated in item #REMOVED, at no point did we see this barrier up nor work being done inside it. Looking at the photo, you can see all of my photos still visible on the shelf inside the plastic. If a barrier was needed, all of our belongings should have been removed. Additional photos included a staged photo of an employee in a hazmat suit with a respirator. This photo, #5, was taken in our laundry room area though the stairwell leading upstairs was never sealed off. We were present for the majority of work and at no point did anyone work in a hazmat suite or in areas that had been sealed off for contamination purposes. If any situation required hazmat suits, our entire family was put at risk for serious health concerns and Dryout should be held liable for future health issues we encounter. On page 3 of the invoice, it states that our crawlspace is 8ft. in height, though the submitted pictures clearly dispute this. On page 2 of our invoice, Dryout quotes a total of 23 after hours work done. This is inflated despite them having to check their equipment daily.

Minor water event in Sept. 2024 (<5 minutes sink overflow). Complaints with Dry Out include: 1) Required to file an insurance claim before evaluation of water event and determination if drying was necessary. Self pay was explicitly not allowed. 2) Dry out repeatedly demanded payment of my full deductible ($5500) well before that dollar threshold of services was reached (from day 1). I repeatedly offered to pay for time and equipment, daily if necessary. After 3 days we were finally coerced and signed a check for our full deductible under duress, despite on-site techs noting that services to date were likely not in excess of $5500. 3) After the check for the deductible was written, Dry Out dramatically changed their plan. They'd said everything was drying in place very nicely and demo would likely not be required. As soon as the check was written, I got a call saying they were going to bring out a crew for a full master bathroom and pantry demo. I consulted two other contractors and both found that the affected areas were dry. I terminated all services with Dry Out and had them remove all their equipment. 4) REMOVEDfrom Dry Out called me and gave me a 23 minute lecture which included scare tactics regarding my unborn child (I was pregnant and just past my due date), threats on what would happen if I didn't let him deal with my insurance, and generally a very uncomfortable lecture in which he brought up other intimidating things such as his staff of lawyers. 5) Billing. Invoice continues to have errors that Dry Out will not address. The only path forward they will take is to send the bill to appraisal with a company that the REMOVEDowner also owns (conflict of interest). Final invoice should be between invoice ($6175) and insurance estimate ($3464); this is likely less than my deducible. REMOVEDindicated it is unlikely I would receive any sort of refund. Unacceptable billing practice to demand payment without an invoice and make any refund impossible.

This business took advantage of my insurance policy under false pretenses causing great distress to my family. The following have occurred with supporting documentation. We received water loss services by this company on or around January 23rd, 2024. 1. I received a second opinion to which I wouldnt have if deceptive occurrences didnt raise suspicion such as REMOVED's workers insisting there was a leak unaccounted for. 2. Unbeknown to Dryout, I also purchased my own moisture reader which corroborated what was found by my contractor for a second opinion by REMOVEDEnterprises.3. Dryout Systems business did not pull demolition permits.4. Dryout Systems workers stuffed a trash bag down my kitchen vent to prevent air flow into the kitchen where the air would have helped dry the space.5. Dryout Systems also subjected my family to longer than necessary stays outside of our home.6. Dryout Systems inflicted emotional harm as this was a stressful situation exacerbated by your shady work by eating into insurance money that could have been used to put my home back together however no contractor would take on such a job with such limited funds.7. Dryout systems will not give me an invoice to wrap up services that were discontinued on 2/16/24.I have additional documents that are too large for the portal, I can provide those at request or via email. Thanks
