The document falsely states that a home warranty tied to the recipient’s mortgage (allegedly “secured by FANNIE MAE MORTGAGE”) is about to expire. It includes a specific expiration date (e.g., October 29, 2025) and warns that failure to call immediately will result in loss of coverage, leaving the homeowner fully liable for all repair costs on major systems and appliances. The letter uses official-looking formatting, including: A “Notice Date” and “Owner’s ID” A unique “Property Code” (e.g., DTM1209440) Operating hours (Monday–Friday 9:00 a.m.–6:00 p.m. CST) Urgent phrases like “CALL TO VERIFY” and “FINAL ATTEMPT TO NOTIFY YOU” It falsely implies that maintaining the warranty is required by the mortgage lender for compliance, yet includes a small-print disclaimer: “We are not affiliated with your current mortgage holder.” When recipients call the provided toll-free number, high-pressure sales tactics are used to sell unnecessary or overpriced home warranty policies. Personal and financial information may be collected under the guise of “verifying” or “renewing” coverage.
