Description
I received a letter in the mail designed to look like an official government or mortgage notice. At the top it said “Official Business – Penalty for Private Use $300,” which is normally used only by the U.S. Government. The letter was marked “FINAL NOTICE” and claimed that my home warranty was expiring. It warned that I “may be required” by my mortgage lender to keep a warranty in place and that I would be “financially liable for repairs” if I did not act. The letter mentioned my property address and referenced “Davis Financial Services LLC,” which was my original lender but went bankrupt in 2008. Using this name made it look like the mailing was tied to my mortgage, even though that is false. The document provided no company name or return address. The only contact was a toll-free phone number (1-888-355-2808) and a policy code. The envelope was also suspicious: completely blank except for “US Postage Paid Permit No. 699, Mailed from ZIP 92799” (a bulk mail facility in Santa Ana, CA). No sender information appeared anywhere. This solicitation was clearly meant to scare homeowners into calling the number and purchasing a product they do not need. It is misleading because: It pretends to be government or lender correspondence. It claims a warranty exists when many recipients never had one. It hides the sender’s identity. It uses urgent, threatening language to pressure people into acting quickly. This is a classic example of a home warranty scam that impersonates official notices to trick consumers. Homeowners should be aware that mortgage lenders require homeowners insurance, not “home warranties,” and that legitimate businesses identify themselves clearly in all mailings.
