    I started using Elite Property Management to manage my condo in saskatoon in 2022, Since the first month I have had nothing but challenges, with them being unresponsive to emails and calls, providing incorrect financial statements, not following thorough on service requests, and generally just not providing any service. In June 2023, after having to again escalate incorrect financial statements. I was told that a new broker had taken over and that things would improved. They did not, in fact under this new broker service continued to decline so badly that in June 2024, rather than address any of the issues, the broker "allowed" me to be released from my contract. I have send many emails trying to finalize my relationship with Elite, all go unanswered. Elite is still holding a $*** retainer along with the damage deposit. They have not responded to any of my emails about when the retainer would be returned to me and when the deposit will be transferred to the new property manager.

    The agreement we signed was that they collect monthly rent for an property i own. They then take 10 percent of 900.00 rent collect and forward remaining balance to my bank account by end of month, usually this is done on the 20th of the month, first they send an account statement listing money's collect and break down of all expenses taxes ect. This month so far no statement and no money transfer. I tried calling them but no answer, I left messages but no response

    I contracted elite to manage my property in Saskatoon on June 4th 2021. In March of 2023, I sold my home with possession date of April 24th. I gave elite notice at the beggining of April once the sale had been finalized and let them know thier services would no longer be needed and/or applicable effective April 24th which was the possession date for the new owners of the house. Elite charged me 2 months of fees in lieu of 2 months notice which is fair and agreed upon based on our contract. I still had a tenant living in part of my house and the new owners of the property agreed to let this tenant stay. My real estate lawyers subsequently paid out the buyer the $1,250.00 damage deposit that the tenant had paid. I was then to recoup this money from elite. As well as the $1,250.00 deposit, I paid a $500.00 maintenance deposit that has remained on my account for the remainder of the term of my contract with elite. This should now also be released to me as the contract is no longer in force. I also received bills from ********** from service covering up to April 24th. It is etirely thier responsibility to recover ALL utilities from the tenant. So anything owed should be their responsibility. My real estate lawyers have been trying to contact elite to clarify this billing issue. Neither myself or my lawyers have heard any response from elite. I have sent a dozen emails to no avail. I have left voicemails and received no response.

    The client was informed by the rental agent in charge of their property that all funds in relation to their property would be held for up to 45 days after the last day of management as outlined in paragraph 13(a) of their contract(attached).

    It is standard procedure and has been standard procedure for all properties that when a utility bill is received in a property with split utilities such as the clients that the bill will be paid through our business account and an invoice will be sent to the tenants to collect payment. The client is aware of this and it has been explained to them multiple times that our company cannot simply reach into a tenant's bank account and extract the money for bills. The basement tenants moved out on March 31st and an estimate of the incoming utility charges were claimed on their security deposit to cover the costs of the incoming bills. The bills arrived and the amount claimed actually exceed the costs and so the excess amount was refunded to the tenant and the cost of the bills were covered, the client did not lose any money and the bills were paid for(ledger attached). The mainfloor tenants continued to reside the residence after termination so when the utility bills were sent to us by the client we immediately charged them to the tenant's ledger and sent an invoice to the tenant indicating they must remit payment to us so we can remit the money to the client.

    The client is aware of all of this and has sent a misleading and false claim against Elite in order to damage our reputation. Through out her business with Elite she was toxic and verbally abusive towards our rental agents. She refused to accept business practice or completely ignored our explanations of how property management works and how Elite must operate within the confines of the law. All monies that the client is owed will be disbursed to her on or before the 25th of April as per standard procedure and the terms of her contract.
