    A few months ago we recieved a flyer in the mail saying “we want to buy your house “ we decided to call SLG homes and Luca did a tour of our home . They asked lots of questions during this process . He asked us “why we wished to sell?” Earlier this year we had a private sale fall through 10 days before closing . It was a horrific experience and one we wanted to avoid happening again . We told Luca about what happened to us . After the walk through he asked us “how much we were looking for “ We said out number , he said his and we met in the middle . I asked him “should I have a real estate agent ?” He told me “no”. He pressured us to sign the agreement of purchase of sale and we said we needed a few days. He went over the contract and a clause stood out to me . It was a 10 day irrevocable in which they could back out . RED FLAG. So I asked “is it a possibility this could happen? And he said “has it happened yes, but on a much larger scale”. He then said “I am confident in my offer “ I asked “so we can start biding on houses since we agreed on a 45 day close and we planned on moving 5 hrs away with 2 children . He said “yea start biding”. Our lawyer also had concern about that phrase so I called Luca again and said “ before we sign is it a possibility of it not happening “ he reassured me that it wouldn’t. He calls a few days later and asks if his partner can see the house . We had Covid so I told him on Thursday that by Monday we should be fine . He said he would call me back . We then receive a text and call asking us to reduce the purchase amount 15k . He knew we already at our lowest number . 2 days later we get a call from our lawyer , turns out no deposit was ever put down with the offer . The next day they backed out of the deal . We had a real estate agent working around the clock for us up north and we were packed and ready to move . We got rid of our Reno supplies because the deal was “as is”. They had zero concern about or family. They hurt us .

    Hi *******. We are sorry to hear about your experience with the prior sale with another buyer that fell through 10 days before closing, however our company was not a party to this transaction and cannot speak to how things transpired. In terms of your experience with our company and the offer we made, we do feel that we were transparent throughout the process and did everything within reason and in our power to try to move forward with the transaction. When Luca came to the property, he presented you and your husband with the offer, however the appointment started the same way as all of ours do with the statement that a yes is great, but a no is okay too. We never pressure any homeowner into signing but provide our best offer on every appointment. In addition, time was given to review and think about the offer as it was sent and signed electronically after the in person appointment at your home. Also, your lawyer had time to review the document as you requested. As part of our process, and as explained in the offer, upon signing the agreement the offer was conditional for 10 business days. Furthermore, regarding the deposit, the agreement also stated that our company would make the deposit within 10 business days. As the offer was conditional, we were not obligated to make the deposit upon signing and more importantly not obligated to close on the property unless the condition was removed. This is a common aspect of majority of real estate transactions whether working with a private company like ourselves or selling your property on the MLS with a realtor. Throughout the process Luca never suggested or encouraged bidding on a new property prior to the removal of our condition as we would never encourage a client to purchase a new home before knowing theirs is sold firm. We are always upfront about our condition and explain that while we are very confident with our offers, we still need that approval before removing our condition. Luca and our company did everything in our power to work to bring an investor on board to provide financing so that we could remove our condition, make the deal firm and proceed with purchasing the property, making the deposit, and closing on our agreed upon closing date. Unfortunately, despite our best efforts we could not secure a financing partner. When we make an offer, our intention is to move forward with the purchase and close on the property, however in rare instances such as this one we were unable to remove that condition. It is definitely unfortunate and we do wish that we could have delivered a more desirable outcome but we honestly did try our best to move forward with the transaction, were completely transparent throughout the process and feel that we acted in good faith.
