    0 would be my best review. DO not ever sign off of the apartment until everything is fixed prior to moving in. They are harassing tenants to move out so they can up the rent and reno it. They will not put any money into your unit if you sign off. They want no legal responsibility at all, and they make sure of it. I would expect they keep the rent low and just dust off old buildings in ****** just to dump them to another buyer. If you live in one now, good luck, indirect reno evict is coming by getting you to move out. I wish a judge could hear the c*** my family is going through. City is well aware of what homestead is doing.

    We've been tenants for 4 years now. They did work on the building over the past 2 years and have now applied to the ********************* for an "above guideline increase" (AGI) so that our rent will be increased to 5.5% (3% over standard). Some tenants are considering contesting the *** for various reasons. In 4 years, we have gone through 4 property managers and 4 building superintendents. I've asked multiple times if our super was still working here and they never answered - turns out our super quit weeks earlier. Our new super contacted me about something and that's the only reason I officially know that we have a new super. As a tenant who follows the rules and pays the rent, I and others deserve a LOT more respect from this company who think that the tenants paying their salaries are children to be ignored and kept secrets from. And now I see that they're not even BBB Accredited. General maintenance of our building is good, but they fight requirements for repairs. We had a door issue (very loose so it rattles easily and noisily). Long story short, we had to come up with a temporary solution and we had to install it ourselves. The door never got fixed.

    I have been in two homestead buildings in the last ten years. Both had absolutely the best caretakers Ive ever experienced. In my experience with this company any problems are immediately attended to. The buildings were maintained very well. The rent increases were at the allowed rate under rent control. The 25 one is over but the halls, doors etc were totalled redone and it looks good. This was not maintenance related so they were allowed to ask for some additional rent to cover there costs. This has been my experience with Homestead but quite a number of tenants have been in the building for many years especially seniors. I feel Homestead is a reputable landlord

    Their older apartments look nothing like that on the websites. There is no gym as posted and they started to charge visitors to park. It takes 15 PLUS minutes to get hot water if you are on an upper level. They are all about raising the rents above what is required and apply for special permission to do so. They do not act quickly when an issue arises. They superintendents have harassed tenants and when numerous complaints are filed the finally shift them to another building to make them those tenants problems. My mother was grandfathered in to the free parking but was harassed and made to sign an agreement after they threatened to take her to court. A typical example of greedy corporations.

    Well they like to treat the people here like idiots, they love to lie about ******** and are quick to lie and blame without proof like today october 23rd 2024 4pm said our apartment smelled like **** yet the smell on the 22nd was the same smell today that was right by the garbage chute, i suggest ya get some new management cause the management here is completely a** dont come to 1140/1150/1170 ****** ave apartments unless ya wanted to be treated horridly by these rotten b****** in office.

    We have been without hot water since last night. Called the office, the manager is not here today, and the fill-in guy had no idea there was no hot water. Two and a half hours after speaking to him we still have no hot water. Long gone are the days when Homestead gave two ***** about its tenants. Since the new management regime has come into effect it has been a steady decline in satisfaction.

    I have lived in Homestead apartment for over ************************************************************************ Initially the staff and management did repairs almost immediately and concerns were addressed. Now: Homestead had their team deal with bed bugs in many units in the building(mine included). They came in assessed and said I was all clear. I watched their assessment and was not satisfied. I hired my own guy who, 2 days later found bugs on my head board and in the bed frame. I spent close to $4000 to have the bugs taken care of properly. Before this, I had wet spots on the corner of an exterior wall. The carpet directly below pulled back and black mold was showing. I showed to the repair guy in the building," Oh that's just dirt. I had to hire bi law to come in to get taken care of properly. I have some physical challenges with one arm. My parking spot is on lower level and the doors entering the building from that level have accessible door buttons. They were not working for over 3 months, and the building would not repair them. They said things like parts on back order or something. I NEEDED that to be working ignorer to function in the building. Again I had to call *****. They came in assessed and id what ever it was they did and 3 days later the door openers were fixed. Now I have mold, reoccurring mold in my apartment and they will not repair even though I have requested several times. The onsite staff do what they can but management is s***** Apparently I heard bonuses being handed out if staff keep repairs below certain dollar amount. Terrible management and staff do the best they can.

    ***************** inept onsite staff. Cockroaches are only one of the problems, flooding in the laundry since March 2021 has not been fixed, flooding in the garage whenever it rains, the foundation walls of 2 levels of the garage are disintegrating. Recently the company has created a portal for residents to access with work requests, rent payments etc, but it's impossible to register. **************** does not answer calls and does not return messages. They are quick to raise your rent and apply for AGI's with phony expenses, mostly cosmetic in nature, but the real issues are not getting addressed.
