    I am sorry to hear that you feel you did not receive better
    service from us.  


    On April 9, 2025
    we received a request to issue you a payout statement and on April 10, 2025 we
    fulfilled that request.  Prior to that
    request we had not heard from you.  I am sorry your payout amount was not what you expected,
    however you were sent a Mortgage Loan Renewal Disclosure Statement on January
    23 , 2025 which set out your renewal terms and rates for the April 1, 2025
    renewal.  The fixed interest rate for your renewal was 10.75% and your Annual
    Percentile Rate was 14.47% so I am not sure where the 33% rate you reference is
    from.  In addition, you applied for and received a Closed mortgage – which
    has penalties if you repay prior or after the mortgage repayment due date.  This
    information and the amount was also disclosed on the Mortgage Renewal
    Disclosure Statement.


    On the Mortgage Renewal Disclosure Statement we encourage
    borrowers to contact us in advance of the renewal date to inquire about
    alternatives.  As your renewal was set
    for April 1 2025 and there was no communication from you between the notice sent
    to you on January 23, 2025 and April 1, 2025, we processed to your renew at that
    time with the terms offered.  There were no questions until your Broker
    inquired after your renewal date.  We indicated the prepayment fee
    and renewal fee would be waived or refunded if the mortgage was repaid within our
    standard grace period.  Your mortgage was not repaid within the grace
    period and we have not received any additional follow up or communication at
    this time or a request to extend the grace period.


    We do apologize for the misunderstanding, however all the
    fees and terms were outlined and delivered to you with sufficient time to
    communicate with us if you were paying out or requested a change to the product
    terms.

    Worked with Broker who connected me to Prompt was approved to receive the funds ($100,000.) I was I instructed that in order to receive the mortgage I would have to provide my online banking password as they use ***** a third party to transfer funds.
    I backed away.A total waste of my time.

Information is safely secured and not shared with any other parties. We are sorry you were not comfortable and your Broker was unable to provide these security details to you in order to proceed.
