    In September 2024 I hired Amorim Concrete and Contracting for a concrete job that included a double driveway (including city boulevard), walkway, and front steps. The total cost of the job was $7800 (I paid half the amount by cheque and half in cash).

    There were issues with the job from the beginning.

    First, I asked for the concrete to be a dark grey colour to match my porch for which I paid $400 extra. The colour is a light grey and not what I paid for. When I brought it up I was dismissed.

    Second, I asked and paid for two concrete front steps (precast) and instead they poured the steps. Again, I told him that it is not what we agreed on but was told I would need to pay more. Any concerns I had he dismissed. I made a mistake that not everything was in writing and we agreed on things verbally.

    Now, the majority of the concrete job is spalling (peeling and flaking). It looks awful.

    In the last several months I have contacted Amorim Concrete few times regarding the spalling but was told there is nothing he can do.

    The owner refuses to take responsibility for the peeling and flaking. At first he said this happened because of winter salt. Now he says that the problem is with the concrete powder mix and that the mix is regulated by the government so it is not his fault. If that was the case then there would be lots of other peeling and flaking concrete driveways.

    I have seen work that Amorim Concrete has completed in the last few years and none of it looks like mine. I have a friend who had his driveway done within two months of mine (by Amorim Concrete) and he does not have the same problem. None of my neighbours or friends who have concrete driveways have this problem.

    We are sorry to hear that Ms. ***** is unhappy with her project and appreciate the chance to respond.

    Amorim Concrete and Contracting completed the work in September 2024, which included the double driveway, city boulevard, walkway, and front steps. Before work began, we presented our standard written contract outlining the scope of work, materials, and warranty terms. Ms. ***** chose not to sign the contract, but we proceeded with the project in good faith based on our verbal discussions.

    Contract clearly states “concrete spalling(peeling/flaking) or cracking not warranted” or other surface deterioration, as these can occur due to environmental factors such as freeze-thaw cycles, de-icing salts, and weather exposure. These conditions are beyond the control of any concrete contractor.

    Regarding the concrete colour, the mix was prepared to match the requested shade, but natural variations can occur due to curing conditions and raw materials.

    For the front steps the project scope discussed and agreed upon included poured-in-place steps. No agreement to provide precast steps was made. The poured steps were completed to building code and in keeping with the overall project design.   

    We take pride in our work and always strive to meet customer expectations. While the issues described are not covered under our standard warranty, we remain open to discussing possible maintenance recommendations to help preserve the finished surface.

    I am rejecting this response because:

    I do not agree with the response provided by Amorim Concrete. 
    At no time did I refuse to sign the contract. That is absolutely false. We discussed things verbally and he never presented me with a contract that I refused to sign. 

    We discussed things verbally. When I asked for a darker stain I was told I had to pay extra and I did, $400. However, I was left with a light grey. Same colour that is included in the base price. 

    Also, my friend had work done by Amorim Concrete couple months before me and nowhere does in their contract state that spalling is not part of the warranty. The contract that was submitted to BBB as my contract has this clause included. Does this mean that some concrete work comes with spalling warranty and some doesn’t? 

    I would just like my concrete fixed.

    We appreciate the opportunity to provide clarification in response to Ms. *****’s statement.
    1.Contract Presentation
    We respectfully disagree with Ms. *****’s assertion that no contract was presented to her. We have verifiable email proof that the contract was sent directly to her and accessed. Despite receiving and reviewing the document, Ms. ***** chose not to sign. Our company policy is to provide every customer with the same written contract before work begins. This ensures fairness, transparency, and consistency across all projects.
    2.Warranty on Cracks and Spalling
    Amorim Concrete’s contracts clearly state that we do not provide warranty on cracks or spalling. This clause is included in every customer contract without exception. No job is treated differently in this regard, and we have never offered a separate spalling warranty to any client. The contract submitted to BBB is the same version we use with all of our customers.
    3.Colour of Stain
    Ms. ***** requested a darker stain and paid an additional fee. The product was applied in line with her request. We have the ticket for concrete company showing the colour was added. However, as explained colour variation in concrete is influenced by factors such as base mix, weather, and curing conditions. These variables are outside of our control and are an industry-wide reality.
    4.Resolution
    We stand by the fact that the work performed was in accordance with the contract provided. We also attempted to explain these details to Ms. ***** directly and offered to discuss options for improving the appearance. However, as cracks and spalling are not covered under warranty, and as colour variations are not guaranteed, we are unable to redo or refund this job.

    Amorim Concrete values all of our customers and remains committed to transparency and quality workmanship.
