    Poor Communication and Unfair Handling by Rancho Management Services (******* *****)
    I am writing this review based on my personal experience with Rancho Management, specifically dealing with Senior Strata Agent ******* *****, in handling a visitor parking infraction at Moda Strata (**** *** ******).
    Lack of Acknowledgement or Interim Contact:
    On April 24, 2025, I received a Notice of Infraction for a guest’s vehicle overstaying in visitor parking. I replied promptly (on April 25, 2025), apologized, and asked for guidance. Despite multiple follow-up emails, ******* ***** never acknowledged receipt or offered any interim communication (phone call or meeting) for over a month.
    During this period, there was no courtesy warning or reminder that could have allowed me to correct the issue early.
    Delayed Decision and Heavy-Handed Fine:
    After more than a month of silence, I received a “Notice of Decision” imposing the maximum $200 fine without any prior discussion or warning. For a first-time, unintentional overstay, this felt disproportionately punitive.
    There was no explanation of why the Council waited so long, nor any transparency around how the decision was reached.
    Unresponsive Representative:
    My agent emailed again ******* ***** seeking clarification or the chance to discuss mitigation, but received no reply until after the fine was already imposed. This unresponsiveness undermined any trust in the process.
    No Opportunity to Rectify Before Fine:
    Had there been a simple phone call or concierge alert on the day of the overstay, I would have moved the vehicle immediately and avoided any penalty. Instead, the process was entirely reactive and impersonal.
    Impact & Recommendation:
    The lack of timely communication and immediate imposition of the full fine gave the impression that Rancho Management (and ******* *****) prioritize strict enforcement over fair, community-focused resolution.

    Rancho Management group is a terrible condo mgmt company. Polygon hired them when our building was new so we couldn't get rid of them for a year. They stole from our strata account. Didn't pay service contractors. Wouldn't show us the building books. We found out after we fired them and our new mgmt company took over how bad things were and how much $ Rancho stole. Please do your due diligence before even interviewing Rancho Management Services.

    I've sent many emails that have gone un-responded to in regards to Rancho not sending me any updates to a rental condo that I own. They have 2 incorrect pieces of info in my online dashboard, and I'm not able to update them myself, and most importantly - they haven't sent me any email updates on my condo in regards to upcoming special levies, updates (there was a fire and a flood in the building that I was unaware of), strata minutes, etc. 0/5 stars.

    Wish I could just attach an image of my text thread with the building manager at ***************************in Burnaby. The most unprofessional person I may have ever dealt with in my life. He takes an easy job and makes it the problem of every person in his building who isnt a strata member, and when I complain to rancho they tell me something along the lines of theyre not responsible for him. Like this is your employee?? As far as I can tell an entire company full of people scared to to do any work whatsoever. Company needs to get a grip, but it wont happen bc as far as I can see stratas will continue to be happy with cheap yes men.

    The tenant is upset that he got an infraction letter from the Strata Corporation for improper balcony storage and for noise complaint. The tenant had gotten quite a few of noise complaints over the years from different units, so he is upset when the Building Manager messaged him. The Landlord is aware of the issues and had reached out to us for assistance before.

    Right, so as I've done time and again on the only comment you're willing to make on somebody not liking how you deal with them, a pure and total deflection, I will take accountability for making too much noise in the past. Hopefully moving past that now that I've for the umpteenth time admitted I was wrong in that circumstance, I return again to your attitude and total disregard for a long term tenant in your building. Wether or not the landlord wants me in the unit is legally none of your concern. In general this is yet another showing of you being unwilling to accept responsibility for the ways you've treated a building resident, choosing instead to deflect a review of you, onto the same inconsequential points. I think this basically demonstrates the entire problematic attitude in general, this building management is only concerned about appeasing those it deems important, and is willing to bully and harass those it deems less important (read non owners then non strata members in that order) to scare them into ignoring their rights and complying. As you can see here this is the feeble effort they can put forward when someone exercises their right to opinion. I have included below an image link to show how you as a tenant can expect to be treated by this management when expressing legitimate concerns. Furthermore Its little wonder why you have such a long list of 1 star reviews and are a non accredited company when you just broke almost every single rule BBB has for responding to a negative review. Your absolute hubris and complete lack of knowledge for scope of position and duties that have been clearly laid out by your very organization is eye opening, I look forward to hearing back from the strata about the information I have sent them about you, now including this. I also find it interesting the last conversation we had was about removing a legal piece on my balcony, which when I brought up you started *********** me with ******* fines, but since I explained to you your own strata bylaws that has been completely dropped and the only thing youre interested in discussing is a past noise complaint. Again I stand behind the 1 star as you have refused to address even a single piece of any of these infringements youve committed, instead electing to, as always, ****** incoherently about an issue already dealt with. Absolutely stunning behaviour. ***************************

    Owners be very aware!! Terrible service. I had Rancho manage a rental property. The agent is Mr. Alex Axxxxxxx. I have had a terrible experience with him. He simply freely took unilateral decisions to withhold rental payments to me without any contractual or legal basis. During second last month of the term, Mr. A. unilaterally decided to withhold the rental income to me, without even informing me or any explanation. The only thing that I received was a routine monthly statement which made no sense at all. It does not have any item for withholding, and only had information about the regular rental amount, their management fee, and then, a "zero" in the payment space. When I found about the maths did not add up, I asked Mr. A on that. He responded by saying the withholding was for "moving out expenses and security deposit." When I asked for the basis of withholding, he was not able to provide any. I explained that he had no right to withhold. Then the company agreed and promised in writing to pay that amount and the rental for the following month. Then suddenly the following month in complete reversal, Mr. A. informed me that "according to their procedure", they will "be withholding all funds for 3 months for possible invoices." He did not provide any details of his so called "procedure" for support. And he is fully aware that there is no such "invoice" pending. However, he somehow still thought it is OK for him to be difficult and to unilaterally withhold all funds that he can put his hands on (2 months rental)!! Instead of being "an agent for the owners" as his signature says, Mr. Alex A felt at liberty to boss owners around and consistently took unilateral actions to withhold payment without basis. His two colleagues were copied on the email communication, but no action by the company has been taken so far. I strongly encourage everyone to read online reviews of Rancho and Mr. A before deciding to with them!!

    Yea same story manager is extreamy unprofesional.. I stupidly purchaced a house under ranchero management and I dont even want to live here anymore. I have been trying to resolve a issue for 5 months and they basicly told me it's unfair to make anyone els deal with the problem so you will have to put up with it...... I have emails saved. We are looking into lawyers stay the * away from anything to do with this company. You're sanity is at stake.

    This company consists of a bunch of employees with little to no professionalism and are completely understaffed. You cant ever get a hold of them and it seems that all they do is post notices and issue fines. Their ability to rectify conflicts or issues is almost 0. If youre thinking about acquiring a property management company I urge you to look somewhere else

    Horrible service,I had to pay my move out fee recently and i talked to the reception that i have no furniture and i dont need to book the elevator for my moving out fee.They first lied and said that the elevator was already booked by my landlord ( which wasnt) after i checked i went there again with landlord telling them that i dont need the elevator.The receptionist name ****** tried to ask me that i moved my mattress in the elevator( the mattress was fully compress and it was a size of a luggage. All my furniture that i had was sold one by one and it was mostly tiny things that were folded dissembled for ease to move around and not to make the inconvenience to other residents.Nevertheless, when i was in the reception with the landlord they threatened me that if i dont pay $200 i will be charged $400 after i leave.Usually ** by laws move out fee should be $15 to 3% the monthly rent fee any extra charges are related to booking the elevator and also deposits for any damages/repairs done to the facilities during my move out ( and its also refundable if no damaged occurred for deposit).The other receptionist named gupi was also there and he also read the ** by laws and i felt sad when i looked at gaurav smiling and laughing at me at my face mandating me to pay $200 ($100 extra without explanation for the reason why)I heard from many people that this rancho management do this frequently and their very picky and many landlords had to deal with them.The location im referring to is the 131 *************** in Downtown ********* regarding the Spectrum Towers.I will kindly ask for justice regarding that unfairness of service.. regarding not telling why ** getting charged more and getting laughed on at my face by ****** (the receptionist) i felt really sad and very frustrated and i dont wish this to anyone else.

    Poor management for our condo because refuses to bring back the annual general meeting on site. *** does not want to hear our concerns with the maintenance of the buildings. *** doesn't return phone calls.
