All owner must follow the ****************** bylaws that are set forth by the General Membership, enforced by the ************** members.       I have had nothing but problems as a renter renting a townhouse and dealing with this company. Items flagged for immediate repair in the move in inspection (such as the front door lock being broken) were not fixed a year later. The company rarely responded to my emails. On numerous occasions repairmen and technicians showed up at my door to complete inspection scheduled by the Strata but I was never informed. When I was looking for a new place because they informed me the owners were moving back in, they nearly cost me my current place. Their employee didn't understand what a reference was and was telling my prospective landlord I would be giving my own reference and proceeded to argue with him???The last straw is today, after moving out, handing back my keys and completing the inspection last week, they have taken rent out of my bank account in error. I have been told I will have to wait 4 days to get my money back as they have to ensure it clears my account! It's their error!

      Please note that Quay Pacific cannot approve repairs to the rental property, only the owner. We cannot spend the owner's funds if they do not approve it. That's against the Law. Regarding the funds that left their account. Please note that all tenants should always cancel the *** with their Bank once they move. Quay Pacific put in the cancel request, but it wasn't processed correctly. Human error happens sometimes. **** did everything we could to have the funds wired back to you ASAP. Thank you for being so understanding.

      I have been a landlord myself, it doesn't take a year to obtain the funds from the owners to fix a front door lock that doesn't work. Especially as it is noted in writing on the move in inspection. I was never informed that I would have to cancel anything with my bank and i would hazzard a guess that an average person would not know nor expect that this was required. I have ended my tenancy, I would not expect Quay Pacific to take an additional $3000 out of my account for a property I no longer rent.I fully acknowledge human error happens but I would expect it to be rectified immediately. In this case I have not received my money back and have been told I have to wait 4 days so that Quay Pacific can mitigate their risk at my expense. This error has cost me overdraft fees and has impacted my ability to pay anything out of my account. Normally this would not be an issue but paying out damage deposits, paying for movers and carpet cleaning has stretched me. Quay Pacific's error has cost me financially and instead of apologizing, fixing the issue immediately and taking responsibility, the company continues to defend and deflect.

      Our AGM was held recently. Not only did our manager not understand the new laws for renters he told owners that they could nominate themselves for strata council. Two of the previous strata council members IMMEDIATELY voted for themselves (one has been on for 7 years due to making up the proxy form themselves... whereby voting for council was left up to the strata council members who held numerous proxies which I believe is totally ******l.) (This year I insisted that the strata property act proxy form be used and Quay Pacific had no choice but to use it. When owners complained at the meeting that the normal way voting takes place in our building is for OWNERS to nominate who they would like to see on council. Our manager then changed the voting procedure to the way all owner wanted it. Meanwhile the two who voted for themselves were not disqualified but once again got on council. It was like it was prearranged between the two council members and manager. Not right IMO.

      Please note, as per the **** ** (Strata Property Act, **), Quay Pacific always follows the same rules regarding elections of officers and concerning Owners/Renters. Owners may appoint Renaters to be on the Council, but the owner must approve this directly. A maximum of 7 Council members can be on the Council at any time.
