when I had an eviction (due to their weak screening process that could have been avoided accepting a single mom with weak credit and I was never in the loop) they did nothing to recoup costs - no debt collector, no court filing . The manager will often be out of town , with another client , vacation you name it and take over a week to call you back or not call you at all. When they rent it out they will not go over the credit history or background of your prospective tenant and will go ahead and rent it out with you in the dark. When my house was moved out I changed management company and another $300 in cleaning had to be done as wall stickers , dirty appliances remained despite using damage deposit from my prior tenant. I find the standard for a move in (where I pay) vs the standard of a move out (tenant pays) for cleaning were very different resulting in me being out money to clean a property for dirt and grime after a move out - out of my pocket . I left with an experience that my business wasnt valued and that the staff experience level was low (vikram) . Despite retested emails and phone calls they never filed collections with the evicted tenants or any follow up. Was our rent as per lease as well as damages.Business Response

The tenant in question paid rent consistently from October 2020 to August 2021. It was in the final two months of the lease that issues arose, including a missed rent payment and the tenant abandoning the property. This was difficult to predict, especially considering that when they applied, they applied jointly with a husband, and both of their credit scores were around 700. At the time of screening, all indicators indicated them as strong rental candidates. It appears there was a change in their circumstances later in the tenancy, which unfortunately is outside of our control despite a thorough application process.
In terms of tenant approval, as part of our full-service approach, it is standard practice for Power Properties to approve applicants based on our screening process without requiring owner involvement. This allows us to secure quality tenants quickly and efficiently, minimizing vacancy for our clients.
Regarding collections, the outstanding balance owed by the tenant was sent to collections after the tenancy ended.
You also mentioned communication issues during this time, specifically with Vikram. I reviewed the correspondence history and agree there was a breakdown in communication. Please know that Vikram is no longer with Power Properties, and we have since made significant improvements to our client communication processes to prevent issues like this from happening again.Customer Answer

I am rejecting this response because:
for the collections I asked repeatedly for confirmation collections was filed. You gave no case number or contact or amount. What proof do I have a claim was filed?also you did not address the additional cleaning that was done on the property to put it in a rent ready condition and leaving my property in not rentable state despite having a damage deposit from tenant. I was not compensated in anyway despite pointing this out and just got radio silence which is the power properties way.
as for your screening process it somehow accepted someone without income backed by a dad who did not live in the property. For such screening to not involved landlords to get better results is shocking when we didnt even get a year of rent. This is a canned answer not back by results. You provide no data to backup what you said and its clear you do this for speed not for tenant quality.
The risk was all over the report when you took them on without any engagement with me renting out my family home. You rented it with the same care your family employee gave in his responses.
pleasure provide details of the filing for collectors - amount claims , collector so I can follow up . No collection detail was provided. And it took this BBB filing to get any response.
I would like to see a partial refund of the fees power took as you did not provide the service level you advertised. If I see a particular refund for my loss and correspondence to the collections claim period I can drop my compliant.

After reviewing your file from 2021, I agree that the level of service you received didnt meet our standard, particularly in how we communicated during a stressful situation. Thats why *** decided to refund the $3,100 in management fees you paid. Ill follow up shortly by email to arrange payment.
On the cleaning issue, the tenant unfortunately left without cleaning, and her damage deposit had to be used toward unpaid rent. I understand this left you covering the cleaning costs out of pocket, which understandably added to your frustration.
Regarding screening, both applicants were self-employed and confirmed their income with bank statements. Their credit scores were strong, and based on the information available, they met our criteria at the time. Our process has since continued to improve, and recently weve maintained a rent collection rate of over 97%. We do make decisions independently as part of our full-service approach, and we communicate that with our new clients.
Lastly, I followed up with our collections partner and confirmed that the tenant was not sent to collections as originally intended. We didnt follow through as we should have, and I apologize for that, as well as for not verifying this before our initial response. We still have time to file the claim and are happy to do so now if youd like. If you choose to proceed, well provide all supporting documentation and follow-up details.

Dear Better Business Bureau (BBB), I am writing to address significant issues with Power Properties, my property management company. On January 1, 2025, my tenant vacated without notice. I informed Power Properties immediately, but they have failed to collect rent owed for January to August 2025 (6 months). - No-Notice Departure: Power Properties claims the tenant gave notice, but the letter arrived after departure. - Uncollected Rent: $1,795/month for 5 months ($8,975 total) remains unpaid. - Inaction: Despite my demands, they have not recovered the rent or communicated a plan. I chose Power Properties based on their accolades, but their performance has been poor. I request BBB intervention to: 1. Recover $8,975 in unpaid rent. 2.
