BBB Metro NY Warning: Mortgage modification company took homeowner payments and allegedly kept funds

Consumers report that a New York-based mortgage modification company is accepting money from homeowners but not actually applying their payments toward their mortgages. BBB® Serving Metro New York alerts consumers about American Home Solutions (AHS), allegedly accepting money from financially distressed consumers and failing to apply mortgage payments for their residential home loans.

Consumers are telling BBB about the problems they experience after working with AHS regarding their mortgage payments. These consumers say that because they were facing financial difficulty, they reportedly sought assistance from AHS about loan modifications. Many consumers claim AHS representatives told them to send payments to begin the loan modification process. Still, several consumers later found that the money submitted - from $1,000 to $12,000 - had not been applied to their mortgages.

These consumers have further claimed that the delay in the payments exacerbated some of their financial hardships, and a few consumers have even said that because of the problems caused by AHS' alleged failure to take action on their part, their homes either have a lien against them or have been foreclosed upon.

Consumers also say that they have been unsuccessful in contacting anyone at AHS to address their issues, specifically getting the money back from the payments made to AHS but reportedly not applying to the mortgage loans.

American Home Solutions currently has an F rating with BBB. Seven consumer complaints have been filed against it in the last 12 months, six of which have not received a response.

BBB has received complaints on American Home Solutions from consumers residing in the following states: Florida, Indiana, Louisiana, New Mexico, Ohio, and Washington. AHS lists an address in Midtown Manhattan in New York City. According to their website, they began operating in 2020.
