    We would like to have our patio fixed per the warranty on our new townhome. We have filled out necessary forms with the builder, with the promise of a response over a month ago. Each time we try to reach their warranty dept. with email an auto response is generated and never here anything else. The concrete work in our neighborhood is some of the worst we have ever seen. Cracks and breakage everywhere. This is a new subdivision. Our patio is separating from our building and will continue to sink. Soil preparation is not adequately preformed before concrete is poured. Our patio was poured on top of a mound of loose soil.

    Our Morningside condo has no water barrier behind the tile in the master bathroom. The tile is set directly on regular sheet rock. It is leaking through the ceiling to the room below. We got a contractor in to bid on the repair and he says it will have to be completely torn out and replaced for $7,000 to $10,000. We thought Landmark was a good company when we bought from them, not so much now.

Our records indicate that our Warranty Manager has been in active communication with you since this was reported 3 days ago. We understand the importance of addressing these concerns promptly, especially given the potential impact on your property.Regarding the warranty, we acknowledge that the issue has arisen outside the standard warranty period which for this property ended 4 years ago. We care deeply about the buyer experience and want to do what we can to assist. Therefore, as we have been communicating with you, we have arranged for a contractor to assess the situation at your property, despite the elapsed warranty period.Your feedback about the absence of a water barrier behind the bathroom tiles is concerning but unlikely do to the time it took for this issue to present itself. Additionally the only way to tell if a water barrier is missing it to remove the tiles and per our images that is not the case. Our initial review of the images suggests that regular maintenance, particularly the annual re-caulking, might not have been performed, which is crucial for the longevity of such installations. Additionally, while the absence of a water barrier cannot be confirmed without removing the tiles, we encourage getting a second opinion to explore all potential solutions and their costs.We understand the financial implications of the repairs quoted by your contractor. Rest assured, we will continue to communicate with you throughout this process. Our aim is to ensure you have all the necessary support and information, even though the warranty period has lapsed.Your trust in Landmark is of utmost importance to us.
