    They are absolutely horrible and unprofessional. I plan on taking other actions as well. They did not honor agreement from previous place when they took over and on top of it they lie about everything. I missed time from work to take them paperwork regarding me not being safe in my apartment. I had to deal with them for 3months. They lied saying I never dropped it off, which I did drop off. On top of it they claimed damages when I left yet there were none and they never notified me of this at all. I only found out about it 4 years later. And the lady you deal with my first time meeting her she was very rude/negative about tenants. They are overpriced to live in a city that's not clean as well. I also found out they kicked everyone out of there homes too. They really care about one thing and that's taking your money. Your safety is not important. And they lie so they can get more. I'm not sure what school they went to, but obviously it was one that taught very deceptive/illegal practices. I also have found you can't really leave them a review either. Hmmm....never experienced that with a place I've rent before and NEVER have had any issues other than with them.

    The tenant, ***** ***********, was a resident at *******************************************************************************************************. She had originally signed a lease with Southern Management Rentals. On 4/1/22 our company took over management of the ********************* where, ************************************** is located. The lease for all tenants transferred to our offices. Ownership of the complex also changed on the same date. Leases transfer with ownership so ****** original lease was transferred to our office and was still in effect. ***** was listed on the lease with ****** ******. Shortly after we took over management, it was brought to our attention that ****** (as noted on page 1 of the lease) was not to be on the lease. We did not receive any information from **************** that he was removed so we contacted them about that. Email correspondence from Southern about ****** ****** vacating was sent to us but neither party signed a legal addendum to remove a leaseholder, which is required. They did not have a lease addendum done as they should have to amend the original lease, so we did get both parties to sign off to remove ****** officially from the lease. The proper way to remove a party from the lease is by doing an addendum especially with a security deposit involved. ******** also confirmed they had changed the locks 1/6/22 but did not have any documents about any security issues with the parties living in the home.***** did not provide a *** or any legal documents to our office at ANY time to show there was a threat to her from anyone. I want to make this clear. She had brought up numerous times about a *** but upon request did not provide any documents of proof. If we are going to excuse someone from their legal contract, we are required to have legal proof of a ***. We also checked our legal outlets who also could not locate proof of a filed ***. Otherwise, the party was removed from the lease and locks were changed. We were not aware of any threat to her at the property at any time. The police never contacted our office. ****** ****** cooperated with getting his name removed from the lease and after his name was removed, ***** did not contact us again about the situation until we received her notice to vacate. ***** provided her notice to vacate via email. Per Ilonas lease agreement, see Exhibit A, page 1, #8 A, she is required to provide a 60 day notice to vacate for her apartment at *********************************************************. Her legal contract does state the notice that is required to end her lease. At the time she provided her notice to vacate, she gave only a 30 day notice to vacate. We notified her she was required to provide a 60 day notice to vacate, This email chain shows we emailed her after she provided notice to let her know 60 days was required per her lease. We also went onto explain what was required for payments, that we needed a forwarding address, items she could do to prep for her move and required cleaning. We informed her, July 13, 2022 would be her lease end date, per her lease requirements of 60 days notice. We did not get a reply from ***** after this email was sent.***** did not pay her June rent as required and we contacted her about payment. See Exhibit G. ***** went on to talk about *** paperwork she said she dropped off but absolutely DID NOT. We take *** cases seriously and if she would have provided proper information we would have reviewed it. We made it clear to her what her legal obligations were for paying rent and providing proper notice to our office. Again, ****** was removed from the lease and locks were changed in Jan 2022 per the previous management company. 1 of 2 On July 11, 2022, We had not heard from the tenant and we reached out to the tenant via text. See ************** to unpaid rent and no keys returned. Her keys were due to us 7/13/22 but when rent is unpaid, we usually continue to keep contact when a tenant is planning on vacating. If a tenant is not vacating we would file a Landlord tenant complaint with the District Magistrates office but when a tenant is close to vacating we will work to get keys returned vs. additional expenses to file in court. We were at the point of filing on her because she had not paid nor turned in keys. ***** did confirm she had vacated the property and left the keys in the apartment. The apartment was checked and no keys were found. See Exhibit I. We do a key return form for all keys so we have a record of what was returned and when. We did not charge her for lock changes but could have since she did not leave any keys and did not return them to our office. An inspection of the apartment was done by our maintenance staff on 7/19/22. See ********************** shows notes of issues throughout the apartment. We also have a picture file I can share if you wish. After the inspection, we then closed out Ilonas account. See Exhibit K. The letter shows a balance of rent due for June, along with the late fee. A balance of rent due for July, along with a late fee. You will also see the charges for the inspection cleaning items and also the electric which was off in the apartment starting on 6/21/22. ***** did not provide a forwarding address to our office. The letter was sent to her last known address at *************************************************************. If she had mail forwarding set up it could have forwarded to her new location. She did not pay her balance and her account was placed for collections with ****** ******** in an attempt to collect the debt she owes to the owner of the property for unpaid rents and damages.Exhibit L will show our property managers notes posted in our system on these matters.Please let me know if you need more details or information on this situation. ***** owes the balance based on her lease requirements for notice to vacate, she did not provide us keys or verification of vacating when she did leave, she had the electric off when it was required to be on in her name per her lease, and she left the apartment with multiple items to be cleaned and addressed. She recently just paid the debt she owed to us to the collections agency she was placed with for the balance she owed.     If there was a 0 they would get it from me. 1- I saw that they require 650 minimum score or a co-signer. I knew my score may be a bit under but I saw they accept co-signers. They didn't indicate anything about what they would tell me after they took my $100 application fee for an apartment they already granted approval to someone else for and didn't process my credit report until after my son submitted his app too (the extra $50). When she called to tell me it wasn't available, I asked why they still listed it as such (not pending or call for more info, etc)... she said they had a responsibility to the owners of the units...clearly they don't have a responsibility to prospective tenants to be clear or honest about their requirements and it isn't only me that has taken issue.2- My credit issues were from 5-6 years ago while going through a divorce and were never mortgage or rent related. My rental history is excellent... not only paying on time but early as well.3- When I received the call back I was informed that not only would I not qualify for any of their properties (as in addition to the credit score requirement there is also a limit of 2 negative items on your report forever). I'm not 20 years old... I'm 50. I inquired about a co-signer and was told they wouldn't consider it... even though I clear $7326 a month after taxes. I have no negative items on my credit for over 4 years, not a late payment, nothing. This property clearly wants money... I received a copy of the report. It reflects that I have no criminal history, neither does my son; that I have no issues for several years and they were never housing related. In fact, my current and previous landlords would confirm I not only paid on time, but paid early. No damages ever! My current landlord wants me to stay but I need to relocated due to health reasons. Save yourself the hassle and money... read the reviews as I should have before applying..

    ******* applied on line. We have no control of what order applications come in on line. We process them in order and if the property the person applied for is taken by a previous applicant we do offer our other properties to applicants. I reviewed ********* file and credit report. She did not have a 650 or higher score and did in deed have 9 negative items listed on her credit report. She did not qualify on her own. The other applicant did not qualify on their own either. No cosigner applied. We do require 650 or higher with no negative items. These applicants did not qualify for the credit part of our screening process. We are up front about our qualifications and very clear on how we screen applicants for approval.

    ********. Just want your money. Do NOT waste your time. They are slum lords. They dont like to properly fix anything, buildings are filthy in and out. Just downright disgusting. 0 stars. Dont recommend.

    This complaint is from a person who was not a leaseholder but an occupant on another persons lease. The resident and this person (occupant) were given notice to vacate by the owner. She is not happy they had to leave and is deciding to write bad things about our company to be a negative person. We have a cleaning person who cleans the building common areas bi-weekly and we have on staff maintenance that responds within ***** on all work orders and emergencies the same day. Her claims are absolutely ridiculous. This person was in the apartment when our company took over so we did not place the tenant this person lived with. They were not happy because we actually hold people accountable for their actions and make the building a better place to live.

    Had a horrible experience with this company. My credit is not the greatest due to being homeless as a young teenager and putting myself through nursing school but I have 7 years of never missing a single rent payment. My wife and I have a combined income of $97,000 a year. I currently pay $1,600 in rent and the predix property I applied for is $200 a month cheaper. On the application it says a credit score of 650 but Credit scores under 650 will be considered on a case by case basis mine was only 9 points short. We were told over the phone that the rule was always 650 and when asked if there was anything we could do and she said no. She didnt even make it an option to have a co-signer which is also on their website as an option. Weve never been denied anywhere, and no one has ever been so rude to us while trying to find a place to live. Weve made our credit score very clear to every place weve applied to after and all of them have been confused as why anyone would deny us with such good rental history and high income. I couldnt have been denied because they thought we wouldnt pay our rent, so clearly there was personal reason.

    I reviewed the application for ****** and her wife. ******'s score was 10 points below the required score with 2 negative items and a large amount of debt. Her wife was 19 point below qualifications. We are clear with our requirements and if the scores are below 650, the owner can review the reports for review. Negative items and large amounts of debt are not accepted. BOTH parties had below the 650 qualifying score. Applicants have to review the terms and conditions to do the application which they agree they are paying the fees and the requirements are printed. There is a risk if you do not meet the qualifications that you can be denied. It is not personal, it is a business decision we make based on facts of credit, ******************* If a person has negative items on their credit and high debt they do not show us responsibility with handling financial situations and that is taken into consideration when we and the owner review the file for approval.

    Predix was good until a new person came in to manage our property. She has nickel and dined us every chance she gets. They rented out our apartment and still charged us the last months rent. My fault was also that I signed for 2 key FOBs in anticipation of actually receiving them. Now they cannot tell us the serial numbers they assigned to us since we never actually received them. I would have loved to write a good review but I would like people to be warned it’s only about money with Janea. Also note they are not BBB certified.

    Predix Property Management has reviewed Misty S********* review. This is a response to her concerns. We have every tenant sign for the keys, door fobs, remotes etc, they receive from our office the day the move into their apartment/home. We only have tenants sign for the items they receive that day. We do NOT have anyone sign for items they do not receive. If we provide items to them at a later date, we have them sign a new form on that date. This is our company policy. I personally prepared the items for Misty's key pick up and wrote up the form. Misty Shoemaker signed for 2 door fobs, 2 apartment keys, and 2 gate remotes on 9/13/21 when she moved in. When the tenant returned their keys upon move out on 9/26/23, she failed to return 2 door fobs and 1 gate remote. Therefore, the tenant was charged for these missing items. We unfortunately cannot help if a tenant does not return the items. We did reach out to her to see if she had them to return and give her the opportunity to return them before being charged. She then told us she never received the 2 door fobs & the gate remote they did not have any longer, so we had to charge her account. We also supplied her with a copy of her signature on the original key receipt form. She still said she did not receive them. We explained to her that her building location does not have assigned door fob serial #'s but we account for individual fobs. Either way, there were 2 fobs not turned in and missing from what she originally received & signed for on 9/13/21. We have tenants sign for keys upon receipt specifically so there is an accountable record of items received at the move in and can be referred back to upon move out for a reference and documentation. We would be happy to provide copies of the documents to show the keys were received by the tenant and Misty's signature to show she signed for these items on 9/13/21. We absolutely would not bill a tenant for items if there were any questions about them receiving the items. This is the entire reason we require a signature when a tenant picks up keys. Again, we do not have tenants sign for keys or any other items they are not getting that day. Operations Manager / Monique P*****

    Claims they cleaned after I moved out to keep part of my security deposit. I visited the property and took pictures from outside at the window and nothing was done. Not since I cleaned upon moving out.
