1 starWorking with Carolinas Signature started out seemingly easy. We were renting a high end home for $7000 per month. Unfortunately it ended with sour taste, lies and decite. We were told the goal was to get our security deposit refunded but instead they charged us thousands of dollars in bogus claims and asked for additional money to repair the home. We had to spend money on legal fees in order to reclaim our deposit, which was ruled in our favor. Its been a month and we are still waiting on their legal reimbursement. Do not rent from them, it is a waste of your time and money.Carolinas Signature Property Management

*** **** rented a million-dollar home in ****** for $7500/month. When he took possession of the property, it was in immaculate condition. When he gave it back to us, the wood floor was stained from dog urine and potted plants, not just in one place, but in FIVE places in different room areas on the first floor. The first floor has a completely open floor plan. The owner had to replace planks, sand down the entire first floor, and restain to match. This cost a total of $7505. The tenants' dogs chewed up the drip line in the back yard, and the entire line had to be replaced. The tenants allowed the shrubs to grow for an entire year before attempting to trim them at the end of their term, and the yard was basically destroyed, especially the back yard where they kept their dogs. The tenants repainted the walls, where they hung art and window treatments (against the lease terms), with a color that was nowhere near the original color. They did not even attempt to match the colors. *** discussed repairing the drip line and obtaining an estimate for the floor damage, but he never had anyone out to inspect it. He wanted to terminate his lease because he had bought a home before the end of his lease term, but he didn't want to cooperate and allow us to show it "while he was still paying rent." Upon return of the property, he indicated, "the property was returned in as good a condition as should be required of a rental".... that's an exact quote from him. He was rude and condescending throughout the entire move-out process. We went to court to try to recoup the owner's money. The judge sided with the tenant, and their funds were promptly refunded to the Union County Clerk of Courts as required by law.If *** **** could not afford or manage to upkeep a million-dollar home, he should not have rented this property. Meanwhile, the owner is now out well over $7000 for all the repairs.T. B.

As everyone can see in the other reviews, there seems to be a trend: lies, deceit and miscommunication. This continues in Carolinas Signatures response to my above review. Every point made is misleading and misconstrued, but that seems to be the way they prefer to do business. Money was not an issue, which is why we were able to rent a $7500/month home. In fact, recouping our security deposit was not about the funds, but about the principle. You cant mistreat and strong arm customers/renters no matter their income and the court attempted to teach you that ******* but alas, they will not change. Interesting this review triggered their response to other reviews that have been on here for years. Maybe they are finally feeling some heat from being a poorly run company. Take as you will consumers, but this company is not even worth the 1 star rating.Review fromSamatha V

1 starI am extremely disappointed in the way I was treated as a tenant under Carolinas Signature Property Management, specifically by ***** and *****. My experience was marked by repeated invasions of privacy, a lack of compassion during a difficult time, and what I believe was unprofessional and biased behavior.During my lease, my father became seriously ill, and as a result, our finances were stretched. Although we were occasionally late, our rent was always paid in full before the end of the month. I explained this directly to *****, expecting at least some level of understanding. Instead, they chose to file for eviction without any warning or effort to work with us even though we maintained communication and never defaulted on payments.Missy, in particular, conducted walkthroughs every six months, which went far beyond normal inspections. She opened drawers, looked through our closets, and even handled our mail, actions that felt more like harassment than ************** we prepared to move out, ***** came to the property and confronted my family, asking how long we were going to take to leave, adding stress to an already emotionally and physically exhausting time.I would not recommend this company to any renter, regardless of background. The lack of empathy, disregard for tenant rights, and invasive behavior were deeply troubling. The individual providing this review was not listed on the lease agreement. The application submitted contained fraudulent information. When we conducted a property review in May 2025, we discovered that three individuals were living at the property, and only one of them was listed on the lease, which was not the person providing this review. This person admitted this to us the day after the property review.The lease was initially signed in May 2023. Out of the 24 months the property was occupied, the rent was paid late 19 times, which I would not consider occasional. Upon discovering the additional occupants, we offered them the opportunity to submit applications to stay; however, this person and the other two occupants chose to leave instead.During our move-out walk-through, we found that the property, which was brand new when the reviewer moved in, was in a state of disrepair. The entire unit will need to be repainted, including drywall repairs. The carpets need to be replaced, and the unit was left in a filthy condition. The reviewer even unplugged the refrigerator and left food inside to rot. Additionally, the occupants did not vacate the property by the date set by the judge. However, we did not force them to leave their property there; we allowed them an extra day to collect all their belongings. When our field agent, *****, arrived at the scheduled time, to conduct the move-out, the occupants became verbally abusive toward ****** summary, the comments made by this occupant are false and vindictive.Review fromL Green

1 starCPM appears reputable for homeowners, but for renters, it presents an entirely different experience. From the outset of my interactions with *****, professionalism was notably lacking. This deficiency extended beyond her demeanor to encompass issues in overall communication proficiency. Moreover, the constant stream of text messages further compounded the impression of a lack of attention to detail. It remains unclear whether this is a consistent communication style for her, but it was personally unacceptable. Furthermore, CPM employs a subpar third party for credit score reporting. The issue lies in their reporting of a credit score range rather than an exact score, a practice that lacks logical coherence. Determining an individual's credit range raises questions about its scale is it 50 points, 100 points, or something else entirely? This discrepancy became apparent when applying for a property listed on their website. Upon receiving a denial, I queried the reason,. Subsequently, when inquiring about the entity responsible for running the reports, her response, delivered via text, was stoic and ****, providing only the Transunion website. This lack of professionalism continued when I applied for another property, encountering a similar outcome. Although the property owner expressed a willingness to proceed, they insisted on a two-month deposit, a condition I had disagreed with upfront. Through a series of questions, it became apparent that the error lay with the reporting company employed by CPM, explaining the initial denial from the first property. I Expressed my concern and provided evidence of the correct score,and NOT ONCE did she provide an apology.. This lack of acknowledgment further underscored her unprofessional conduct. Consequently, I opted out of conducting business with her, a decision I am happy with. I have since signed with another homeowner and am set to move inCarolinas Signature Property Management

The applicant did not meet the credit score requirement and was also unable to provide adequate employment verification. Due to the failure to satisfy these two criteria, we sometimes allow for a double security deposit; however, the applicant was not willing to proceed with this option. Communicating this information is never easy, and I understand that it can be difficult to hear. However, leaving a negative review simply because the applicant did not meet the qualifications is unnecessary.L Green

You are a liar. And apparently not a good one. I have all of our emails and a copy of our phone conversations. I met the credit requirements because you asked for a copy of my recent credit score and a picture with me holding my drivers license for verification process once you were made aware thatThe third-party service you used to pull my information, did not have access to the correct credit data which led to me losing the townhome and you attempted to cover your tracks but failed and I caught you in a lie and thats when I chose not to proceed further , even after you drew up the lease. Not only does that reflect a lack of diligence, but it also highlights Your lack professionalism and integrity . That may be difficult news for you to hear. However, For future reference, you may want to address thataccuracy and credibility should be the baseline, not an afterthought. After further investigation, this person filled out an application, was approved with a double security deposit, and a lease was sent out. Unfortunately, this was so long ago that we can't remember the exact circumstances; however, the applicant withdrew her application, presumedly because she didn't want to submit a double security deposit.L Green

Lets be clear your claim about a double deposit is false. At no point during my application process was that mentioned, nor was it the reason I did not get the apartment. The truth is simple: the third-party credit service you used provided inaccurate information, and rather than take responsibility for that, youre now inventing a story because you cannot recall the details. I can very clearly and have the receipt receipts to back it up.If your business practices were professional and accurate from day one, there would be no reviews highlighting how poorly you treat clients. Own your mistakes instead of rewriting history. I will continue to share my experience so that others are aware and can avoid the same unprofessional treatment.L Green
