Starting on April 9th my husband realized there was a major leak in a large pipe in the utility closet outside our apartment. We put in a work order that evening. No one came out to fix it. We came home on April 13th and realized 2 of our bedrooms were flooded. A week later the sent someone out to finally fix the pipe. Their way of fixing the flood damage after continous spraying water for 2 weeks was to bring fans to dry it out, shampoo once after the flooding happen and once during. We also had to live out of our bedroom for a month, waiting for them to decide how they were going to handle the *********** we have mold growing like crazy in that closet. Our house smells like mold because I am pretty sure it's in the walls. My husband has a large rash on his side because he's allergic to mold. Our dish washer has been broken for weeks. Our ac is no broken making the mold smell worse and our home very uncomfortable. The grass and weeds are up to my knees. I just want them to realize that we are human beings and it's awful to watch your home fall apart around you and nothing be done. Especially when you do your part to take care of it. I want our property to be properly maintained. They keep telling us they have one maintenance team for 300 properties. That is simply no way to run a business. I also have records of all damages and exchanges.

We were aware of the tenants issues regarding the leak that has been fixed April 17th ******* was fixed within 5 days of the leak happening. She also put in a work order for ac issue on June 4th, after our maintenance team was up there checking out ac issue. She has demanded we come up there to take care of these issues without understanding we have several other properties to take care of. We have done as much as we can at the moment and I informed the tenant we would be back up there as soon as we could.

I have reviewed the business' response and am rejecting it because:

I did this because I know we are not the only ones dealing with these issues. Our upstairs neighbors haven't had proper air in 3 months. We found out our ac is broken because the maintenance men took apart the wrong ac trying to repair upstairs. Which of course still has no air. We lived out of our bedroom for weeks waiting for flood damage to be repaired, which never was. That is why there is mold, which I warned about in several emails in April. Mold is an issue health issue. I just am just paying almost 1000 dollars a month for service promised in our lease and for our right as per the state kansas to be respected. So are my fellow tenants who are having issues. I understand roofs are incredibly important and are urgent. I just have been dealing with flood damage since April. As these emails show, the leak may have been fixed within a week but the flooding wasn't not. The mold is a direct cause of the negligence

    Sincerely,

I believe I responded to this yesterday on this matter, The tenant has said she has contacted legal, so we will no longer be communicating, and she is now moving out. We were up there last week diagnosing ac issues, and the mold issue, she stated in a text it is not inside her unit, it is outside and she can smell it. As soon as we can get back up there to killz it we will get it taken care of as we did not have any on hand that day. The ac issue was made aware of the day after we were up there at those units. She is stating we broke the ac unit, and that is not the case.

Blue Shutter did not respond or fix our heat all through the winter from Oct 2024-Feb 2025. While im pregnant and high risk. I put in several work orders and when they came to fix it they would come in for about 5 mins and say they needed to order the part. I kept contacting them and same story every time. The living conditions were horrible. Bugs and mice. The ceiling had a hole in it and the back door was screwed shut. We had to move out and when trying to contact them they keep saying we owe for March rent and will not answer my husbands phone calls to address the matter.

Consumer is required to give advanced 60 days notice prior to moving and will still be held responsible for not doing so, also she was not left without any heating source, an alternative was provided to her while her heating unit was being repaired, and other repairs where being taking care prior to her moving out, we informed her that a part had to be ordered.

Have multiple tenants living in residential units that are not fit for occupancy. Holes in roofs, walls floors. Shotty craftsmanship on work, materials used are sub par. There is a 3 year old boy that was playing in his home and cut his toe only to end up having his toe amputated.
