    In November 2021, I purchased a condo and was unaware of the flooding in and around my front door. Year after year, my condo has continued to flood nearly reaching the inside of the condo. In February 2024, the waterspout was re-routed and the matter appeared to be resolved. However, in February 2025, I had flooding again and reached out to So Cal ********** requesting for someone to reassess the issue and remedy it once and for all. I reached out to So Cal ********** on 02/13/25, 02/14/25, 02/18/25, 02/24/25, 02/26/25, 03/13/25 and on 04/02/25 and the matter still has not been addressed. I requested to contact the vendor directly and was informed by *******************************, only they have authority to contact the vendor. I have also contacted ***************** regarding my HOA payment and was sent to voicemail, I was hung up on and I was transferred to other staff until I was able to get an answer to my question. So ************** has ignored my request for repairs to my property, questions regarding my HOA payment and has been dismissive and in my opinion, discriminatory towards me. My decision to reach out to the BBB is to encourage So Cal ********** to resolve the flooding problem and treat all homeowners with respect and swiftly to urgent matters. Thank you for your time and I look forward to resolving this matter.

    The complaints are related to one of our clients ************************************* that we manage.

    When the original complaint came into us we sent the homeowners association's landscaper over to look at the area per the request of our client and he reported back to us that the only thing he could do is to relocate the downspout to try and divert some of the water when it rains. The downspout was diverted. 

    When the resident called back and advised it was still a problem we issued a work order to one of the homeowners associations contractors to inspect the area to see if they could provide any help. They took measurements with a laser along with a site survey and an estimate for repairs are pending. 

    We do not provide residents with the vendors information as they will not talk to them or take direction from them. All communications and directions go through our office. 

    The request from the owner to get a copy of her ledger or to speak with the staff about her account was not allowed as her file was with a collection company and was just paid off and we were waiting for the collection company to return the file back to our office so we could reinstate the file in our office so our staff could speak with the owner about it. When the file is with the collection company we are prohibited from speaking with the owner other than advising them to contact the collection company to resolve. The files has since been resolved and released back to out office. 

    Our staff tried to explain the above to her but she did not want to listen what anyone was telling her so they advised they were going to terminate the call as she was not listening and being rude to the staff.

    I dont accept the response from the business due to my HOA account being delinquent has nothing to do with it is the **** responsibility to address/ repair any damage outside my front door. 
    The professional who came on 04/11/25 to inspect the property had no laser level and said the problem may be the pavement is not leveled and concrete may need to be poured to prevent continued flooding. He said he would have to inform the ********* who will have the final say. Ive spoken to other neighbors who reported they have the same problem and nothing has ever been done to prevent flooding during heavy rains. Im the only one vocal enough to address the issue. 
    I look forward to a resolution rather than excuses and finger pointing from So Cal *********************** Inc.

    The response about my office not being able to talk to the owner about her account has nothing to do with the water issue. We were contractually not allowed to discuss her account with her until the collection company returned the file back to our office.

    The issue with the water is being investigated by our clients contractor and they will make any decisions on how to proceed once they review any recommendations as this property is owned and maintained by the association. So Cal Property Enterprises does not have any authority to authorize any work or have any say in what the homeowners association does or does not decide to do with the area. 

    The homeowners issue should be with the association and not So Cal Property Enterprises.

    I have reviewed the response made by the business in reference to complaint ID ********, and find that this resolution would be satisfactory to me.  I will wait for the business to perform this action and, if it does, will consider this complaint resolved.

    We pay *** dollars in HOA for the property management to do the bare minimum in everything . Neighbors upstairs have been complained about for years who harass other tenants . Falsely call CPS on other neighbors. Have their daughter living in the garage which is a fire and OSHA violation and to city standards . Drug use as well. We never receive an email or a call back EVER after our complaints . Rude and horrible customer service to their tenants . They Tow cars in their respective parking spots. Dangerous tenants who violate many complex rules .

    The monthly association fee is set by a Board of Directors that is elected to the Board of Directors by the homeowners at an annual election each year and we take direction directly from them on all matters. The association does not budget for security services and unfortunately a lot of the things that happen at the community are a police matter and not an association matter as the association can only enforce the association rules & regulations.

    We suggest that any illegal activity be reported to the police department as they are aware of the resident as well.

    We are looking into the report that someone is living in the garage and will be taking appropriate action once we can confirm it is true.

    We apologize for not returning your call. We had already spoken with another one of the owners of your property and thought the matter was resolved already as after conversation she said she understood everything that I explained to her.

    I Linda Hunter I am writing about my property at #* ******* **** ****** ** ***** In a gated community called Scottsdale Townhomes located in ****** **. My account was put in collection in 2010 for back association fees from the management company So Cal property enterprises Inc. 1855 Sampson Avenue Corona, Ca 92870. My account went to SBS Lien Services located ***** ** **** ***** ***** ***, ******** *******, Ca ****** I was making payment $440 a month until I went into bankruptcy in 2011. My account of back fees was paid through the bankruptcy the HOA never came forth and stated that they would not except the monies that were paid through the Bankruptcy or that more money was owe on the account. They except the $3,800 dollars. They put a lien on my property in 11/2011 for 6,079.00. I place in writing from home wise docs which I paid $134.00 to receive the document stating that my account was current and that I had to go back to SBS lien office because I was in collection. How I am in collection when the account is current. And none of the offices will give me what is owe. I contact my bankruptcy attorney I was told that the debt should have been settle doing my bankruptcy and the HOA should have come forward and stated the amount that was owe before they accepted the payoff balance. I was told that it is against the law to try to collect on an old debt that was settled. I am not sure of what to do. I called Mr. Ken Zimmerman on 2/9/2023 at 951 270-3700. I left a message I have not receive a call back. No response. And this is not the first time I tried to call Mr. Ken Zimmerman regarding, they lien. My question is why I not able to get an answer from either party, you were firm in printing I owe 6,079.00 why now silence and I want SBS or HOA to show proof of why I owe 6,079.00 on an old lien dated 11/2011. Even though I was told by my bankruptcy attorney I do not owe the money I want to hear something from the HOA. To Settle this matter. Please release the lien.

    The lien was placed on the homeowner's account by her association Scottsdale Townhouse Association and not So Cal Property Enterprises. The debt for the lien that was placed by her association has been satisfied and the association's attorney is working on releasing the lien the for the homeowner.

     I am rejecting this response because:
    This is the response to my escrow company regarding the lien from the association Paralegal. If the lien was settled, why are we waiting on the Paralegal to get the figures together. Do I need attorney to handle this matter?

    Our office did not file the lien on the property. The association hired a collection company to file the lien and they dropped the ball and did not file the lien release when it was settled with them and they did not want to release the lien for the association when we requested it so the file was sent over to the association's new collection company and they were instructed to release the lien on the association's behalf. Once that is completed it will be sent to the owner and escrow company. See attached email.
