              The area of my garage that meets the driveway have a slight inward slope that creates a trench effect that holds water when it rains. Apparently it has been going on since the home was built a few years ago. In the pictures attached with this complaint, you can clearly see there's a dark area along the small lip of the garage. That's the area where water pools when it rains. What happens is the part where the foundation meet the driveway is higher and creates an inward slope => water can't flow to the driveway to go to the street but pools there.I requested Lennar to come and take a look and they sent a person out. He said it's not supposed to flow inward like that and it's not ok. He said let he check with his manager. He called his manager and said his manager said it's not covered under warranty. I then emailed his manager (*********************) to ask why it's not covered and never get a response from him. My understanding is the 10 year structural warranty covers the foundation and the garage including this area is also the foundation. Water pools on the foundation is never a good sign and not cosmetic. That area wasn't poured correctly to begin with. It's just not structural not correct and Lennar is refusing to fix it.I'm very disappointed since Lennar refuses to fix something that wasn't done correctly since the beginning. I understand if it's just wear and tear but this is something foundation related and wasn't done correctly in the beginning.

              The worst company I've ever had to work with in any real estate transaction in my life. This is not a problem with only one person or one department, this is a systemic culture problem within the company as a whole and how they choose to operate their business and treat their customers. We worked with the sales team, the mortgage team, the building team, and the community management team throughout our purchase of our Lennar home. All of the representatives that we communicated with were repeatedly unprofessional, at times disrespectful, manipulative, lied repeatedly to us about various contractual items, and they made it incredibly obvious that they had zero respect or care for their customers. It was difficult to not take their treatment towards us personally, but it became obvious to us after enough months of working with them that they treat everyone like this. Their company culture is to never take responsibility, never pay for damages or repairs caused by their negligence, and do whatever it takes at any cost to get their sales money and lock customers into restrictive and manipulative contracts. We will never be purchasing a home through Lennar again.
