On October 24th my client, ************************* had Washington Pest Services come out for a Wood Destroying Insect Inspection. Inspector *************************** #***** came out and completed his inspection. Instead of sticking to only commenting on what he was hired to do; look for activity of wood destroying insects, ****************** comments on mold and vegetation on the chimney. Now our underwriters want new photos showing that these issues have been addressed and WPS&C wants to charge my borrower another $300 for a full inspection. Appraisers return for a reduced fee to take new pictures of things they find in their reports at a reduced fee. All I am requesting is that ****************** return and take new photos of the areas he mentioned in his report for our underwriter. Pictures from my borrower will not suffice. WPS&C had no business commenting on anything other than the lack of live activity. He has created an issue for ******, one that only they can rectify. I expect WPS&C to send ****************** out at a reasonably reduced rate to take new photos and report that his concerns were addressed. A home appraisal costs $850, for the appraiser to return for a final inspection, cost $150. I think that for a $300 pest inspection that $50-75 would be a fair price to have the inspector return. A full inspection through "every square inch of the house" quoting ***** from WPS&C is unnecessary and price gauging my client. I believe they comment on issues outside their area to force customers into having to pay for a full inspection when it is not necessary.
