Rented one of their properties from January 2020-February 2021 and I wish I would have listened to the negative reviews. In December of 2019, I accepted a position in Colorado and needed to find a place before February. Most of the places available in Greeley were not staying on the market for very long - needless to say I was very urgent on finding a place fast. I explained my situation to Diane, and she seemed very unsympathetic. They wanted an application fee of $50 to pay for the background check and would only take it via mail or drop off at their office. I was still in Missouri at the time, so the only option was snail mail and I was afraid it still would’ve been too late. My father finally was able to convince her to provide a bank account to which I could wire her money (which to wire it cost me $45) and I ended up going that route. My application was accepted and they wanted me to start the lease two weeks before I would be moved out to “save my spot”. Long story short, they required a double security deposit and a prorated rent of January along with a pet deposit before moving in. I put down at least $4000 to get into the property and thought I was switching the utilities over in my name, but they neglected to keep them on (in the winter in Colorado) so was charged a $45 turn on fee from the gas company. This was a lot of money out of pocket coming from a recent college graduate. The day I left Missouri to move up there, Michelle sent me a text on a Saturday saying they found a carbon monoxide leak but they left me some space heaters to use. She never responded to any of my texts that weekend and I had to wait until the following Monday to hear from her. The house wasn’t even deemed livable and they had two weeks after my lease started to fix and repair everything! Upon arrival, the property’s condition was pretty bad exterior but the inside was ok. I took note and took pictures of everything but they still charged me for things that I was not responsible for. For example, the garage was pretty gross when I moved in, and I power washed it when I left but they still provided an invoice and withheld from my security deposit for a power washing fee. The AC unit was replaced after I moved in February, but needed freon added for the cooling to work. Once COVID hit, around March and April the house was warming up but did not have the option to cool. I was concerned for my health and safety because I was still working 6 days a week as an essential worker. When I asked Michelle if someone could come work on the AC unit she originally told me no because of COVID and that it wasn’t deemed an “emergency”. Which by Colorado law it is. Also, my FAVORITE thing above all is whenever I complained about the lawn being a mess, they sent someone out to tidy everything up. (Which in all honesty it looked like they just cut the grass and that was it.) They didn’t call to schedule ahead of time, I just came home one day from running errands to see strangers in my yard that had also let themselves into my backyard. I have a dog who can be weary of strangers, so a heads up would’ve been nice. They came out a second time, failed to completely shut the gate and I came home from a 14 hr work day to find my back gate wide open and my dog had gotten out. I ended my lease ended in February. I gave them at least a 30 days notice but they want you to pay for the whole month regardless. I was completely out by February 1st but had to cover rent and utilities for another two weeks until new tenants took over. True Abundance Property Management are unprofessional, rude, and disorganized. They neglect their properties and hold the tenants reliable for the damage. When I received my deposit back (almost a full 60 days later) they included invoices for random services that looked fraudulent. I tried to dispute my security deposit return, they tried charging me the $45 I withheld from rent because I paid to turn the utilities. The second letter included more invoices that didn’t match the previous ones. DO NOT RENT FROM TRUE ABUNDANCE!
