Our Morningside condo has no water barrier behind the tile in the master bathroom. The tile is set directly on regular sheet rock. It is leaking through the ceiling to the room below. We got a contractor in to bid on the repair and he says it will have to be completely torn out and replaced for $7,000 to $10,000. We thought Landmark was a good company when we bought from them, not so much now.Landmark Homes Response

We care deeply about the buyer experience and want to do what we can to assist. Therefore, as we have been communicating with you, we have arranged for a contractor to assess the situation at your property, despite the elapsed warranty period.Your feedback about the absence of a water barrier behind the bathroom tiles is concerning but unlikely do to the time it took for this issue to present itself. Additionally the only way to tell if a water barrier is missing it to remove the tiles and per our images that is not the case. Our initial review of the images suggests that regular maintenance, particularly the annual re-caulking, might not have been performed, which is crucial for the longevity of such installations. Additionally, while the absence of a water barrier cannot be confirmed without removing the tiles, we encourage getting a second opinion to explore all potential solutions and their costs.We understand the financial implications of the repairs quoted by your contractor. We have major drainage issues in our townhomes in Heron Lakes. Fixes have been attempted, but so far most of them have failed or are extremely unsightly. Management refuses to have a professional assess the landscaping design and drainage issues. My feeling is Landmark wants to just be done with our area so they can turn it over to the Metro District. Beware of what you're buying. Landmark has let me down, and my property value will suffer.Landmark Homes Response

The range hood I paid extra for would not fit over the vent and was scratched. (Landmark knows of some other problems with their venting practices, too.)The poor kid installing it called someone named BJ and was told to install it anyway. The cabinets are smaller than the one I paid for. The granite I picked out (was shown) is of the same name but is a completely different grade than the granite that was installed. I have a window that would not shut from day one because of framing. It was replaced without the framing being fixed and so it does not close. I have photos of things that are unbelievable before the sheetrock went up but there is no place to load them. I haven't received a call back in 8 years. I told my mother that Landmark would not be an option when buying her condo.Landmark Homes Response

Landmark's condo buildings are poorly designed, leading to dangerous icing at the entry and exit points for the buildings. My wife had a horrible slip/fall right at the door of our building due to poor gutter/drain design and the HOA ignoring the issue. We have had this icing problem for three years, with no improvement. Building materials are also questionable, as we have several windows already warping to the point they won't close properly. Worst part of living in a Landmark condo is the horrible HOA we are stuck with.Landmark Homes Response

Saturday 9/3/22 I set up appointment to look at the homes @ The shores at the Lakes in Loveland. By Thursday 9/8/22 the price had increased 42,000. Then when we look at smaller models that now have the price of the previous, they will not sell them because they don't know what the price will increase to. Why would a price be listed or the house be on the website to be built if that is not the case. I am so disappointed in this builders business practices.Landmark Homes Response

Angela - We see how this can be confusing. We release new pricing with every building we release for sale. We do not know that pricing until we pull the costs together for that specific building. I am sure you know with our supply chain issues the costs have varied greatly with lumber, steel, appliances, labor... If you see a price on our website or shared by our sales team that is from the last building we released, which could be 1 to 8 months old. These are not available pricing but just the most recent numbers we have to share. Also, some of our buildings have location premiums when they face a lake or a park that can make a jump from one building to the other. Please feel free to talk to anyone on our sales team and they can further explain this process to you.
