I'm alleging that had the private lender made funds available for the repairs in a timely m****r I would not have been late and am owed $2,946.68. 07/07/2021 - Property purchase loan approval from Bellwether Funding for the purchase price ($50k) and repair ($54k) of a tax-foreclosed 4-unit property located at *** * ******** ***. The note is 12% interest only payments and has 6 month deadline when the entire sum is due. This requires monthly interest payments of $1,040 to **** ****, a private lender facilitated by **** **** of Bellwether Funding and a final payment of $104k (original loan amount). 09/03/2021 - Closing on subject property. **** requires to see $5k in property repairs paid by me before he will issue construction draw #1 to my contractor. January 2022 - Countless unanswered calls and emails to ****. I have 3 weeks of limited labor on the project, since they didn't get paid in 3 months. On Jan 17 **** updates me that the investor has COVID and can't wire funds until the following week. This wastes 4 weeks. The contractor can't order the materials needed or pay his workers because he hasn't been paid. Keep in mind there are material delays due to COVID supply chain issues. January 2022 - I try to mend the relationship with the contractor to finish the construction on the property. March 2022 - The loan is due at the end of the month, the contractors have finished. I notify **** and request the remaining funds be paid to the contractor. April 2022 - I submit all documentation requested from the title company. April 27 I am notified that payment is available for my contractor. 8 weeks total for 2 construction payments to my contractor. I make interest payments of $7,280 October 2021 - April 2021. After the property gets appraisal, and final approval from a bank, **** sends a payoff statement through June 27, 2022 for $105,906.68. This is $1,906.68 more than the agreed upon amount because of more interest. .
