They don't enforce the bi-laws at all. They pick and choose who gets to have certain thing that are not allowed and who they want to help with issues within their building. I have had an issue for over 3 months and they refuse to enforce the bi-laws. I just wonder if the MPC owners know what's going on.MPC Property Management LLC Response

Our role with Allenwood is that of a third-party management company hired to carry out the decisions of the ***** of ********** We provide a professional service to the ***** as well as an intermediary between the Homeowners and the *****. MPC Property Management has managed the Association in which the HIlls live since 2017. The unit above the Hills has hardwood flooring that was installed in 2016. There have been several owners in that unit since without issue. There have been complaints since the current owners have moved in and we have worked with both the ***** and an Attorney in an attempt to alleviate the issue. The flooring in the upper unit is in compliance with the bylaws per the *****. At the recommendation of the Attorney, the upper unit was asked if they could install rugs to reduce noise and they have taken that measure. In addition, the Attorney had recommended the lower unit install additional insulation in their ceiling to add sound-deadening. The Hills have not taken that action as recommended by the Attorney. The Ring device installed on the garage of the upper unit is also in compliance. The ***** members each inspected the device and subsequently approved it. MPC does not work independently to enforce the bylaws of the Association. We have and will continue to work alongside the *****, and at times an Attorney, in all matters of the Association.Review from Cathy B.

I have never ever had a problem paying my sanitary bill, until this Co. took over pmts. Not only did they raise the price of service by $20.00, along with increased fees if late by $5.00 to make the total $110.00 + $10.00 late fees. When people are struggling as it is. Then, if even by 1 day late on the 4th qrt they throw yr bill on yr property tax which you are charged even more fees. Plus, they will NOT FIX their accounting issues instead, even though they received their payment this Co. want you to not only pay the amount again but also pay the bill on your property County tax, BECAUSE they refusetocorrecttheproblemwith the County. The county can't correct the problem until they receive notification that the bill was satisfied. This Co. claims show us the proof, waste the banks time & when you send them the proof of payment then they come up with another excuse inorder to get extra payments. This Company is a SCAM. STEAL PEOPLE MONEY. Its been 3/4 of a year trying to resolve this problem they just refuse to correct this problem and refuse to admit that they made a mistakeMPC Property Management LLC Response

MPC Property Management handles the accounts receivable for the ************ Sanitary District. We do not set pricing, nor do we set the State Statue for delinquent sewer bills.
In August 2022, the Sanitary District sent notice to all property owners that MPC would be collecting assessments as of the next billing cycle. In that correspondence, the address to send payments to was clearly communicated; property owners should no longer send payments to the ** Box, rather payments should be sent to our office. On the September statement sent by MPC, again it stated the address to send payments to. Prior to unpaid assessments being transferred to the property tax bill, property owners were once again given the address to send payments to. The letter was very clear in regards to receiving the payment to avoid transfer to the tax rolls:
"Please note, your payment must be received, not postmarked,by November 15th as the tax roll is due to the County on November 15th.Payments received after November 15th will be applied to future utility charges."
******************** bank bill payment was dated 11/15/22 and mailed to the ** Box. MPC does not have access to the Sanitary District's ** Box, nor do they collect mail regularly from the ** Box as they no longer collect sewer assessments. When a commissioner from the Sanitary District visited the ** Box in January 2023, the payment from ************ was in the ** Box and brought to our office. Upon receipt of the payment it was applied to the open Q1 2023 charge for the time period of 12/1/22 - 2/2/23.
The application of payments has been explained in writing to ************ multiple times. She is insistent that the delinquent charge that was rolled over to her property tax bill be removed. MPC is not able to do this; we provide the file of delinquent homeowners to the Sanitary District and they are responsible for submitting to Racine County for entry on the tax rolls. MPC collects assessments on behalf of the Sanitary District and assessing late fees at their direction and in accordance with their stated late fee policy

Yes I agree that MPC took over the Burlington Sanitary district bills. I had not received any such notice of change until I had seen my property tax bill. When I submitted my last quarter bill yes it was a few days late. So I added the late fee of $10.00 which brought the total amount of $120.00 Electronic ************ Services P. O. Box **** ***********, ** 57117-**** September 11, 2023 MEMBER SERVICES Email: *********************** RE: *************************** ******************************************************************* Following is the proof of payment as requested.Amount: $120.00 Paid on: 01/11/2023 Account Number: xxxxxxxxx This proof of payment has been sent to you on behalf of the customer listed listed above and you have questions, please contact your ************* Ce *************** you. ELECTRONIC BILL PAYMENT SERVICES I had to have the bank research when MPC finally cash the check. MPC failed to have any payments from the old address be forwarded to the new address MPC failed to check the old P.O.Box to ensure they collect any or all other payers like myself and to properly credit their account receivables. When I noticed In December 2022 tax bill the bill showed that I had owed the Burlington Sanitary district i called the company to get that corrected. They claimed that they found the check and that it would be removed from my property tax bill. Upon receiving my 2nd half statement of property tax I noticed that MPC HAD NOT CONTACTED THE COUNTY TAX DIVISION AND HAD NOT CORRECTED THE PAST ****. I have contacted the Property tax division and they can and WILL REMOVED THE **** AFTER MPC SENDS NOTICE THAT I HAD PAID THE ***** There was no discussion of any funds received after X date would be applied to the next quarter bill. MPC HAD NEVER CREDIT THE NEXT QUARTER ***** I had also paid that bill along with the the 3rd quarter bill. I have the proof needed to supply to whom needs the proof of the last 3 quarterly bill. All I need from MPC US TO CONTACT ****** CO PROPERTY TAX DIVISION AND HAVE THAT DELINQUENT BILL BE REMOVED OFF FROM MY TAX ***** MPC HAS BEEN PAID AS MY BANK HAS PROVIDED PROOF OF THAT PAYMENT AS SHOWN ABOVE. MPC NEEDS TO APPLY THEIR PAYABLES CORRECTLY IN THEIR ACCOUNT RECEIVABLE
