The experience overall I would rate very high. Very professional and responsive. Product is great overall. This is the 2nd house I have had with them. I gave them great reviews on their surveys too. Do not let this rant pursued you not to use them. I would build with them again. However, this time around I have had 1 issue with my siding being damaged during the construction phase in winter of 2021-2022. I have been dealing with getting them out here to replace this expensive hardboard siding for over a year now. I am constantly asking for updates seeing they have ceased taking the initiative of communicating with me about this particular issue until I personally reach out. In which case they tell me they are handling it. Same story I have been getting since August of 2022. All other issues they handled in an "ok" time frame. They had me try scrubbing the siding with soap, vinegar and power washing mortar off the siding. One suggestion was to paint over the mortar. Note: This paint is baked on by the factory. Cheap fix to an expensive problem and most likely voids the sidings warranty. It came to the point where I told them I want it done by the end of September. I don't want siding ripped off over winter. I had a quote done by a local siding company and said they can pay me the cost directly to give to another siding company to make the repairs. Had to email them again today with 10 days left in the month. Still no commination as to when/if this is going to happen. I figured I would give the BBB a shot to see if this help keeping me out of hiring an attorney for the $5800+ in damages. I'm just tired. The people are fantastic but whatever issues they are having as a whole shouldn't impact the customers like this. I feel I have been fair, calm and understanding.

Dear **************:Thanks for your kind comments and patience as we first attempted to resolve this issue with stains on the siding in a non-destructive manner. As you are aware, and your willing participation has helped prove, these efforts were unsuccessful. ***************** has been in contact to inform you of our ultimate decision to replace the siding. While this week is featuring some significant rainfall, our current plan is to have new siding material delivered Thursday, September 28, with replacement to follow as soon as possible, either Friday 9/29 or during the week of October 2. We built our home with Tim O’Brien Homes in 2020 and our home building experience from beginning to end was great and very smooth. All the staff, Pete, Amy, are amazing and great to work with. Dan ***** in Customer care was very helpful whenever we had any queries or issues. Recently we had couple of issues in our home and had to reach out to Dan, he quickly responded and resolved those issues even though it was not their responsibility and also beyond 1-year home warranty. He is really friendly, professional and great to work with. We are happy with our home so far and would recommend Tim O’Brien Homes to others. Thank You!Review from Jacob B

I built a semi-custom home with ********************* in 2019 and moved in to the home in 2020. Overall, the process was a positive one. The reason I'm writing this review is to call out the after-warranty experience. It's one thing to have a pleasant buying experience but where this builder surpassed expectations was after the home was built. Typically a builder will warranty the house for a certain period of time - TOH was 11 months - and I had some minor concerns with drywall from the home settling into the foundation, and when I called the Project Manager, they were more than happy to help out. They could have said no, and they would have been well within their right since it was after the agreed upon warranty period, but they didn't leave me high and dry. Really really appreciated this type of service.Review from Adam F

We purchased a spec home from Tim O'Brien Homes. Although we didn't go through the building process with them, our experiences with them has been like we were there from the very beginning. We've been working with Dan ***** and he has been exceptional in all areas. He's always responded quickly when we've had any inquiry. Dan has gone the extra mile to fix/replace even the smallest of issues in our home. He is always professional, friendly and genuinely cares about our experiences and our home as if it was his own. We would recommend Tim O'Brien Homes and Dan to any friend or family member if they were in the market to build their next home.

We have owned our Tim ******* home for 5 years when we began to have a water leak. We were way beyond our warranty with Tim *******, however, they diligently helped to do address the problem and fix it. It is a rare find, to find a business that will stand by their product long after an expired warranty. We very much appreciated the help of Dan. He was organized and his follow through on communication was great.

As a valued trade partner, it is always a pleasure to work with this team. This is a great company to work with to bring exciting homes to new homeowners. I would happily recommend anyone to work with Tim O'Brien Homes Inc. and have the pleasure of living in one of their homes. Dan goes above and beyond every time I work with him. When it comes to warranties, building, and energy efficient homes, it is always spot on. Also, during the pandemic, they did a great job to continue production and work hard during these tough times. I will happily continue to work with this amazing company.

The home buying experience from Tim ******* has been amazing! Way better than my previous experience with a different builder. Any problems were quickly and efficiently taken care, no questions asked. The 3 people I dealt with the most were Donna, Cole, and Dan S****. All were amazing. Dan pretty much became a friend, especially after he brought me and my sons beef sticks! For real, though, such good people, and even better service. Also, a shoutout to the electrician contracted out from James Electric, Eric! What a great dude! Thanks, All!

I think Tim O’Brien homes is an excellent company. We purchased a condo about seven years ago. We recently had a roofing problem that would have cost us $4300 to repair. Even though the warranty for the roof had expired, we decided to call Tim O’Brien Homes to see what they might be able to do for us. A representative returned my call and arranged to inspect the damage the next day. The damage was caused by high winds, but, that the roof caps and vents had been improperly installed by a subcontractor. He agreed to remove and install new roof caps and vents at no cost, due to the workmanship issue. He even put a tarp over the damaged area until it could be repaired. That is going beyond what is required to satisfy your customers. I would hjghly recommend Tim O’Brien Homes to anyone. Those small things can make a huge difference.

We moved into our new home in 2022 and our experience with Tim O’Brien has been wonderful. Tony G and Jake W are great to work with and made the home building experience a positive one. We are very happy with the quality of materials used in our home and any concerns we had were explained and addressed quickly and accurately. Very satisfied customer.

We purchased a Tim O’ Brien home in 2014. I have had nothing but awesome experiences dealing with their Customer Care Specialist Dan. During the builders warranty period Dan would walk thru with my wife and handle any concerns she had, as I was deployed on active duty. In the over 8 years we have had some issues with some building materials failing, specifically windows with a seal failure, but Dan and his team was there to help with the manufacture warranty portion and followed up when we needed the sashes changed out. He has made himself available by phone and is an awesome resource to have and simply the best in the business. Thanks for an awesome experience and professionalism.
