      We moved into our new home just over a year ago. We have had plenty of time to reflect and enjoy our new home. We only had one delay with our windows, but project finished on time. Our project manager, ****, was TOP notch. Always available to answer any questions, and provided great service. We picked plan ****. So we love the open concept, and ****************. The only thing I would suggest for this plan, is to move the island over about 10 inches to that it is easier to move around the open door of the dishwasher. Always have to turn sideways when unloading. All in all, our experience with Hi Line Homes was good. Thanks to all involved in our build. We are happy.

      Hiline cannot hold to the timelines that were verbally and contractually guaranteed. Our project manager was let go which caused more delays and confusion. But the biggest problem was getting slapped with a $50,000+ surcharge once we had the foundation ready to go. REALLY?? The total charge was supposed to be about $250,000. That's a huge mark up at a time when it would be nearly impossible to select a new HONEST builder. A couple months later I checked out the prices they were quoting and they were only $20 K higher. What's up with that? Accorded to the contract we were *********** a minimum of $2000 if the house wasn't completed within 185 days. Ha ha ha what a joke. They refuse to pay us anything even though it took at least 300 days for them to finish. You CANNOT trust their pricing nor their timelines.

      Hiline: We are very sorry about letting our construction managers bully paid customers and add extra fees to sub-contractor associate finish *********** and others.Maybe, wait till the bank ******* the construction loan and later demand a lot of money and threaten to repossess.Hiline did good and they will say it online Except owner did this bad or that?

      Wow! I wish we had read these reviews before we started with HiLine...1.73 stars out of 5!!! I'm being benevolent and scoring them a three, because we have had some great subcontractors and our consultant was great! On the negative side, we just marked a year since signing with HiLine and were told 6-9 months...we still have at least 2 months to go. I'm sure we'll get a reply with many excuses and no solutions as most of you did below. Many of our frustrations are mirrored by posts already written--shoddy workmanship WE have to stay on top of all of the time, highly inflated extra charges, not maintaining a timeline, messy worksite (cigarette **** found INSIDE the home today!), etc., etc. Thankfully, we're living on site and my husband has experience in many areas of construction, so he's been able to stay on top of it for the most part, unlike our Construction Manager (honestly, I think we should get at least half of his salary for this project). We have complained MULTIPLE times and asked for regular updates, especially when schedules are changed, to no avail. We've contacted his boss, asking for updates; still useless. We are routinely told certain tasks will be done on certain days, and when no one shows up, no updates. He's also unprofessional (immaturely addresses my husband as "sir" at the end of sentences in the rare correspondence he does reply to) and unskilled (my husband was the one to point out code violations). He just charged us $800 for TWO outlets we specifically asked for since the very first meeting we had with HiLine and multiple times thereafter (he says he has no recollection of this). The electrician said he was an "a-hole for doing so. At least the electrician is competent. They also charged us over $7000 for a concrete overage that cost them $486. If I had more characters, I'd write more. Buyer beware. We'll get our dream home, but HiLine has certainly not been our partner in doing so. Miserable experience.

      We apologize that you feel the communication and other items are not to your expectations. Your Project Manager has been in communications with you and your husband throughout the process. At different times our Regional Construction Manager, as well as our Construction Manager has also had spoken with you to address your concerns.

      We did have a foundation and pony wall overage because of how steep your build site was. Per our agreement we were transparent in showing you pricing for each item on the foundation recap which is why we are confused why you stated the overage was only $486.  

      Our common goal is to complete your house as efficiently and professionally as possible

      They intentionally dont tell the customers everything so they get the contract. Hiline tells all contractors not to clean up anything and throw all unused wood, shingles, siding, soda cans, plastic, glue tubes, nails (toxic ground water) into a pile and owners have to clean everything.

      When customers first contact us,we provide a list of Homeowners responsibilities which are items not included with our base pricing. This helps our customers gain equity through the building process and is a big reason why they choose HiLine Homes. One of the items listed on this document is construction clean up.

      Would like to also thank you for letting us know that there has been some personal garbage left on your property from our subcontractors. They should not be doing that, and we will be addressing this with them.

      Since our meeting it would seem that everything is back on track, and we are looking forward to completing your home in an efficient and timely manner.

      We are months into our build, 90% of our costs paid and still have a shell of a house. That is the experience that you will have before drywall will even be considered but still be prepared to wait on them scheduling contractors. I have had many houses built and never experienced anything like this. So much stress and not anyone on this team working for the customer. Be prepared for this company to take zero responsibility. I am still waiting for them to step up their efforts as I have no other choice. I would love to add something positive to this review. That is up to Hiline. I am also prepared for the usual pat answer that blames the customer that trusts **********************.

      I am still being stonewalled about the schedule of my build. I am only being given a two week schedule after inquiry after inquiry. I have paid for flooring with an individual contractor and yet cannot schedule them myself. I am still not confident in the process of scheduling with hiline.

      We are days away from occupancy and are being stonewalled about windows that were put in and instantly blue taped. We are being threatened with accepting everything as is if we move in before punch list is finished and yet they are doing nothing about fixing this. We have several things that have been on this list since installation and yet we have to wait to move in until they are fixed?! Totally unacceptable and every reason for anyone considering Hiline to run.

      Can I give this company a negative star rating? We signed paperwork and were warned the price could go up if we did not get our permits and land ready within 120 days. They knew when we signed that permits would take around 100 days and that it would take about 3 weeks to get the blueprints from them to even apply for permits. They made it sound like it was achievable at the time of signing. We borrowed money over what the original price on the house was to cover extra cost. Within 2 months of signing the paperwork they raised the house price by $60,000. This is unattainable. We have already spent over $20,000 getting ready for this build and now we cannot afford to finish it. This is a major rip off. ***** did the same thing which is why we switched to Hiline. Do not trust either company.

      ********,We are very sorry for the frustration you have had. The cost increases seen recently across the country are very difficult to navigate for everyone. They are affecting everyone planning projects. In many jurisdictions we can be ready to start within 120 days, so we keep this price lock universally. Also we lock the price of the home again when the foundation is poured. We offer these to try to protect our customers, but some of our suppliers lock our prices for only 30 days or less, so we feel we are being as fair as we can with our price locks. I am sorry but if we don't increase our prices when our costs go up we wouldn't be in business to finish the projects we are building.

      I want to warn customers! I made a mistake of trusting Hiline homes. I got approved for financing with US Bank and emailed my pre-approval letter to ***********************, sales specialist in ******, ** . She did not tell me that US Bank didn't work with them until I meet with her in person. She later tells me not to worry that I will get approved with Academy Mortgage, one of their preferred lenders. She assured me that she has no worries or concerns about me being pre-approved since I got pre-approved with US Bank. She said that she is so confident that she will proceed with the building process, since she new I been trying to get pre-approved for months. I trusted her so I signed off on a 1 page document that included the home quote and the processing fee of $3700. She did not bother going over the document and told me she just needed it signed so she can proceed with getting permits. Turns out I did not get approved for the amount I needed with Academy Mortgage. I told ***** that it would be in my best interest to stay with US Bank since they approved for more money. It had not even been a week form when I paid her the money and from the time I told her I will not be able to build with the. So I requested a reimbursement. She later tells me it is non-refundable. She failed to tell me this when I signed. I told her give me a copy of the contract where it indicated that the fee is non-refundable. She then emails me a 16 page contract that says this but it was the first I ever saw those forms. When I had signed she only had given me the first page of the 16 page document. I tried reaching out to her several times but she not been responsive. I called the *********************, owner to see if he could help me but he has also been unresponsive as well. Please be careful with Hiline! They do not look out for the best interest of their customers but only themselves and collecting sales commission.

Since that didn't happen we will refund your processing fee. I am sorry we did not get back to you quicker on this, as I said their was a misunderstanding within our office and some people were away from the office because of the holiday, who needed to be involved in this.
