Never repairs damages. Have flood damage for 5 years now. Maintenance for the lawn is atrocious. Floods every time it rains somewhat hard. Don't have flooring because of the damages and they refuse to replace it.

Raines is the absolute worst property management company. My dishwasher has been broken since I moved in over a year ago. I called and they sent a repair man nearly 2 months ago. He said the unit was broken and needed to be replaced. I have not used it and today it started profusely pouring water from underneath and flooding my kitchen. I called the office and the girl said I could “leave a message” and she’d leave a message for the maintenance man. She promised to call back before the end of business and told me to not use my KITCHEN sink! Of course, I never received a return call. Then I called the after hours line, and I was basically dismissed again. They promised to dispatch maintenance. This of course, did not happen. I came home and tried to use my sink to make food for my kids and to no surprise, it leaked all over my floor, again. I called after hours maintenance again and was told “there’s nothing we can do but dispatch maintenance.” This time the person on the phone was so incredibly rude as if she couldn’t make food for her family because Raines refused to complete their duties! This is not the first instance like this I’ve had either. My first house had a leaking roof with black mold, which they refused to fix.

Raines took over our townhouse management earlier this year. They set up a customer portal for maintenance requests. I submitted a request on 04/19/2022 with numerous items. It is now nearly 4 months later, and nothing has been done, and they have neglected to answer my questions of when the work is scheduled. They have listed the original request as "completed", and subsequent re-requests have been listed as "technician contacted". Nothing has been done, and they have not provided communication, except to say that the maintenance company has been emailed. Beware of selecting them for property maintenance!!
