      Avoid *** realty and vandkye mortgage at all costs. **** loves to toss vandyke their clients for financing, and they inflate the price of your mortgage. Nothing like a little quid pro quo between vandyke mortgage and **** realty. Vandyke will promise you your payment will be x amount and it always ends up being way higher! Glad i shoped around! Dont worry.. ***** will lock you into a contract before they will even work with you! And then, they will try to use fear tactics, and back you into a corner and make threats of getting lawyers involved when the deal is nothing like what was promised. **** tried to get me to sell my only means of transportation to get me into a home that they knew i could not afford because they tacked on 1k dollars a month to my payment. If not for them I could have been In a home by now at a price that was fair! Buyer beware!!! To make matters worse, **** decided to viloate the code of ethics by sharing my personal information with my family members about my financial dealings with another realtor, and **** texted me and confronted me for going with another realtor! Very unprofessional and agaisnt the law at that.

      During the process of getting a mortgage the communication was awful. I would leave several messages but none would be returned. The only time I would talk to my loan officer is if he answered the phone! I asked several questions & I was assured that the down payment and closing costs would be covered by the gift of equity. And it was not. I only learned of this on the day of the closing. My interest rate went up during the process of getting the mortgage. I was told by my loan officer that the first rate was locked in but less than 6 weeks later I found out my interest rate had went up! Horrible company I will be refinancing as soon as I can to be rid of this unprofessional company.

      This company is/was a disaster from the start and has now sold my loan with no notice.. when I called a bit ago I was directed to a letter in my portal that was dated last week (over Thanksgiving) with a loan transfer of this week.. they didn't even give notice of transfer which I absolutely doubt the legality of this move... Additionally, after several years they overcharged me for escrow two of three years now are taking nearly 200% of necessary money sold the loan to a worse loan shark and it appears I'm going to be stuck with the poor accounting from VanDyk for yet another year with this new loan provider.... Van Dyk literally raised my mortgage by over $500 a month due to poor 6th grade math.. this for the second time in 3 years.... These folks are disorganized and honestly as this is my 4th home with all different lenders this one is the worst yet. Go with someone else because Van Dyk is just going to charge you money and sell the loan to one of the low ballers anyway.. I'd suggest just go with the cheap ones from the beginning and save yourself some money.

      Recently went through the process of buying a home. I was quoted amazing rates. Decided to lock in and move forward- received my first set of disclosures and the rate was more than 0.5% above what I was quoted and locked in at. (I lost trust immediately and reached out to another lender) I questioned what was going on with VD and I was given the run around for a week. (Not a big deal to me at this point since I was now a week into working with my new lender.) I was working with both until I found who would give me the best rate..etc.. Well while VD decided to take their sweet time and not give answers, I wouldn't sign anything. Finally they came back with the same rate that I was initially quoted in the beginning but they wanted me to buy down the rate to the tune of $16,000. Again I asked my loan officer why I had to buy down the rate when I was locked in at that rate already and I was told that when we went into underwriting they changed from one of the fannies to the other and it unlocked my rate, so my new rate was a whole percent higher than what I locked in at. During this time I was sent a document to sign stating that I was not working with another lender. AND I did not sign it. I severed my relationship with VD. I moved forward with my other lender and I was able to close on my loan 8 days early with NO run around from my new lender. Not to mention I got the same rate that I was originally quote with VD. This company is AWFUL. They will give you the run around up until you have no choice but to take what they offer or lose the house. Also, I failed to mention that we are well qualified buyers, great credit, no debt and 20% downpayment. If they will do this to us then they will do it to you.

      A garbage company and terrible staff. Their team member Jessica is even hated by her peers as being unable to do her job or get work done. We experienced first hand how terrible she was and lazy. Even her friends through our recommended party for Vandyke hated her. A company that allows you to lose all hope in buying a home should not be offering home loans.

      Our experience with this company started out okay but after going under contract we decided to use a program we were allegedly eligible for as an active duty military family to help us with some costs during a very hectic time in real estate. VanDyk mortgage gave us the runaround on locking in our rate and waited 15 days before closing to give us a rate that brought the mortgage amount to $400 more a month than the contract quote they had given us. They would continue to say that the program worked that way and there was no way around that and closing would take a minimum of 30 days with the program. This was all in writing. I kept pushing to have the closing sooner if possible so we could lock the interest rate faster but would later be blamed for not doing it. They also had the taxes for the home off by over $100 and two weeks before closing they would tell us we actually werent eligible for the assistance program at all because of our income. They kept blaming us for their negligence and trying to push us to have a $2800 mortgage we couldnt afford. After reviewing our file further after saying the financing is still able to go through, they would find out we really couldnt afford the new mortgage and they had overlooked a lot that wasnt sent to the underwriters. *************************** spoke to us in a constant condescending tone just to later realize they were truly in the wrong and would try to make it right by trying to make us pay down the rate. I regret our decision to trust this company and now have no where to live in two weeks with my two kids because of this companys negligence, not to mention the inspections and appraisal we paid for and lost $1500+ on. We will not be recommending this company to anyone and feel their actions were completely dishonest and misrepresenting and possibly even fraudulent just because they wanted to push through a sale.

      If you enjoy working with someone oozing with arrogance and who speaks to you in a condescending manner because she thinks shes smarter than everyone else, then ************************* of the **** ***************, ** office is the perfect loan manager for you.*************** any sense of empathy towards the fact purchasing a new home is a significant financial event. She prefers to speak in mortgage-uise (her term of endearment she identifies as her second language) to try to show you how smart she is, yet the byproduct of her dysfunction and inability to communicate effectively leaves you more confused and frustrated than when you started speaking with her. After you ask clarifying questions, be prepared to be accused of being non-trustworthy. ** takes any intelligent question as a personal attack and responds defensively.The lack of communication from KL and her associated staff was epic. Without our own extra significant effort, our loan process would have stalled out several times. Routinely there was no follow up from KL or other team members to alert us of expectations or general status updates. Lastly to give a specific example and articulate to make this poor review of her performance more than just a subjective rant, VD sold our mortgage to a new company within 1 month from our closing date and we were not notified. We received an invoice from a new mortgage company we were not familiar with saying we needed to start paying them. We of course thought it was an attempt at fraud. It took numerous phone calls and failed returned phone calls over several days to learn VD had in fact already sold our mortgage. We did not receive any confirming documentation until we got an email response from someone at corporate HQ in MI. When we first reached out to KL for clarification, she instructed us to email customer serv.KL is the most arrogant, unprofessional person we have had to work with that we can remember. Steer clear of **** unless you enjoy the shortcomings explained above.

      VanDyk Mortgage should have been my 1st and only choice for our recent home purchase. But sometimes in life you are blessed with a do ever when you make a mistake and ******************************* at VanDyk Mortgage was to simply put it Unbelievable. The previous lender I originally chose had ZERO since of urgency and frankly wouldnt listen to our concerns in completing the sell for our new home that was on a strict timeline due to the sellers buying a new house. After seemingly wasting 29 of the 45 days with my previous lender that where needed to close on the property and not even getting an appraisal ordered let alone completed I made the switch to ******************************* and ********************** at VanDyk Mortgage. ******************************* is EVERYTHING you would want your Loan Originator to be. He is Very Knowledgeable, Hard Working, Reliable, Transparent, Expert Communicator, just a A **************** Dream Come True!!! Any message I would send him was always quickly returned and he made sure I was aware, comfortable, and fully comprehended each piece of paperwork and step throughout the loan process. ******** got our Deal Closed in 20 days. We missed our original deadline by 5 days No Fault what so ever to ******** and his team. He had our paperwork completed, all necessary inspections done and our appraisal ordered, completed and submitted to the underwriter in just 9 DAYS!!! Unfortunately being Military Veterans and doing a VA Loan we have a few more checks and balances to go through than the standard loans which was COMPLETELY out of there control. ******** communicated daily to my realtor who was then able to talk to and ensure our sellers that everything would be fine and they would not miss their deadline which ULTIMATELY SAVED the deal for our home. Without ******************************* and VanDyk Mortgage we would have LOST our Dream Home. Everything happens for reason and VanDyk Mortgage was able to save my situation from Complete Disaster! Do Not make the same mist

      If I didn't see all the 5 star reviews this company had I would start by saying this place is a complete scam. So I guess it was just my loan Officer ***** From the very start she was terrible at communication only would talk to me by texting or email never returning my phone calls even after requesting many times to call me back and having my realtor ask her to call me. We discussed an amount I needed to stay around for a 2 mortgage on my home and then we agreed on a amount so I went into contract with a investment property. A week before closing (almost a month after our negotiation) she tells me my 2 mortgage month term isn't able to be done in ********** This was after I payed $2,000 out of pocket for *******, appraisals and inspections. As a "Branch Manager, Sr. **** Originator" I believe she should have known or at least communicated she wasn't aware of the laws in ********** Now I'm out $2k and **** continues to blame me. I've talked to multiple other **** officers and Realtor lawyers who have told me this is just bad business.

      Joe W*** in the Okemos office is amazing! He handles the file from start to finish himself so you are not getting passed off to several different people throughout your process. He responded to all emails and phone calls within minutes and was even able to close early. Highly recommend.
