Lived here for years and declining customer care and huge rent increases with maintenance issues and foundation issues abounding. Manager in it for her bonus only.Review from Michael M

Run away from this place immediately!!!! I have been here for 5 years,never been late.For medical reasons,I am leaving,I have been treated like a piece of s*** by this company,6 days without a fridge,stove 25 years old.If they repair something,it's a band aid job.. **************** is on drugs,police are here 24/7.If you are a criminal,your good to go.If you pay your bills,you would be better off in a tent somewhere.7 different managers,3 owners in 5 years. We are so sorry for your dis-satisfaction however Cottonwood Residential no longer manages ********* and have not managed it since 2/15/2022.. This should be directed to the new owners.Review from Carl W.

I have worked in law enforcement for over 28 years, putting my life on the line to serve and protect. I doing so, I always used discretion in my decision making showed empathy for others. With that said, I have resided at ********************************* since 2018 to be closer to my daughter. In that time I have been a good tenant and have seen constant turnover from the leasing office to the maintenance crew and not for the better. this year, with inflation at an all time high and our country facing a recession, my rent went from $2,400 a month to $3,100, to $4,975. Only to complain and have it decreased to still nearly $4,000. On 10/20/22 I informed the leasing office that a home I had under construction was completed and I would be moving out. I wanted to confirm the move out date was 11/9/22. I was informed that since it was now month to month my lease end date was 10/31/22. The Assistant Manager just asked me to send a notice in writing and I could move out and I would not have to pay any additional rent. The manger, *******************************, later overruled her and said since I missed giving them a 15 day notice by 4 days, I would be responsible for all of November's rent despite the fact if I was moving out on 10/31/22 or not. She said 11 days was not adequate notice and this was despite the week before I was in the hospital having major surgery. She said since the surgery or my medical condition didn't incapactate me she would not utilize discretion, even though she could. I am just shocked how the property manager, *******************************, utilized this opportunity to advantage of a tenant in this situation who ultimately thought they were doing the right thing and actually giving them 20 days notice but as it turns out it was 11 days notice, and again this is after having major surgery, being a loyal tenant since 2018, and a member of our law enforcement community for over 28 years. **** you for bringing the matter to our attention. Our goal is to make sure all our residents feel home at last while providing the highest standard in customer service. We would like to speak to each of the concerns brought up in the claim. In regards to your lease terms, it states that a notice of 15-days prior to the end of month is required for a lease to terminate. If the notice is given past the 15-days prior to the end of the month, the resident is responsible for the lease until the beginning of the next month. Please reference the image below which is a screenshot of the terms in the lease. Our staff were following the terms in the lease when they provided you the information and are not able to make any special accommodations without permission from the corporate office. Since the review has been posted, we have spoken with you and agreed on terms to allow for a 30-day notice to be received on October 20th. Our staff diligently works to make sure are residents feel home at last, but also providing clear communication to our residents when it comes to events, lease terms, renewals and other concerns. If a resident has any questions, they can always contact us by phone, email or stop by the office.Review from Od C

This place is a joke. Ive live in their ******* property for years and its slowly becoming a public health crisis. They have sky rocketed the rent, taken away parking, and there is no way to get in contact with corporate if you have an issue. Moreover, if you have a life situation they dont give a ****. They will evict you and wait you late fee in the same breath. They place is not well kept, the noise from the surrounding area is problematic and the lack of communication is a huge issue. The staff are good and sassy and my my my its a s*** show!!! Home doesnt exists here its all fraud and a money scamdont rent here. Thank you for bringing the matter to our attention. Our goal is to make sure all our residents feel home at last while providing the highest standard in customer service. We would like to speak to each of the concerns brought up in the claim. In regards to the rent increases, we are abiding by the guidelines within the **************** and are giving our residents plenty of notice when it comes to their renewal rates. We want to make sure our residents have adequate time to review their renewal and were always in the office to answer any questions or concerns they have. When it comes to parking, we have made some changes to abide by the terms in the lease you have signed, but parking was never removed as mentioned in this review. As stated in Section 11 under Use Provisions (see below) residents are able to park up to two vehicles in the garage and there is a monthly costs. Guests parking is not allowed in the garage and notifications were given to residents with ample time for their guests to find other options to park. The garage parking is for residents who are on a lease. ************* is offered by nearby businesses for which guests are more than welcome to utilize. Reviewing our records for the communication we have had with the tenant, we do show on October 7th, 2022 we spoke with the resident to discuss the late fee and we were able to waive the fee after our discussion. Then October 17th, 2022, the resident contacts the staff in the office to make a payment to his October balance. This isnt the first occasion we have had conversation with the residents about their financial situations and being able to make payments by the due date every month. Our staff diligently works to make sure we are always communicating with our residents, but also letting them know we are always available during regular office office if a resident has any questions or they can always contact us by phone and email.
