Our journey with Ivory Homes has been a mixed bag of emotions, marked by highs and lows, with the unfortunate downside predominantly revolving around the communication between corporate and the sales/construction team. While the overall home buying process had its expected *** and downs, it was the continuous miscommunication and conflicting information regarding landscaping that left a bitter taste in our mouths.Right from the beginning, we were assured that full landscaping was included in our contract, a feature that played a significant role in our decision-making process, especially considering the age of my in-laws. However, as the project progressed, the information provided was consistently inconsistent.The confusion reached its peak when we discovered that the promised full landscaping was not as comprehensive as initially conveyed. The varying messages, from full landscaping to sprinklers, sod, dirt in beds, planter boxes, and finally just front yard full landscaping and trees in the parking strip, left us bewildered and anxious about the final outcome.The lack of communication from Ivory Corporate undoubtedly placed our sales agent and superintendent in an uncomfortable position, and the resulting impact on the overall home buying experience was significant. It's disappointing to feel uncertain about the outcome of our landscaping, especially when it's supposed to extend into the spring/summer of 2024.As *************** our next steps regarding the landscaping debacle, the frustration persists. While the rest of the building process adhered to our expectations, the rollercoaster ride of landscaping miscommunication has left us questioning the overall integrity of Ivory Homes' communication channels. As we move forward, we hope for a more transparent and consistent dialogue to ease the lingering concerns not only for us but, based on our observations, for our entire development.Review from Juan Manuel R

I always thought Ivory was equal to good. What a disappointment. The home has poor finishes, low quality subs, and their homes are overprised for what you really get, which is terrible customer service.I made the mistake of closing on a property that still had items to be finished. I trusted they would come and take cer of them before I moved in. I waited a whole month before I moved in and even after loving in the house for weeks now, they still give me the run around. I ended up just taking care of most items myself.Review from Cody J

Overall, Im pretty dissatisfied with Ivory Homes. They talk a big game but they are just like any other builder that takes short cuts, doesnt fix mistakes, and ultimately doesnt provide value. I think we have about a dozen warranty claims with them after living in this home for only 6 months. When they do respond to warranty claims they try to make my wife think that its our fault. For example; There was a clanking in the ** unit in our attic. We put in a warranty claim and about 3 weeks later they came out to say thats just how it will sound. Knowing this wasnt true I pushed for them to send out their subcontractor who installed it to find a piece of metal inside the ** unit which was making the sound. This is just one example. A very similar think happened with our garage doors. We STILL have a dozen more claims waiting to be fixed! I cannot recommend Ivory Homes in anyway.Review from Ricardo H

Expensive homes, Poor and low quality I closed on my house in may 2023. Ive had multiple issues, some resolved and some not. From water heater problem gas leaks, really bad quality doors, bad paint.Ivory homes has some of the worst communication among builders, It doesn't seem this builder values their clients. I closed on my house in January 2023. Ive had multiple issues, some resolved and some not, but the issue Im bringing here is the fact that I paid over $2,000 for an upgraded pedestal sink in the powder bathroom, and they did not install it. After numerous conversations about them not knowing when the sink would be available, I finally asked to just refund my upgrade money since they had already installed the standard sink. They agreed. 3 months later and I still do not have a refund. This is dishonest and totally unacceptable. *** reached out multiple times and they say they are working with the accounting team. I do not recommend ivory homes. As mentioned, there have been even more issues, but the fact they are keeping their clients money and not delivering the services/products is absolutely wrong.Ivory Homes, Ltd. Response

Ivory Homes messed up on our roof. We ended up getting black mold in our attic, which made us all really really sick. Three of us had really bad reactions to the mold, leaving us with continual serious health issues. We thought we paid for a roof over our head. The contractor cut the waterproof lining So that rain seeped into the attic. They also did not do the nails correctly so the shingles kept popping off. We had multiple roofers come and inspect our roof and attic. They all said that it was the builders fault. So did our homeowners insurance so they wouldnt cover any expenses that we had. We had to replace the whole side of our roof as well as get rid of all the mold. To get rid of all the mycotoxins and mold spores we had to move all of our stuff out of the house, clean the house with emist And get rid of all soft, furnishings and thick bedding, including couches and mattresses. Then we had to clean all of our belongings as we brought them back into the house and buy new furnishings, so that we would not contaminate the newly clean space with the toxic mold, spores and mycotoxins. It was a devastating Disaster, both to our health and our finances. We have spent countless hours and dollars trying to build back our ************ home. I would never recommend building with Ivory Homes. We will never even consider building with them ever again. They brush their contractor so they dont have enough time to do a good job. If they go over there, the lines are heavily fined. They are obviously missing in their quality control.Review from Zachary L

Only a couple of months after signing our agreement with Ivory Homes, my wife gave birth to our twin girls, and we discovered our little babies would need to be in the **** for at least one month. Ivory Homes hadnt yet broken ground on our build, so I asked my sales representative if there was any possible way to backout of our build, knowing that this hospital bill would be ASTRONOMICAL. There was no exploring or considering this option. We were given a definitive no, and were told that we would forfeit the full amount of pre-construction deposit if we chose to backout. Fast forward five monthsthe value of our current home dropped by $100k, as did the value of the home which was still under construction with Ivory Homes. Interest rates skyrocketed, and the monthly payment for our future mortgage increased by more than $2,000/month. We asked Ivory Homes what our options were, but all of the options would have put us in the same impossible financial situation - either sell our home at a loss, and move into the new home at an even greater loss, or forfeit our full preconstruction deposit (15% of the purchase price for the home).Ivory Homes will probably reply to this review, mentioning that they graciously offered to allow us to purchase a townhouse as an investment property, in order to save our pre-construction deposit - and that is true. However, they said that they would keep $20k of our deposit to help them sell our new build, and they would not allow us to offer anything less than their asking price for the townhouse. We would have paid at least $35k more than the townhouse was worth, and we would have forfeited $20k of the deposit. Due to us losing $55k of our purchase power, we would have had to supplement that second mortgage payment by at least $500/month - IF we could even find renters to occupy the property.Review from Marshall M

They now implement the most tyrannical home owners associations with zero regards to home owners and their input. Extremely high prices on anything they deem a "violation". They are the worst violators of a person's liberty to their own private property and treat none of the home owners with any form or respect in any form. DO NOT DO BUSINESS WITH THEM EVER!!!Review from Michael D

I wish they wouldn't make you select one star, as I wouldn't even give them that.I've been in my ivory home house for a year now, and currently listening to them jackhammer up my basement floor because they didn't slope the sewer drain properly, and the basement tolet has never flushed properly. I had to fight with them, just to get them to pull a permit, otherwise they would have just bandaged it up.I won't tell you about the other 27 warranty items that I've only had them fix half of.Review from Kate G.

We signed a contract to build in June of 2021 at the height of the market. We put $15,000 for ******* money because our sales against told us that would make it easier to get picked to build. After getting approved from their preferred lender we went through the whole design process and put another $160,000 down. The house was to be finished in May of 2022. The house is not yet finished as of November 2022. Between now and then the economy and housing market has tanked. Our business we own was plagued with supply chain issues we literally couldnt get our product to our warehouse to sell to our customers which is our entire income. We have worked very, very hard to get back on track, we arent there yet but we are trying. But because of this and interest rates doubling in the past year we can no longer afford this home. We have also been trying to sell our current home for 2 months now (after months getting the run around of not knowing when the house will be finished) Looking back we should have tried to sell earlier but we didnt want to be homeless, also we couldnt have foreseen what happened to the market. We have had only 2 showings in those 2 months, lowered the price of the house 3 times, advertised, painted the whole house etc. but we cant even get someone to come look at it. We have tried to rent it out and offered seller financing but no luck. We owe more on our house than what we have listed it for. So what am I supposed to do in this situation when its no fault of my own about the building delays, inflation, interest rates, housing market etc. when Ivory wont even consider giving us any part of our deposit back? I get the $15,000 ******* money but the $160,000 down payment? When Ivory has every ability to sell the house to someone else for the same if not more than our contract? They refuse to give us any of our money back. This has ruined us financially. This company has zero integrity, or sympathy run away as fast as you can.
