      I Paid a company to install windows and siding at my home. Windows were installed 11-27-23 by a sub-contractor hired by the company. I expressed concern how they are installing the windows and believe they installed them incorrectly. Checked manufacturer specifications and consulted with numerous window companies. They told me my new windows are not to code undersized for the opening and can cause water damage along with all interior window trim and drywall damage. I asked the owner of the company I hired to inspect and make the repairs. Owner denies windows were installed incorrectly. Per our contract old window frames were supposed to stay and new insert windows to be installed. They removed everything down to the studs and did not follow contract or proper installation procedures for pocket fit windows. Owner is unwilling to meet the appropriate repair standards, and unwilling to refund me my money.

      I contracted with Guardian in Jan 2023 for 14 windows and siding. In the sales meeting, I asked if I could order the windows through a 3rd party. ****, the sales manager, said that wouldn't be a problem. I asked who would measure the windows, and **** said he could and would. **** came out a few times to measure & re-measure everything after "running it through production." After many emails(sending measurements/spec sheets/confirmations), I got the final measurements from **** to order windows. In June, SUB-CONTRACTORS installed 2 windows and the siding, which I was very unhappy with. The windows turned out to "only" fit if they did full frame replacements removing the original trim work at an extra cost. The rest of the windows were not installed until November 2023. In the interim, I had made many calls and explained to numerous people that I was unhappy with subcontractors as that's not advertised & the siding work does not look like previous work done by Guardian. I still have no resolution. A Friday before a cancelled Saturday install I came home from to work to 11 of 12 windows strewn on my front lawn. No one contacted me to say they would drop windows off & I have no idea how long they were exposed to theft. This company has ZERO communication. When the next sub contractor came to install the windows, he discovered they were all measured wrong. I spoke to ***, the **** of the company who told me that I have to pay extra for the install and that I could ***************, ***'s own employee, who did the measuring because "he won't be losing money on this." *** also said it was my fault ****** measurements were wrong because **** didn't follow company policy/procedure. *** then accused me of making an "under the table deal with **** to skirt the system" to save money. Now, at the "end" of my job I find out the original subcontractors don't work with Guardian due to their bad work quality, yet I'm expected to pay for all of Guardian's mistakes.

      We have further discussed this with ********* and our office has come to a resolution with her.  The window work has been completed and we should be completing the additional siding work within the next week or so.

      I began working with Guardian in the Spring of 2023. I have had numerous problems dating back to this original roofing project. We had new gutters, leaf guards and coating done. I am choosing to focus on the current problems with Guardian which involve repairs on the new roof/gutters from a storm. On August 8, I signed the contract with Guardian for gutter and roof repair. The gutter was put on incorrectly, they did come back and fix it at my request and put on the end caps. My husband was outside watching and had to tell them the gutters are looking like a "u" and something isn't right. They realized the gutter was too low. The roof color from the coating on the repaired section does not match the original roof color. They forgot the fascia. I have sent emails and texts about this. Last I heard was that someone was coming to look on Nov. 2 and that I would get a call to set up scheduling to repair the roof color in the "next couple of days." I have not heard from anyone as of Nov. 13. Since the original work from spring and continuing with the storm repair, Guardian has had very poor communication. I have spoken to the vice ********** **** on several occasions to get better service/communication. I have tried to contact the president/owner with an email. I have not heard from anyone concerning that email. When speaking with **** I asked about who was in charge and told him about the email to the owner. He assured me that I would not get a phone call from him. My last conversation with *** was very unpleasant. I asked him to not speak to me with the tone he was using, he said he didn't know what I was talking about. My troubles with Guardian not only include poor communication but also failing to fix things from the original work (this wasn't done until the storm damage work was being completed). I chose Guardian because of the high ratings, however, I cannot express enough how disappointed I am with Guardian. Guardian does not seem to value customers.

      On December 14, Guardian came, again, to fix the coding of the roof.  My husband went to talk to them as he was home, they told him that what was previously done was not going to work as it was rolled on.  They didn't know why that was done.  However, the roof is still 2 colors.  I will send pictures that I took on Sat., Dec. 16. 

      I called *****, from Guardian office, and told her the roof is still not right and sent her pictures.  She was supposed to talk to the people in charge.  I have not heard from anyone yet.

      I have not received any communication from the original complaint - is it posted?  Should I have received something from the original complaint?

      At this point, we want to be done with Guardian.  We have paid $6248.50 out of the $8200 owed (original amount was $8594, but they forgot the fascia which was $394, *** sent me an email that we can take that off the total). So, we want to be done working with Guardian, without paying the balance as the project was not completed correctly.  I'd like an email from Guardian saying that we are paid in full for the repair contract that was dated 8/16/23. (4 months later, the project is still not complete/correct).

      We have read ***** request and are not in agreement with how things have transpired or her request to not pay her balance owed.  We contacted *** last week and again today to set up a meeting to look over her concerns in person and discuss.  She did not respond last week, and today she told our production manager that she does not wish to meet any further and does not wish to be contacted any further.  At this point we are requesting the help of the BBB to assist with arbitration in this matter as the customer is refusing to meet or communicate with us any further.

      I read the response from Guardian per my request to be finished working with the company.  I would like to address a few points made in the response.  I have never said I dont want to meet, nor did I request not to be contacted. The opposite is in fact true. I have reached out to Guardian on many occasions with no response. They claim Guardian reached out to me last week and I never responded; I was never contacted last week to meet in person.  I was contacted only today (12/19) about a meeting tomorrow.  (This came after I sent a message about not paying the balance as the work is not completed correctly).  Unfortunately, I work and was given one day's notice.  I told ***** next week would be better and that I would get back to her.  I am more than happy to talk with Guardian, as that is what I have been wanting all along. 


      Below is a record of all my contacts/and lack of response from Guardian.


      8/16/23 - Signed contract for repairs to be done on roof from storm damage (I was told to get insurance taken care of fast so I can get on the schedule before the weather is too cold for the coating. I was told the temperature needed to be above 50 degrees, later I was told 30 degrees, then 35 degrees)


      9/15 - project started, left unfinished with no communication as to when Guardian will be back


      9/29  left **** a message about roof - asking when will they finish - NO RESPONSE (only to find out later he no longer was with the company)


      10/2 Text to ******* asking when project will finish as I hadnt heard from anyone


      10/4 -**** came to do the coating - sent a message to **** saying color didnt match. Said it needed ***** days 


      10/7 - **** came to work on gutters/guard. (They were not hung correctly). I also had him repair 2 problems that were never fixed from the original work done in the spring, since my repeated requests to have these fixed were never answered.


      10/9 **** came to fix gutters as they were hung wrong and he didnt have caps on the end (I told *** about this saying we were concerned about animals/birds getting in, in a later phone conversation *** yelled at me saying they dont make gutters that are animal/bird proof, I just wanted the end caps put on and it hung correctly)


      10/10 - sent email to *** about the many disappointments we were having, asking for him to make things right as I do not want to write a bad review or contact BBB, Id rather work with him.


      10/11 - *** sent a message after I said we will hold payment until the roof is fixed. He said that they will come in a week to do blending to help with roof color and/or inspect roof.  - NOBODY CAME


      10/30 - left voicemail and email about no response to fix our roof


      11/2 - I called, asking for *** or someone to please call.  *** did, it was a very unpleasant phone call.  He told me to stop talking (I did interrupt when he was saying something that was untrue based on his email).  I asked him about the roof temperature and coating work. I said we wanted to be there when they work and would like notice, he did not understand why I wanted that. He said hed get back to me about a plan.  He texted saying **** will call in a couple of days to coordinate the scheduling of work.  NOBODY TEXTED IN A COUPLE OF DAYS


      11/13 - BBB complaint made


      11/22 - email sent to *** asking for update - NO RESPONSE


      11/27 - text to **** asking about when the roof will be worked on - NO RESPONSE


      11/30 - someone came - but no evidence of work


      12/1 left a message for ***** asking what happened as roof looks the same, asked for someone to call me - NO RESPONSE


      12/12 - They came to work, ran out of shingles - ***** did call to tell me


      12/14 - came to finish roof - my husband talked to workers, they said the coding should have never been rolled on in the first place


      12/18 - called ***** - roof still not correct, sent pictures


      12/19 - I sent a message about wanting to be done working with Guardian.  It seems as though Guardian is unable to fix the roof, and was unwilling to talk to me.  


      12/19 - I finally get a response from Guardian accusing me of not communicating or wanting to meet.  Interesting, given all the attempts I have made for Guardian to communicate with me about the ongoing roof color problem.

      ************** for cedar siding repair and full exterior home painting with 15yr warranty in February 2022. Paid roughly 50k all in. Paint wasnt applied until sept. 22.By December 22, paint was chipping and peeling all over exterior. For the last 10 months I have called and spoke with several individuals to resolve.In July, they prepped our house to repaint, and have not been back. We have paint chips everywhere, half of the house is exposed without paint, windows and fixtures are still taped and covered, downspouts were left off. No one will call me back with a plan

      Hired company to do roofing project. They came to do what they called softwash & conditioning, the day they finished 3 of my 4 skylights were leaking, showed workers before they left. After numerous attempts to get them to admit they damaged i was accused of trying to scam there company. They said what they did could not cause this problem.

      We do understand ****'s frustration.  Unfortunately, there is nothing that is done in the roof washing process would CREATE a leak as it is not pressure washing and is equivalent to the pressure of a standard home water hose.  While we do understand that the roof washing process *** have Exposed a leak problem, it would not have been anything in the process that would have created the leaks.  It is not uncommon for 20+ year old skylights to have problems with seal, glass, or flashing failures, and it is likely that the roof washing process *** have exposed these issues.  We have given **** multiple options for her skylights which range from No additional cost to her for re-sealing as well as options for re-flashing or fully replacing at a substantial discount to what normal replacement cost would be even though the issues that have been found were not created by us.  We are currently waiting to hear back from **** on which option she wishes to move forward with.

      [Please type your response here.]your response to my complaint is very disappointing. First no customer should be spoken to like **** handled the situation. The fact that there was an inspection done prior to the wash, (Which was like no garden hose I've ever seen)with no problems found with skylights.

      The last verbal conversation with *****, she mentioned visual problems spotted in photos and was forwarding them to roofing team. Photos were also sent from inside my home, to prove NO existing water damage. (Which is what we were accused of )

      The most disturbing part of response. **** told the ONLY thing company was willing to do is caulk. It wasn't til filing complaint that there are other offers of resolution.

      Our latest conversation with ****, last week, was going through the options for her skylights and roof again after she was on vacation and she was going to review quotes from different contractors and her husband to discuss how they wanted to proceed.  We are waiting to hear back from her on what she has found out and decided on next steps.

      The skylight leaks were not created by Guardian, they were discovered during the roof washing process.  After numerous options were provided to the customer, on various occasions, they have rejected all provided options, alternatives, and attempts to resolve this issue amicably.  At this point the customer has requested to cancel and therefore breach the contract with guardian well after their federal right to rescind and after the work has started.  In order to prevent us from pursuing our legal options in this matter, we are requesting an arbitration with the BBB to assist in resolution.

      2/25/21, I signed a contract with Guardian to replace our windows & siding. Weve paid $91,047; $19,015 to be paid at completion. We have been told many lies, our property has been damaged, and Guardian has not adhered to the contract. Window installation started May 2022. Our driveway was damaged and the the lead ********* damaged our inside window trim. A Guardian Manager said all our inside window trim would need replacement. The windows were to be stained by Spectrum Interiors per paperwork. ********* told me Spectrum didnt do interior work anymore (found out to be wrong!). Other stainers interviewed. After 6 month delay, Guardian planned on their painter staining the windows at no charge to make up for all the problems. Now: windows are too dark, scratched, with stain spilled on carpet, walls and baseboard heater. Window manufacturer states the windows should be finished immediately. Windows are still bare wood with no trim. Guardian asked Spectrum to stain new interior trim material & fix/stain/finish windows in Spring. Siding work started 7/2022. The siding was not installed per manufacturers specifications: field cuts were not painted or caulked, 1/8 space was not left between the siding and trim, and house wrap was not extended at least 1 below the sill plate. The siding manufacturer says the warranty will be voided. ************ was not reinstalled. A Guardian Manager agreed we didnt get frieze board because not enough siding trim was ordered. The Manager said what was taken off should be put back unless stated differently in the contract. The projects specifications also call for Prefinished trim boards for Water Table and Base Trim. We got no prefinished base trim boards! After 5 month delay, Guardian said they would make siding weather tight before return in Spring. Now told we would have to pay more money for Guardian to come back before Spring. This is a partial list of damages. 100s of pics, texts, emails avail. 2 years of frustration!

      On February 21, 2023, a representative from Guardian met with me for 2.5 hours reviewing and taking pictures of all the issues at play. The representative was very knowledgeable and thorough. However, over a week later, no schedule has been given as to when I will receive a Final Punch List or when any of the work will be completed. I understand much of the work needs warmer weather to complete, but having the Final Punch List and a schedule or a plan in place would be helpful since we have been waiting so long. In the meantime, our siding is not weather tight, our garage doors are not sealed, and we have not received any updates regarding the staining/finishing of the windows and the status of the window trim that was supposed to be delivered weeks ago. I was told by a Guardian employee that things would be made weather tight during the week of January 16th. It's now March, and I am still waiting without any schedule or expectation when this will be done.

      On Nov. 11 2022 Guardian was in the neighborhood and we asked for an estimate of flashing leak on our roof. The person did look and gave us an estimate. We did a verbal agreement of the estimate. He called the company and got our down payment of $ *******. The person on the phone ***************************** said she would send a receipt and a signed contract that we verbally agreed to. We received the receipt of what was down paid but not a contract. We called and even emailed for a signed contract. Never got one. They said job is not that big and could get to it soon. There have been plenty of nice days since Nov. to have the job done. It is now Jan. 2023. Tried email again, no response. Called and a different woman answered and when told her what we wanted she just said we were on a list of people to have their roof repaired, never did she ask who we were and that was that. On Jan. 11th we emailed ******** again. No response. Used their web site mail with same email we sent *******. No response. Tired of Guardian's no response and no work done. Just send our payment back and we all can move on.

      In September of 2022 I had Guardian Roofing, Siding and Windows out to **** *********. ******, ** to provide and estimate for a shingle over. ***** was the estimator that inspected the project. I told him that I was listing the house and that the work needed to completed in October, and he agreed to that. I told him the verbage needed to be in the contract or I could not agree the work. With his promise I wrote a check for $1,500.00 to get my project on their job list. After that,I heard nothing from the company despite numerous phone calls. The home was listed in October with "new shingles" added as a selling point. October came and went, November came and went, and the home eventually sold in November. I had to comp the buyer $5000.00 because the work promised was never accomplished. I received a phone call from Guardian in December of 2023. Their representative said they could begin the project on December 22nd. I told her the house had already sold and that I had to comp the buyer the $5000.00 balance for the shingle over. I have been damaged the $1,500.00 down payment and the $5000.00 comp to buyer. I am demanding $6,500.00 in damages.

      ******************** signed a contract on September 19, 2023.  In at least 2 different places in the contract it was specificied that the Minimum Current Timeframe for the project start would be **** weeks.  ***************** initialed specifically next to one of these timelines and another was written in a highlighted section on the first page of the contract, so it was highly visible and not hidden at all.  We had reached out to ******************** a number of times within that **** week timeframe to schedule his installation only to be told that he had sold the house and no longer needed the roof done.  ******************** was well outside of his federal 3 day right to rescind at this time, and we were attempting to schedule the installation within the quoted timeframe, therefore if ******************** wishes, he can send us an official notice that he is willifully choosing to breach the contract and we will be happy to work out a resolution with him.

      During the sales estimate I told *****, Guardian's salesman that the house was listed and that the re-roof needed to be completed in October of 2023. My cell phone and email records prove that I was continually calling and emailing Guardian with zero response. The first response I received was one call-back from Guardian during December of 2023. I told the Guardian rep. that the property had already sold, and that I need the $1,500.00 deposit refunded. They now have my $1,500.00 deposit and breached their contract. They knowingly sold work they knew could never be completed on time, I'm certain I am not the only complaint. They just admitted in writing to their own breach of contract by attempting to get me to sign a breach of contract. They are keeping money they did not earn or have any legal right to it which is again, the reason why they want me to sign my rights away.  [Please type your response here.]

      ******************** was made well aware of what the timeframe for installation was going to be at the time of contract signing.  It was put in 2 different places on the contract (Images attached).  ************************ claim that he was the one that had to continually initiate contact is also false, see the attached screenshot of his reply email for a color authorization that was a response of our production team reaching out to him far prior to when he claims he had to call us.  We have additional call log records showing calls to ******************** after that color authorization to schedule his installation, which was well within the **** week time period that he agreed to during the contract signing on September 19th.  ******************** is well aware he is attempting to cancel his project after the Federal 3-day right to rescind has passed simply because he sold the home and just no longer wants the work done.  State and Federal laws, as well as our contract, are very clear that if a customer chooses to cancel their contract after the federal 3 day right to rescind that the contractor is entitled to recover any costs incurred for the project as well as a minimum 10% expected profit.  To date, costs incurred for ************************ project exceed the $1,500.00 deposit that he has provided, and I am sure he is aware of this which is why this complaint is nothing more than ************************ attempt to fraudulently and maliciously attempt to get out of a contract that he had no intention of honoring.  We are willing to discuss a resolution with ******************** to sign a cancellation agreement, however at this point, his continued attempts to damage our reputation through a BBB complaint are going to be taken as an attempt at extortion through fraudulent information with malicious intent and if they do not cease, we will have no choice but to pursue taking legal action for defamation, slander, and libel to the full extent and penalties allowed by law against all involved parties.

      We had our house resided in 2020 by Guardian Home Improvements. We paid them around $30,000 to do the job. We were told that we had a 10 guarantee on the siding. Recently, within the last 3 months we have had the top row of siding in 3 locations blown off the building. We have called Guardian several times reporting the problem. About 2 months ago we were told that a work order had been put on our job. We have not seen anyone to repair the siding. I believe that they are just stalling us because we are a distance from their company. They knew that when they accepted our job. The repair would take someone that knows how to repair about 30 minutes to an hour.

      Guardian has been in contact with this customer, and the service has been scheduled (weather permitting). 


      Guardian's warranty obligation states "Guardian shall perform its warranty obligation within one hundred eighty (180) days after inspection and authorization by Guardian if a Customer makes a valid warranty claim."  
      While we understand the customer wants the defect corrected as soon as possible, Guardian is well within its warranty obligation timeframe, according to the complaint submitted by them.

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.
      They keep saying that they are going to come and fix the problem but then we never see them. At the time of installation there was no person from Guardian that inspected or did any quality control. The crew Guardian subcontracted for this job was very limited in their skills. One person knew what needed to be done but 4 or 5 other people that were installing the siding seemed to have no knowledge of what to do. During this period the on site project manager for Guardian quit and the only person in charge was the subcontractor. We have had other work done on our house and their carpenters pointed out several places where the siding was not done correctly. If siding can be blown off the side of our house I definitely feel it was not installed properly. So far it has only been the top piece of siding from three places currently. We had other top pieces blow off and we were fortunate that the other company we had working for us replaced the siding that had blown off. If the siding had come off in a different circumstance I would probably not be as upset, but I have looked at the pieces and there is no sign of any nails or any other object that would hold the siding pieces on the house.

      if I have to get the job done by someone else and have to pay for it I will be very upset with Guardian and will do my best to let the public know that they are not a responsible company to do business with.

      Since our last email to BBB we have had a favorable response from Guardian. We are very happy with the fact that ***** came out and fixed everything. We have appreciated his skills and have total faith in his work. So in essence I am saying that we are completely satisfied with Guardian and will not be forced to do anything on social media.       We signed a contract on March 14, 2022. Guardian was to replace all the trim on our home including corner boards, soffits and fascia and add shake siding on one peak of our house. It was suggested that work *** begin as early as May 2022. Since then I've made many phone calls approximately every 2-4 weeks, several of which Guardian did not respond to. Our "relationship manager" ****** promised to call us many times and oftentimes did not. It felt like a game of me chasing them to get info. When I did connect with someone I was given a variety of stall tactics including: -they were waiting for "custom materials" to be delivered, -we're awaiting composite materials, -we're waiting for corner boards, -all materials were in but they can't book out more than 2 weeks because of weather -our order is in and ready for delivery -everything is in except our custom corner and window trim -everything is in except soffit and fascia We were told so many times work would start in the next 2-3 weeks. It finally occurred to me today that we were being scammed. ***** in Production promised to call me back yesterday after saying our materials "quite frankly should have been here by now." After no call back I left a message for Sales Rep ******** Production Manager ******************* responded. He told me everything was in except the soffit and fascia. I learned the wrong color trim was ordered just to add to the mess. *** offered to conference call with their supplier, Gulf Eagle Supply. We spoke with ********* I asked when our order was placed. She said August 16, 2022. I asked her to list what was ordered and it was everything except the shake for one peak. That means all those months of phone calls were lies. So frustrating. I told *** we were done with them and want a full refund. He said someone will call me by Monday 9/19/22.
