      Garrette Custom Homes ****. Not one pleasant moment in buying this poorly constructed home. Had a pre inspection of the home before we moved in. Structural issues, nail holes in the roofing shingles leaking into the attic and more. One year later ,.....they have not addressed the problems. They just deflect. I'm sick that we were this stupid. Who is the Kitsap County Inspector or ************ City inspectors responsible for passing Garrette's inspections so these inferior homes could be occupied. Is someone giving favors or are the fat _ _ _ inspectors to lazy to get into the attics (probably couldn't get up a ladder!) We are not the only suckers in this neighborhood. Talk to anyone here in this neighborhood and they most likely have had and are still having issues with Garrette. I AM THINKING A CLASS ACTION LAW SUIT BY SOME 50 HOMEOWNERS COULD WORK TO PUT PEOPLE LIKE GARRETTE OUT OF BUSINESS! It is sad to pay over half a million for such deplorable workmanship to a company that doesn't care and takes no responsibility. No customer service, little or no response. Our site manager stated, after we confronted them about our gas stove top moving around. "Oh we fixed that." so-o-o I gave the top a push and it fell into the drawer below. They cut the hole in the counter top to big and were trying to hind it so they wouldn't have to replace the counter top. That is but one small issue.

      Purchased a home from Garrette in 11/2018. Immediately had water issues which existed while the home was being built. Water flooding property, water under the home, drains not working, standing water everywhere. Was told it was due to once in a 100 year rain event on more than one occasion and it would go away. Company sent subpar subs out to try to resolve the cheapest way possible basically masking the problems. Continually from purchase date to the date of this review responses were/are spotty or unresponsive on these issues. After several attempted repairs it was found that our foundation and roof drains were never hooked up to the community storm drains. Finally after 2-1/2 years of complaining this was corrected by a quality company and it was done correctly. During this repair some very expensive landscaping had to be removed and I was told that the repair company doesn't re-plant the landscaping. I was told by Garrette customer service that they would have a landscape company do this part. When repair was finished Garrette was contacted and told the area was ready to have the plants re-planted. I was told that the soonest the landscape company could come out was 2 weeks. My beautiful plants would die. I complained loudly but still to save my plants replanted all of them myself. Two days later a guy pulls up unannounced and said he was there to plant some plants. I responded he was too late, no one told me he was coming and I had already re-planted everything. Again, POOR communication. I have personally had to take care of the standing water and drainage issues on the property. Still have issues of water collecting under the home due to very poor grading. The home was built on a downhill lot and little to no water mitigation was done during the original property development. Company seems to have gone deaf on this issue now. Was told that this would be addressed but after text messages and no response I'm guessing this won't happen at this point. Had a roof leak around the chimney and when I notified Garrette customer service was told the home was out of warranty and they could recommend someone to look at it. It was found that when the chimney was installed the caulking used was cheap and had hardened and broken down. A simple cleaning of the old caulk and re-caulking with a quality product solved the problem, NO thanks to the people at Garrette Homes. The home is built well BUT the attention to detail and service after the sale is let's say just WAY less than stellar. Once they have your money it's on to the next project. Sincerely, Not a happy buyer!

      A thorough review of the Customer Service history shows that Garrette Custom Homes responded to the homeowner concerns as they were received. Drainage issues were treated by installing additional catch basins and additional drain rock, repairing a connection of the footing drains and roof drains to the main drain line, and adding an additional 15-foot French drain to the rear yard. This was understandably a frustrating time for the homeowner as we worked through all the diagnostic steps and completed the work. Upon completion of this work, we received an email from the homeowner stating the yard drains appeared to be working as intended.Late in 2020, one year past the Garrette warranty period, it was determined that the crawlspace drains were not connected properly. We had our excavating company dig up the main storm line in the front yard and repair that connection. This proved to be the final fix we were looking for to solve the drainage issue, however the work was disruptive to the front yard and existing landscaping. The homeowner was unhappy with the initial estimate of two weeks to replant his trees and while we were looking for an alternate solution, the homeowner replanted them himself. On 11/10/21 we had a final inspection done under the home. We received a written report stating that the drains are working as intended and that small residual water still visible under the home is well within the **** Warranty Performance Guidelines. We understand the favorable inspection findings were shared with the homeowner the day of the inspection.A communication was sent to the homeowner as a follow up to his concerns.

      We hired Garrette homes to build our home in ****** and moved in a year ago. Right off the start there were problems. No one seemed to know what the others were doing. I never will have them build for us ever again. We have tried to give them the benefit of the doubt because of what is going on now. Once they got their money you're on your own and good luck with getting problems resolved you're own your own. It's not right! I wish I knew then what I know now. Just sharing so others won't experience what we have gone through.

      We bought a Garrette home in 2019. The list of problems are long. Sub floor not screwed down properly. Did not connect lot drains to street storm drains that exist. Entire 3 car garage driveway replaced because of poor flatwork finishing. Very poor subs used. These are just a few of the issues. Our neighbors who also have Garrette homes have had and still have many issues also. If you see Garrette as builder I strongly advise against buying one of their homes.
