      This apartment complex had an issue with a high turn over rate with leasing agents. Im not sure if this is what is causing the issue but I was given a $350 dollar concessions for the construction be completed on my building. Upon receiving this I had made several calls regarding my ledger and resident responsible portion for rent. I requested for ledger to be updated prior to making payments so I would not over pay as I am on a limited income. I currently have a section 8 voucher and was told that once my payment was received from the county that ledger would be updated and I would not receive late fees at first. However my payment from the county had been received late. I explained to the management staff that the payments from the county would be posted and not considered late however, I still received late fees. In addition to this I receive notices that stated I owed balances for utilities that seem to be a little bit too high in the 100s thay are usually in the *****s range as they are prorated and there are two people in my unit.. I know this is due to the ledger not being adjusted correctly. This issue continued on for several months, I requested for the ledger to be printed and found discrepancies as my resident portion on the ledger does not reflect the correct portion that is agreed with the county. I explained this to the office. I also provided documentation from the county of my portion that is to be expected each month in addition to the parking and storage fee that I have. However, there has been no adjustments. I received six late fees of $150. That I know if the total amount was entered correctly in the beginning that the ledger would have been up-to-date and I would have known my correct utility portions to pay with the amount of rent I am to provide per the county each month and avoid any issues. I have began to pay these fees as this puts my voucher at risk. However I know I am over paying and should not have received late fees as.

      Hello,

      The Echo Lake Property Manager and Team have been in contact several times with this resident regarding their balance. They have gone over it several times to specify what the resident did and did not pay for that month. The Property Manager spoke with the Housing Rep in the past, with the resident present in the meeting as well. It was deduced that housing provided the correct amount, but there was a month or two where housing provided an additional payment. This was a temporary influx and not an adjusted amount going forward. The Echo Lake Property Manager will be reaching out again to connect and hopefully clarify any additional concerns.

      My housemate and I moved out of our apartment at Echo Lake Apartments on 11/03/22 to a house. Due to the cancellation fees we decided to let our lease expire normally in *******. We had a monthly autopay set up for the lease which we left on. On 01/03/23 we were charged for the full monthly rent for ******* rather than a partial charge for the handful of days between the beginning of the month and our lease expiring. I noticed this when checking my finances on 01/09/23 and I got in contact with them immediately. I was assured that they would be sending me a refund for the balance w/n 21 business days (02/07/23). When the check didn't arrive I called them back and was told it was in the mail. They assured me they would get in contact with me within a couple of days with more information after contacting their accountants. I've continued to call them back regularly and been assured each time that the check was likely in the mail and they would call me back with information, but at no point have they initiated contact. When I contacted them today (02/20/23) they said it would be another two weeks with no explanation as to the continual delays.

      I left my apartment March 20th and still havent received my deposit back. They also refused to do the walk through with me and Im not sure if they looked at the before pictures before charging me. There were over 20 because there were lots of issues. It was a rushed move before Covid lock down. So they said submit images. Put over 2k down and was told Id get around $700 back. Ive called left a message and emailed and am not getting a response. March 20th - June no deposit. I filled out a form at the office with my new address.

      Hello,

      We took the time to look into this matter, and per our records, we discovered that after moving out in 2020, we were never provided a forwarding address and 3 checks were sent. The Property Manager has emailed the past resident directly and provided them with a link to the *************************** of ******* to claim the funds.

      I am rejecting this response because:I switched apartments in 2020 from building one to building four. I had to pay $1000 to switch and another move in deposit. Which was not disclosed so I paid a lot of money.

      I switched apartments in 2020. But I didnt move out until this year 2022. I use to be in building 1 but traded to building 4. They also made me pay the deposit again plus an extra 1k. They didnt tell me Id have to pay all that to switch. 

      Im waiting on my deposit for *****. Which they said is $700. I dont think they checked any of the before damage pictures because $700 is really low. 

      I moved in rushed for building 4 because it was right before lockdown. There are over 20 pictures sent to ****. Who doesnt work there anymore.

      When I moved in the fridge broke, the oven door fell off, there were dents, small holes, water damage and stains on the bathroom floor. It had issues. They said the pictures will make sure I dont get charged.

      I also had a hard time leaving. I informed them I was going and they tried making me pay more because I guess they didnt share with one another that I was leaving. One women said she found the email so they let me leave after filling out a paper saying Im leaving with my new address.

      Hello,

      Per the move-out statement for apartment ***** (see attached) and as the Property Manager has previously communicated, there is no refund for that apartment at Echo Lake. There is a balance owed and in addition to the email sent with this statement attached a copy was also mailed out to the forwarding address provided.

      I am rejecting this response because: I have an email from them saying they have tried to send 3 checks because they owe me. And they do. I have not received my deposit back for ***** and I will submit the email from the office manager saying she owes me money. 

      This apartment is not organized. There is proof of payments showing me living there until 2022. There should also be a record of my deposit not coming back to me. They are trying to make me wait it out until it goes to collection. Last email she said my check went to collection which was not true. I checked. I want my deposit back. 

      I also submitted a email from one of the office women telling me how to adjust my rent for 2022!

      I lived in two apartments at echo lakes. I paid two separate deposits for each apartment and $1000 to trade apartments.

      **** the office assistant didnt tell me I had to pay another deposit on top of the extra $1k. I wouldnt have done that if I knew because it would have been cheaper to leave. She told me right before the Covid lockdown. So I had no choice but to pay another deposit. Her real name is ********************************* and she no longer works at this office but they need to read her work emails and her records because all the money orders were given directly to her. That is A LOT of money I have missing. Also how do they not know I lived there for two more years?! I had to sign paperwork to keep living there. It makes no sense.

      The office has told me they would send my deposit in the mail. Then they told me its gone to collections. Then they told me they sent three already but they were returned. How were they returned if you didnt know I lived there? Last I talked with them they said they will send a new one. I am waiting. and Im **** sure they are trying to take my money or make it inconvenient because they tried sending me to collections without checking the history. Again how do they not know I lived there until 2022? What happened to the deposits? What happened to the pictures, the emails and all the paperwork they made me come in to sign? Especially the one saying Im leaving with my new address! I made sure to add it for them to send the deposit so we would be done with one another. 

      And the last message on this site tried saying they dont owe me; THAT is incorrect.! Please give me back my deposit for 4-411.

      I am rejecting this response because: They are lying. There was never a letter mailed out. I also pay the post office to scan my mail. Never got anything. They also told me that they owe me this amount. I even have an email stating they will re send me the check. But they never did.  Email of them saying they will have it re sent is in the attachments.

       

       

       

      Side note: they owe me money and suddenly I owe them what they said they owe me ? They also said I moved out in 2020. They really need to get in contact with the last office women; ****.

       

      And if you look at my last payments they were higher then normal.

       

      I dont know where they are pulling this IOU of $700+. I really think theyre taking the money they owe me and trying to make me double down over a typo or misunderstanding on their end. I paid two separate deposits +1k this is over $6000 given to them. I was upset when they told me Id only get around $700 and I kept asking them to check the 20+ pictures of previous damage to ensure I didnt get charged and here they are.
