      I was told by other agencies that it is common practice among all other reputable property management companies to work with the tenant if indeed they are giving notice which allows the agency time to rent the place. The agency's biggest concern is getting the house on the rental market asap so they can get it rented.360 RENTED OUR HOME TWO DAYS AFTER WE MOVED.It was on Zillow for 48 hours and then 360 told us they had it rented....but that the new renters would not be there until May 2 *** they again demanded we pay the rent for ******** and again we were fully moved out by ***** 3.Imagine your frustration hearing they rented it within 48 hours but didn't bother to find a renter who could move in right away and alleviate the MISTAKE THEY MADE Here is the simple breakdown 1. Called in on March 10th to give 20 days notice as required. 2. Moving on ***** 1 meant we had nowhere to live until our new home move in date of ***** 3.3. I asked the employee/office manager for advice with this issue.4. Employee of 360 put me on hold to ask other advisors.5. I was then told that I can feel relief as the 20 day rule is for 20 days FROM THE DATE OF THE NOTICE I SIGN and does not have to be by the end of the month.6. We signed the 20 day move out agreement on March ********************************* (the 10th)7. We moved out and spent 3 days cleaning the home 8. We received an email on ***** 3rd saying we owed them the entire month's rent for ***** because we were not moved out by the 1st.9. I called and argued with the manager who asked me to come in and talk.10. I was told by 360 that I made the mistake of trusting their employees' advice and that I still owed the $2650 rent for the month of ******** *** that I needed to give them all the keys even though I was technically still renting the home for *****.

      We do not understand the basis or justification for this complaint.  We did not ask the tenants to move out, they submitted a Notice To Vacate and sign the form stating that they were responsible for the whole month of April's rent, and then when they found out were would be taking it out of their deposit it became an issue.  We are not sure what agencies told the tenants that property management companies do not adhere to the Washington RCW's regarding the 20 day notice requirement but we have always adhered to this and it is bolded and highlighted on our notice to vacate form.  The tenant came in to my office and we discussed their situation and he knew we are legally allowed to charge them for the whole month of April's rent but we did not.  We only charged for half the month because they did leave the home in decent order, and we were able to re-rent it quickly.  The tenants have no legal right to any additional refund and know that we could have legally held them responsible for more.  We do not agree to any further refund.  I have attached a copy of the signed Notice To Vacate.
