Your account was transferred to our office on April 15th,2024, regarding move-out charges from vacating unit #**** on September 5th,2023; we did not purchase the debt and are not required to hold a direct contract with you as we are collecting on behalf of our client. We initially notified you of your account in collections and your right to dispute it upon placement in our office. Since then, we have received disputes that have been responded to in compliance with the ***** and ****. Please see the required verification of the debt for your review.     They never sent me any e-mails stating I owed $142.50 for a past bill. All of a sudden I found it on my credit report and paid them immediately th $142.50 on 08/12/2025 PAID IN FULL

    We are Columbia Debt Recovery,LLC, doing business as Genesis, a third-party collection agency working on behalf of our client, ********. Your account was placed with our office on June 16, 2025, for move-out charges associated with Unit #8-206, which you vacated on January 24, 2025.
    At the time of placement, an initial notice was sent to ******************** advising you of your right to dispute the debt. For your convenience, a copy of this letter has been attached. In addition, our client mailed the required Initial Resident Letter after move-out on February 14, 2025, notifying you of the outstanding balance prior to the account being referred to collections.
    Now that your account has been paid in full, we have requested the deletion of the tradeline from your credit report. Please note that credit reporting agencies update their records according to their own processes and timelines. Because of this,changes to your account may not appear simultaneously across all credit bureaus.

    In 2023, I applied for housing with *** Championship Ridge and was denied. I paid a $150 deposit, which cleared successfully, and I have bank documentation proving payment. I was never informed of any waitlist or associated fees, nor did I consent to be placed on a waitlist. In 2025, I was unexpectedly contacted by a collection agency regarding a $200 debt allegedly owed to *** Championship Ridge, claiming that $150 of my deposit was returned as ***. This claim is false, as my payment cleared in full. When I provided proof of payment to the collection agent, he responded rudely, stating, Youre not gonna get luck with that, and dismissed my dispute. This is an unauthorized debt, and I am requesting that it be removed from any collection activity or credit reporting. I have attached proof of payment and my original denial documentation for review.

    I am rejecting this response because: Last representative I spoke with told me I wouldnt get anywhere and that it was no point of disputing it and it states :

    Under the Fair Debt Collection Practices Act (FDCPA), you have the right to request validation of the debt.
    If they cant provide proof (like the original lease agreement, balance details, or documentation showing you owe it), they cant legally collect it.

    Which I have shown **** numerous times before and your representative denied it and put in favor of the company claims even though theyre records are false and I have shown proof numerous times. 

    Your representative also said that the company is claiming the ****** went back as NSF ACH which is Also false ai have records Of the payment being sent when i applied to application and they denied me. So, therefore  this debt is not valid. And it isnt fair to be put on my credit report form something I was denied for. And had no agreement with being placed on waitlist.

    Im submitting this complaint due to a lack of response from Columbia Debt Recovery regarding a disputed portion of a debt placed in collections. Despite multiple attempts to resolve it in good faith, I was ignored, and my credit was negatively impacted.On June 10th, 2025, I received notice of a debt allegedly owed to Terrace Station and I promptly emailed Columbia Debt Recovery/Genesis to clarify that while I accept responsibility for part of the balance, I am disputing certain move-out charges I believe are inaccurate. I attached documentation and explained that I had also contacted the former property management without receiving a reply. I followed up via email and submitted a dispute through the companys website, again offering to pay the corrected balance. I received no response. Instead, they reported the debt to the credit bureaus without marking it as disputed or addressing the documented concerns I raised.This handling may violate both the Fair Credit Reporting Act (FCRA) and the Fair Debt Collection Practices Act (FDCPA):FCRA 1681s-2(a)(3): Furnishers must notify credit bureaus when an account is disputed.FCRA 1681i: Disputed accounts must be investigated within 30 days.FDCPA 1692g(b): Collection efforts, including credit reporting, must stop until the debt is verified if the consumer disputes it in writing within 30 ******* efforts to resolve this have been entirely ignored, despite clearly asking for a fair review and offering to pay once the balance was corrected. Instead of engaging with a cooperative consumer, they damaged my credit without proper process or communication.Desired Resolution:Review of the attached documentation and my submitted dispute Temporary removal of the negative credit reporting during investigation Correction of the balance to reflect only valid charges Closure of the account once the adjusted balance is paid in full Ive attached my original communication.     Columbia Debt Recovery, LLC, doing business as Genesis, is a third-party collection agency engaged by our client, Thrive, to collect on your account. Your account was placed with our office on June 9, 2025, in connection with move-out charges related to Unit #W248, which was vacated on February 16, 2025.
    Upon placement, we provided notice of the account and informed you of your right to dispute the debt. In response to your written dispute, we provided verification of the debt in accordance with the Fair Debt Collection Practices Act (FDCPA) and the Fair Credit Reporting Act (FCRA). Our client has confirmed the accuracy of the charges. Initially, a full months rent was assessed on February 1, 2025; however, that charge was corrected to reflect only 16 days of rent for February. Because the lease ended on February 7, 2025, a month-to-month fee was also assessed for the 9-day period following lease expiration. These rental charges have since been paid, and the remaining balance consists of cleaning fees, paint, and prorated carpet replacement. For your review, we have attached the ledger, invoices, and photographs. If you have any further documentation or information indicating the balance is inaccurate or not owed, please forward it to our ********************* at *********************************************************************** so we may conduct an additional review.

    I have reviewed the response made by the business in reference to complaint ID ********. The only part of this resolution that I accept is the agreement to cease and desist all unsolicited communication from them to me. Im actually dumbfounded by their lack and refusal of accountability. It is quite insulting. They stated that "there have been no violations of FDCPA, RegF, or internal company policies pertaining to excessive communications attempts." Should I also submit the dates, times, and hours to match this list of over 30+ phone numbers Genesis calls me from constantly every other day? Im more than happy to add that to my next complaint if need be. To be *****, I dont care who Genesis is contracted to. I have politely asked them to stop contacting me on behalf of *****, and thats exactly what I expect to happen. And Im more than happy to continue filing complaints should my request be ignored now that the cease and desist has been acknowledged and is in place.

    I reject Columbia/GenesisCREs response. While they attached documents, these do not provide complete validation of the debt or prove their legal right to furnish this account to the ********************** bureaus. The reported balances continue to change, which violates FDCPA 1692f(1) and FCRA 1681e(b).

    Further, if this account was previously removed or re-reported under different names (Columbia and GenesisCRE) without written reinsertion notice, that is a violation of FCRA 1681i(a)(5)(B).

    The core issue remains unresolved: the account is being reported inaccurately, incompletely, and in violation of federal law. I request permanent deletion from all credit bureaus as the only fair resolution.

    I moved from my apartment in January 25 Cantera in AZ. Greystar their management company sent me a bill for move out costs including utilities but this bill also charged me over a 100 dollars for paint from drywall and minor holes. They sent me pics and I asked for my move in paperwork which they also sent. They did not do a final walk thru and on my move in paperwork I specifically listed holes in walls and drywall multiple times. They never removed so I could pay therest claiming the paperwork did not say what it said and sent my bill to this collections. I called right away asked to speak to someone in *******, got hung up on, questioned and harassed about why would move into an apartment with holes ect. It has been a joke and nightmare. I am sticking to email only but they are charging me interest. The automated email then send out said interest will not occur if I submit my proof and are fighting the amount claimed that I owe. Which I am doing . I have my emails, their emails not acknowledging my move in paperwork siting the exact things Cantera is claiming that I did the damage even though the paperwork everyone has clearly states dameage to drywall and holes. They continue to ignore the facts, not take off the amount so I can pay the utilities (which I agreed to) and just ignore it like Greystar and Cantera did. It is not my fault the apartment had turnover and the girl who worked there when I moved in no longer is there. No one should be allowed to charge people fees and ignore documents that prove the minor damage was there-when move in paperwork was submitted with those items listed and no one did a final walkthrough with me. Just to get an extra hundred dollars for me illegally and then not a knowledge the facts and send it to a collection company who is now doing the exact same thing. Only threatening my credit, my intelligence, and being horrible all while charging additional interest. When I am the one providing proof. It is under ******* *****

    I am attaching the document you mailed to me to sign regarding my complaint for the company Columbia Debt. I am attaching little concerned because I also received an email stating my case is closed? Now this form just got to me on Saturday and I had to call Friday to get a status update. You work for the Better Business Bureau and are supposed to be helping me because I filed a complaint for being charged wrongful fees. Am I going to have to re do another complaint?

    The attached also is requesting items I uploaded into my complaint when I made it. The documents stating I owe for paint fees and holes that I documented where there on my move paperwork. Genesis the debt company is not seeking a resolution from me because it is ignoring the fact that I have these documents just like ******** did for Cantera. I can forward you those emails but I am hoping you really didnt close my case without even giving me a chance to sign the letter attached to this email (just yesterday in the mail) and my paperwork signed showing drywall damage and holes signed by both parties. You should really look into ********, its much faster before mailing this and closing cases. This company is supposed to help cases like mine not work against me.  My phone number is ************. Please call or email me with an update. This debt collector is not a good company and is currently ignoring the facts and somehow charging me daily interest. 

    What I will pay from my move out account statement bill is everything minus the 125( paint touch up) so like 158.

    Sorry here is the name ******* Booker ***** and the lease documents they are using from 2023 even though I moved in ****************************************************************************************** my keys ect. The company Aliance who I originally signed with just merged with ********* 

    I also have the email from Greystar claiming I didnt document the holes ect but clearly I did on my documentation drywall and holes in multiple rooms living dining bedrooms.

    We are Columbia Debt Recovery, LLC, doing business as Genesis, a third-party collection agency contracted to recover the past due balance on behalf of our client, ********. Your account was placed with our office on July 18, 2025, for move-out charges related to Unit #****, which you vacated on January 21, 2025. At the time of placement, you were notified of the account and your right to dispute the debt.

    After a thorough investigation, we have confirmed that the balance is valid. For your reference, we have included supporting documentation, including:

    -A photo of the drywall damage;
    -Lease agreement; and
    -The move-in inspection report noting minor drywall little holes in bedrooms living/dining area.

    The damage reflected in the attached photo exceeds normal wear and tear, as the holes are more extensive than what would be considered small or the result of normal wear and tear. ********* 25 of your lease agreement, regarding alterations to the premises, supports the validity of this charge.

    Additionally, ******** noted that the propertys maintenance supervisor confirmed that a full paint job was required. She further stated that initially understated the paint charge- she should have been billed more-but the charge itself is valid.

    We also refer you to Paragraph 32 of your lease agreement,Default by Resident Other Remedies. In accordance with this provision and Arizona state law, interest has been applied to your account at a rate of 10%per annum, calculated daily. Please note, if payments are made and maintained,interest may be subject to negotiation or adjustment.
