      Exp out an offer in on our home. We proceeded with the documents and were waiting for their walk through inspection so we could close. They never did an inspection but instead sent us an email removing their original offer and decreasing the offer ****** less than what they put in. They wasted our time and were not honest with us. In the email they stated they could not make a profit with the current list amount and had to lower it after doing research maybe they should have done that BEFORE putting an offer in and 1 week before closing. You also do not get the ******* money back with this investment company. Which is heartbreaking because now we have to re-list and continue to cover the house payment. Please be aware of them and their services. Their word is not good!

      My cousin was approached in March 2020 by eXp ******* agent when she was trying to sell her 4+ acre property in ************ ** unsuccessfully with another agent from April 2019 - March 2020. He promised to sell it or buy it. After listing for a couple of months, he told her he would buy it instead. The property was taken off the market on May 17, 2020, and the agent purchased the property on June 11, 2020, at $200k to be completely paid within a year. Until then my cousin was to offer owner financing at $1,000/month with $10k down. Most of the money down went to closing costs, prorated taxes, rents, and property billboard royalties.By the end of 2020, the eXp agent had my cousin filling out documents for COVID Relief that paid her a $3,000 check towards his mortgages. The first time she heard from him after that relief payment was on November 12, 2020, asking if she wanted to make $80,000 in quick cash in the next **************************************************** January 2021 (over a year ago) but still collects on rents and royalties that the property is bringing in (billboard to I-95 there for **************** also he has not paid on the 2020 or 2021 property taxes. He tore down one of the grandfathered dwellings although it was in the contract that was not to happen until he completely owned the property.My cousin has been working with her attorney since March 2021 on foreclosure and getting the property back in her name. The balloon payment of paying the property off completely in 1 year had lapsed. Foreclosure began in July 2021.The eXp agent has listed the property multiple times and uses the property address as his eXp headquarters on websites. He sought out my cousin as prey. An ethics complaint with ******* was filed today. The foreclosure is still ongoing and a total nightmare.

      Agent trying to drum up business in ********** is going and telling the owners, that I, the *** is leaving due to the *** being a mess and they need to sell before all implodes. She said the *** is going bankrupt and that dues are going up 25% and they can't stop it.I had to then to tell everyone that we were moving due to my medical issues. Having to tell the world my MS was getting worse and I could not do the stairs was very upsetting.I did not want to hurt the *** - as I love the community- but i need an elevator that is why I am leaving.Very unprofessional
