  I was illegally charged a late fee of $*** for rent that was said to be late, but was not. I have not had a late payment in over 30 years. The rent was mailed through my credit union bill payer service to be delivered by 6/1/22. The same procedure has been used for the last 12 months without fault. In fact in all the years I have used the bill payer service I have never had a problem with anything being received late. The Realtor Patric Conner by his own admission sent me an e-mail stating "Your check came in over the weekend so the check was not deposited until today. The late fee will be removed." He then sent another email on 6/8/22 stating that he had just received the check. If that were true it would have taken 13 days for the mail to go from Atlanta to his Richmond PO Box. I must now consider him untrustworthy and will change my method of payment going forward to a direct deposit, for which he charges a fee. We had just gone through a bout where he had trouble getting the lease renewal dates right. I now plan to take him to small claims court to get the illegal fee rescinded unless the BBB can resolve beforehand. I will pay the fee and seek a refund.
