    Terrible company to work with! I paid a total of $845 on the appraisal of the home that I am purchasing only to have the appraisal cause a lot of issues for my mortgage company and make it extremely hard for me to close on the house because the appraiser is not up to date with the current guidelines and who knows if I can even close at this point. I am being asked to come up with an extra $10,000 in order to close and if I cant I lose out on the $845 that I paid the appraiser, plus $5,000 ******* money, plus $400 for the inspection. That is not a little bit of money to lose or have to come up with. The appraiser was completely incompetent! I sent an email to the company and never received a response from them, like they dont even care.

    Email sent to Home Base by Jenece: Hello, I am extremely ****** at whoever did my appraisal! I am supposed to be closing on this house at 12:30 on Monday and the person, *****, who did my appraisal messed up big time! I paid $655 the first time he came out and another $190 the second time he came out. Not only am I out the $845 that I paid you for him to do his job correctly, Im also out another $5,400 on top of that because he included the solar panels in the value of the home when they are now considered personal property according to a new rule effective sometime in mid-March. Now Im being asked to come up with another $10,000 in order to close on this house because it was valued incorrectly by the appraiser according to the underwriter! Im going to need this fixed by 9:00am on Monday or Im going to need you to refund the money that I paid you due to the incompetence of the appraiser! I paid for him to do his job correctly, not s**** me over in my hard-earned money that will have just gone to waste for me! I look forward to hearing a timely response from you!Home Base Response: Hello Jenece,The appraiser prior to engagement had no knowledge or information from your lender on this report that the panels were not owned by the seller. When being engaged by the lender they were asked to value the property and the purchase contract stated that the solar panels were being paid by closing. Therefor the appraiser valued the home as if the solar was owned by the seller. Once informed by the lender that the seller did not own the panels and was leasing the equipment on April 14th, the appraiser was asked to update the scope of work for the report and exclude the solar value by the lender. That is when the appraiser modified the report per the lenders request and delivered it back the same day. While the lender may have its own regulations on what their office will or will not lend on in regards to solar panels, there is no law or change in appraisal process for valuing solar panels. Your lender defines the scope of work, and then changed the scope of work when they realized they had a lending issue. We understand value issues and having to come up with money at closing is never a fun process. If the scope of work was defined correctly up front we never would have had this issue from our end. However this file is very clean and the appraiser was not only competent in his valuation but extrememly prompt in his lender responsiveness and meeting the deadlines on these files. Your lender can walk you through valuation dispute processes as well and discuss other opinion options if you want to get a second opinion. We are sorry you're going through this and hope things go smoothly for closing.
