AMC acquired the ******************************************* here in ***********, **. I wish that I could do negative five stars. There is zero communication with this company. They neglect not only their tenants but they also neglect their grounds but charge ridiculous fees to take more money from us. It is already difficult to survive these days but hey, just add more fees for no reason. CAM charges are a joke with our putrid green pool and dog p*** every where. They also sprung on a trash collecting service that allows you to pile trash outside your door and also collect more money from us. Don't forget a one star towing company that randomly tows cars and puts green stickers on them. The lack of treatment here is nothing short of criminal. Management and staff turnaround seems to be every other month. We have zero maintenance staff as well so our swamp coolers have yet to be hooked up. I can see why this corporation is rated F and isn't even accredited on here.

We have rented from Turnberry apartments, under management from AMC since February 2022. This is the worst apartment complex I have ever lived in. They have given us two eviction notices, one for being three days late in paying rent (I was out of town, I accept fault for this as it is stated in the rental agreement, although a phone call would have resolved the issue, instead we were charged a $20 notice delivery fee to put the paper on our door) the second was for not paying the pet rent ALTHOUGH the amount in the contract was different from the amount stated by the rental agent. While we were waiting for an email response to clarify (the office was closed for the weekend), there was an additional eviction notice placed on the door. Again a simple phone call would have resolved the issue. The office is generally not able to respond to phone calls or return calls even if you leave a voice message. The anmenities were unavailable for most of the summer despite promises stating otherwise during move-in and the hot tub still remains unavailable, again a despite promises stating otherwise. There is constantly trash around the grounds, including from random people that will place it in the valet trash cans that is unbagged and so not collected. Expect many forced fees including for the washer and dryer, internet, parking, and so-called valet trash, making this complex much more expensive than it first appears. There is a lack of parking in the winter, so a guest of ours, who parked in a snow plow spot, was forced to pay a $400 towing fee, despite a low in the 40s and zero chance of snow. The maintenance man entered the apartment with no prior warning from the office while my two female roommates were asleep (they work graveyard shifts so are sleeping during the day), making them feel extremely unsafe living here. Finally, when we were confronted with noisy roommates, there is no option for noise complaints, so we were told the following day to file a police report.

There are no repercussions on an office or corporate level here. The location I work is filled with employees who are flirting when they don't think residents can see them. They straighten up when they see someone.People here talk, and we're all worried how the service requests are closed without any actual confirmation or check-in, how the complex lights have been out for a whole year, how there are fugitives and current criminals living at the complex. The office denied all the criminal activity, until the cops raided a unit. The neighbors found out from the cops that these units are being rented out from corporations, and the residents don't have to go through any screening or background checks, since the corporations pay for them whether or not someone lives there. The local police officers are at the complex multiple times a week and know their way around this 450 unit complex. There are usually two police cars at a time (for backup). The buildings only have an ** unit in the bedroom, since the contractor just installed heating. The ** button is there, but it just circulates air, which overheats some people and pets living in the unit. There was one maintenance guy who the residents loved, since he was the only one getting things done and doing repairs. He left shortly after he came here. We're all very sad he left. All of this is coming from at least 8 neighbors from different buildings. The staff only cleans up when management is supposed to visit, and make up policies that aren't listed in the contract. Gotta love it.Personally, I've emailed and texted the staff three times over the course of the past three months. I also left voicemails, and left a handwritten note through the office door. I've asked for confirmation of my communication no avail. They stopped responding to me when I literally walked to the office to explain all that I explained just now. I assumed they didn't know. From their response, I could say they didn't care. This is in ****.

Hello my ********************* I had an horrible experience with AMC LLC located at **** ************ lake Mangonia apartments Im a single mother of three with a four year old son who has *** diagnosed with autism so its a HUD funded program an HUD an AMC LLC management stated that they will provide a safe an healthy environment an may I add thats not the case Ive Made multiple complaints concerning my issues with mold an the violence including multiple shooting that have accrued at lake Mangonia Im afraid for the safety of me an my kids life they need to be investigated concerning the rent an the building is not up to code with plumbing mold window leaks roaches I have contact code enforcement the ,the channel 5 news in *************** *******. an also the police department the children are not safe with the issues in this development concerning the black mold and the multiple shootings I was forced to live in a hotel. Once I receive my mold report on my report stated that my apartment was inhabitable ive been living in a hotel for 30 days and two weeks and this has been for the worst management know about the black mold an the widow leaks in the multiple shootings, nothing is being done to keep on environment safe I am stressed out and depressed because of these living conditions the address for this place is ************************************************************************************

The ridiculous lack of care and law-breaking that this apartment complex gets involved in makes me mad enough to write a review. I moved in June 2022 and moved out June 2023. Here's a list of the ** I've dealt with: - Right now - Aug. 7 - I have still yet to receive my $500 security deposit back. ** State Law and the lease that was originally signed says the apartment MUST send to the new address I have provided the deposit either in full or with an itemized list of deductions by the 30-day ***** That has not happened. I've repeatedly tried emailing and calling them but to no avail. - Back in May, I went on a work trip for just over a week in the northeast. I received a call from the apartment complex with one of the office people asking if I was home, and then saying the maintenance people who are there to work on my door have arrived. I was confused, I never had any problems with my door. The woman on the other end hung up real quick. I tried calling over 30 TIMES in the next five days and emailing again and again, but no one answered until those five days passed, while I was still away. I was told that someone called a wellness check on me, the police broke down my door, and I'm responsible for damages. I was lost. 10 minutes later, that same worker called me back to say that this was a mistake, the police never came to my door, it was someone else's. - Earlier in 2023, I knew I would be late on rent and emailed the office. I received a response from a worker saying that it would be "completely fine" if I paid in full on the date I had said. When that day came, another worker said they had already started eviction proceedings on me. A staff member said that that the prior info given was incorrect, but they'll waive the filing fees they had "already paid." - The apartment's ************** lockers are great, but they are not maintained at ALL.I have over **** characters left, but BBB says that's too much for its review. Don't..you don't want to live here. The leasing assistant manager ********* Is duplicitous, terrible and poor face of this company but I don't think it would matter who managed the office until she is gone You are not have a good experience ********* fabricates stories, Won't own up to things that she's said to you refuses to communicate or see you if you come into the office unless it's something that she thinks is pressing. She called me at work 10min before she was leaving for the day to address a matter via email that would have needed at least 1hr. to make sure all (i)are dotted and (t) are crossed. I request ********* provide via email an detail of what she was asking of me, to acknowledge receipt of rent paid in full because with my experience she will not recall a previously had conversation. So she refused to email me the phone line disconnected ( however I am sure she hung up on me), when I called right back staff said she left. Don't do it there's too many brand new communities that are being built around ********* ************** ...move on!

HORRIBLE PLACE TO LIVE! NO HOT WATER FOR WEEKS, ROACHES AND EATS EVEN THOUGH YOU PAY FOR PEST CONTROL, TRASH ALL OVER THE PROPERTY EVEN THOUGH YOU PAY A TRASH FEE, CARS BROKEN INTO AND VANDALIZED, SQUATTERS IN EMPTY UNITS THAT ARE NOT MAINTAINED. MANAGEMENT IS ALWAYS CHANGING AND ONLY GIVE YOU EMPTY PROMISES. THIS PLACE IS NOT SAFE FOR YOUR FAMILIES PLEASE DO NOT CONSIDER THIS PLACE!

dont rent the alcove in ******* ******* is a dirty dump , drugs . the staff is very rude. nothing gets fixed they dont inforce the rules. they will send out a email about things saying stop and asking for people to tell on people but yet people still do drugs there have big ********. lived in that dump a year yes there pictures look good. but its a dump you have to watch where you walk dog p*** all over the place. and we even say a syringe on the grass we took a pic and showed to the office it sat there for 3 days.do not rent here. we had mold in bathrooms and inside toilet tanks,

****** is one of the managers of ************** apartments and she is hands down one of the most disrespectful slumlords I've ever encountered. We have had a hole in our deck ceiling caused by water damage for 3 months now. She has been skirting the issue since they day it happened telling us " she wont be able to have someone clean it up;" SHE WAS GOING TO LEAVE THE DRYWALL DEBRIS LYING AROUND OUR DECK. It was only after my gf went down there and ripped her apart that she agreed to have someone come clean it up. I went in to ask her for an update on the repair and she couldn't give me a time line. Its been 3 months. I asked for money off rent and she flipped out. She called me rude and said " it doesn't effect your living situation" AS IF I DONT PAY FOR THAT SPACE. Needless to say - never ever live here. Its terribly managed and completely expensive. We have 3 elevators and none of them work. NONE OF THE ELEVATORS WORK. I don't understand how some people can be so incompetent and disrespectful.

Last night upon attending ************ AMC, i order a drink attempting to use my size upgrade as a member, the cashier was instructed by another young lady, "just charge him for a large" shortly after giving me a grimace look, as a member of the armed forces and of your provided service this is unproffessional and absurd i was charged full price when i pay more to avoid that, if that weren't enough i had a similar experience the previous week and theater two's sound system was inaudible, i won't be renewing my membership and i hope your company trains on what good customer service is before many more decide to do the same.
