I acquired a property within the Equestrian Point HOA, managed by this company. Due to a mishap at the title company, my correct mailing address was not communicated, leading to my not receiving mail. In Arizona, where I reside, the Escrow company is responsible for HOA payments. Unbeknownst to me, $320 in dues escalated to $786.90, largely due to late fees and a $300 charge for lien filing. Compounding the issue, this debt was sold to the predatory law firm Jenkins ****** S*****, who demanded an additional $1274.67 on top of the original $786.90, totaling $2061.57. Upon contacting the management company to resolve this, I was informed that they were aware of the mailing issue due to returned letters. Instead of reaching out via phone or email, my account was sold to the predatory law firm Jenkins ****** S*****. Attempts to negotiate directly with Community Association Management were rebuffed, with the law firm insisting on full payment. Jenkins ****** S***** threatened legal action, including foreclosure over this simple mixup. In an effort to save my home I paid them. A warning to any HOA considering Community Association Management’s services. When you sign with them your community members are theirs. They will take advantage of them every way they can. As clearly shown above. I’m asking that Community Association Management credit my account for the difference of $1,741.57. Note for reviewer. I sent the HOA a $320 check along with the payment from the law firm. You can see it credited in the last statement from the HOA.Initial Complaint

What do we hope will be the outcome of this complaint? I. That Monthly/Quarterly meetings are scheduled and ALL Homeowners given notice and 2.That we get a copy of CAM's Homeowner Conflict Resolution process. Concern #1 – HOA Board Monthly and/or Quarterly meetings: Since the beginning of May 2023, after repeated attempts to request CAM work with our HOA Board to set up Monthly and/or Quarterly meetings, nothing to date. CAM has never scheduled Monthly and/or Quarterly Meetings. ? Email dated 7/28 from HOA Board “We do meet informally from time to time”. ? Email dated 7/29 from HOA Board to me “We have requested a Zoom meeting to be set up by our CAM rep Scott A******* within the next two weeks”. ? Email dated 8/21, Board Member sent to Scott A*******, CAM Rep., “The board has been holding zoom meetings to discuss any issues that may arise from time to time”. Even after we were informed in the 7/29 email that the HOA Board requested a meeting be set up in the next 2 weeks.Because CAM has never scheduled and given notice of Monthly and/or Quarterly meetings, Homeowners have never had the opportunity for open discussions to make our voice heard if there is something we have questions or concerns about or want to share regarding what is happening in our community. Additionally, if the HOA Board is holding sporadic, impromptu HOA Monthly/Quarterly meetings, is there a requirement of the HOA Board that CAM have copies of the meeting agenda and meeting minutes and these uploaded to CAM Homeowner Portal for transparency? Concern #2 – Homeowner Conflict Resolution: It is our understanding that one of the key responsibilities of CAM is Homeowner Conflict Resolution. In order to understand CAM Homeowner Conflict Resolution documented process, we submitted a requests on the CAM Portal and requested a copy of CAM’s Homeowner Conflict Resolution process.
