We are very unhappy with ocean canyon resort. We were lied to and manipulated by our sells representative. We would like to get out of this contract. I have left messages and have not heard back. I have a page in my contract that wasn’t signed, according to my friend that is a judge , my contract can be terminated. Would love to speak with someone in charge.Review from wayne k

I want to say that we worked with the Service Manager and solved the differences between Ocean Canyon Resort, and in mutually resolving the problem. All though we are not members anymore we want to wish Ocean Canyon Resort the best in their endeavors in their business. We are very unhappy with this timeshare and want this company to release us from all future obligations and payments. Our sales representative Jerry **** lied to us about the value and amenities to get us to purchase this vacation plan. Our first stay was a complete dump. We then booked a cabin for a week (what we thought was a cottage) only to arrive and it was filthy. There was grease all over the kitchen counters, stove, and floor. Not to mention it was all sticky as you walked. They then moved us to another cabin only for it to have holes in the closet and ceiling. We have no interest in staying in your run-down, filthy properties and want an immediate termination of our agreement.Ocean Canyon Resorts Response

We went to a sales pitch for Ocean Canyon Properties on June 19 Fathers, we ended up buying into a "Bronze " membership total cost 9970.00 They procured a Comenity bank credit card in my name and put the entire cost on it. so OCP got their money. The next weekend we booked 3 nights at Hideaway Ponds , one of their "Resorts" the place was horrendous . i feel that it is representative of their offerings and we decided we wanted out . I called the home office in Texarkana TX and voiced my concerns , I was bluntly told since I signed the contract 5 days prior to the call I was outside the 3 day cancellation window. Now I am stuck with a new credit card with a 9970.00 balance and an automatic renewable OCP contract with recurring maintenance fees of 595.00 for eternity. We want out . We took the bait and were met with instant regret.Review from Nick S

This park and the people that run it are kicking butt. They have started to do some upgrades on it also. John and Michael took over management a few years ago and have really turned this park around. When it comes to costumer service the entire management team comes together to make things happen for their guest's. If you are looking for a peaceful low key place to camp this is your place. John and Michael have recently moved up in their positions with ocean canyon and they have gone above and beyond their duty to see to it that their replacements are just as good as they have been. Ocean Canyon has also gone the extra step with costumer service. This is our favorite place to camp and for our 25th anniversary we are going to tie the knot in celebration. We called them to see about how we could do this here and they said we could not. A few days later a kind lady from ocean canyon called Sharaya and said they record the calls for quality control and they reviewed our conversation and because we are members that makes us family. They figured a way to help us make this happen and it really means the world to us. Great big thank you to everyone involved.Ocean Canyon Resorts Response

We are extremely fed up with Ocean Canyon Properties. The sales people were deceptive and totally lied to us when we joined. We were told that we would be able to stay at any Good Sam park listed in their book for "free". After trying to book Good Sam's places for a trip to Tennessee and to Texas, I found out that was a complete lie. The only discount we get is 10% off which is what we had before we joined Ocean Canyon. We have only stayed at their parks a couple of times both of which were run down, not sure why we pay $500 maintenance fees. We were told during the sale pitch that it was a membership not a timeshare. We were told we could cancel anytime but that was flat out lie. When we called to cancel our membership we were rudely informed that cancellations are not allowed per the contract and that we should have read the fine print in the contract (of course we didn't have time to read every word of all the pages during the high pressure sales meeting of which the salesman repeatedly reassured us we could cancel at any time!). My husband and I bought it in December of last year 2021. We were told we could have family reunions there parties that people could stay as our guest. I did not realize that you could not have events during peak season which is from April 1st to October 1st. Just wanted to put out there that if you go to buy with ocean properties to be sure that you realize when their peak season is so that you don't get disappointed like I was.Review from Alicia C

Was bribed into buying a membership with them. Was told if the membership didn't suit us, that we could sell it to someone or cancel. Wrong. We've had issues from the first month we had it as far as payments went. They could never get the right into down. The properties are NOTHING like they are advertised, however they aren't the worst. They'll tell you you're under a "law abiding contract" yet will lie straight to your face. Was told we didn't have to pay the first year maintenance fee, but then was forced to pay $600 in order to book a campground. DO NOT WASTE YOUR MONEY ON THEM. They do not care what you have to say and will laugh or will hangup on the phone.
