      I move out of the rental house, and turned in the keys on March 1, 2023, that is located at *********************************************************************, which is managed by Atlas Rents LLC. I have called, several times and emailed on 4 different occasions, 3/1, 3/12, 3/23 & 4/19, inquiring about the final walk through and my $1,295 deposit. I have not heard from anyone from this company about their final walk through appraisal of the home, after I vacated nor when I can expect my deposit. This is not my first time contacting BBB regarding the lack of customer service and professionalism of **********************. At this time, I am asking for assistance to retrieve my deposit and possibly the BRINKS equipment that I left installed at the house. When I moved in, there was alarm equipment installed at the home. While living at the home, for the last 7 years, **** decided to no longer offer service in that area and I had to switch to BRINKS. Once I switched, they had to install their equipment and unbeknownst to me, I didnt realize the equipment was mine and had to be uninstalled by ****** & taken with me. I attempted to uninstall, myself, but was unsuccessful, before I turned the keys in, but I had to go ahead and turn in the keys. Once I turned the keys in, I asked, if I could schedule a time to meet someone at the house, with ******, in order to get the equipment uninstalled and again, my calls and emails went unanswered. The equipment is still in the home and I am still responsible for it and I still have not received my $1,295 deposit. I have attached my 2 lease agreements showing the deposit and my responsibilities as well as the companies. I also have pictures of the property, upon me vacating the premises. Please let me know if pictures are needed. I appreciate your time in looking into this matter for me. Be blessed and have a great day.

      ************** returned keys on 03/01/2023 in the afternoon and only left the property address, please see photo labeled 2023-03-01 - Returned Keys from ***************************.  The Property Managers reviewed the property condition documented by an independent inspector, and issued the Security Deposit Disposition along with a refund of total $1,099.43 to ************** at the last known address on 03/31/2023 via **** certified mail.  Please see certified mail label postmarked by the ************* *************** labeled 2023-03-31 - **** Certified Mail.  The tenant did not provide a forwarding address until 04/19/2023.  The Security Deposit Disposition reflects minor charges of total $195.57, for the holdover rent of 03/01/2023, electricity charge for 02/06/2023, and trash left on the front curb.  Please see Security Deposit Disposition letter, labeled 2023-03-31 - Security Deposit Disposition.  ************** is responsible for her personal belongings, and we are not responsible for personal items left behind after her move-out.  We had considered Ms. ****** 8-year long tenancy at the property, and we did not charge her for other damages such as damaged landscaping and modified door lock for which she did not provide ** with any access code.  We believe this issue was handled appropriately, and we hope this complaint would be properly reviewed and closed similar to ****************** prior complaint.

      I am rejecting this response because:   

      I still do not have my deposit refund and no locating information on how to obtain it. The thrash bags left on the curb were for the thrash man to pick up, like they did every Tuesday & Friday, I did not put them out there for Atlas to remove. Also, the thrash can that was left on the side of the house, was a good gesture, I thought, I was doing for the next tenant, but whatever, I will accept that charge, since this company wants to declare that as my personal property. I do not understand the utility read on 2/6, when I was still in the home, on that day and paid my last bill to Reliant, upon me vacating that property, which included 2/6 energy usuage.  I didnt expect Atlas to pay anything towards my utility bill, during my 8 year tenure at that property and I didnt expect it upon move out. I will accept the holdover rent, as I was trying to make sure I left that house in the best condition possible and took my time making sure everything was checked off the move-out list.

      Since the previous tenant was not satisfied with our response, we reviewed her file one more time.  Based on this review, we have the following comments:
      As evidenced by certified mail label postmarked on 03/31/2023 by the ************* ************** we previously provided, we mailed the Security Deposit Disposition letter along with a refund of total $1,099.43.  We have no control over how or when ************** arranges to pick up her personal mail.  We recommend ************** to contact her local post office. 
      As advised in the Move-Out Checklist sent to ************** multiple times, trash should not be left on the curb and would be assessed a fee if found doing so.  Please see details on the Move-Out Checklist attached to those emails and to this response.  We only charged $35 for all trash left behind by **************, and we did not charge her for any trash can as its provided by the city utility department.
      As evidenced by TXU invoice, we were charged for electricity dated 02/06/2023.  We have not received any evidence from ************** about her Reliant bill covering the same date.  We only charged the original $6.22, without any surcharge to her for her cancellation of electricity during her tenancy although it was a lease violation.
      Based on our review, the landlord believes the issue was handled appropriately.  If the tenant has evidence that contradicts any of the evidence that weve provided, the landlord will review it, but the landlord is not interested in providing any additional concessions to the previous tenant.

      They sold house We are renting to ResiHome. I paid them 1320 dollars and then because I was not informed the house was sold I had to turn around and pay ResiHome 1320 plus 125 for a late fee. They will not inform me or answer me when I have requested the refund do to they no longer own the home at that time but still charged me rent.Thank you!
