RealManage has consistently demonstrated a lack of concern for the communities they are entrusted to manage. Their communication is limited to email or a generic 800-number customer service lineneither of which provides meaningful assistance. Responses to emails are frequently generic, copy-and-paste replies that fail to address the specific questions or concerns raised.Requests for direct contact with the local property manager are routinely ignored, and instead, met with yet another generic email response that has no relevance to the issue at hand. This is the third property management company our community has had in just 2.5 years, and without question, RealManage has been the most ineffective and unresponsive. If you're considering a management company for your property, I strongly advise against choosing RealManage.

I was charged late fees for checks that were delivered on time. Where in your policies does it say that delivery of funds is not sufficient to not insure late fees. This seems to be illegal and there is no documentation supporting your claim to these fees. We delivered the money on time and there your operational issues cause the deposits to be late. This is not our fault, and it is illegal for you to charge these fees. Delivery of funds is a legal definition you are ignoring, and you have not documentation that you have provided to state otherwise. This company is a scam!

They currently opened a yard violation 6/26/25 however I was actually in the backyard actively doing the yard work. In the picture that was taken my garage is up for the reason of yard work in progress. Also they have opened/changed a violation status from fixed to now its showing not fixed but this is from 6/11/24. So they want to make it seem like I have multiple open violations to then try and send a fine. The response email shows lack of comprehension to what Im explaining as far as why change a violation status from over a year ago to make it seem like its unresolved as well as send a new violation but Im actively taking care of the situation. Typical company that doesnt want to hear a thing from the resident. ***** ****** is not here to help and actually listen. He reply back made no sense. My account should be cleared of any violation ******** Farms community has an imperfect individual (playing a role like they know think they know whats going on) going around taking pictures of violations that are actively being worked on then opening year old violations

Concerning Practices and Lack of Communication from Real Manage My experience with Real Manage has been exceptionally disappointing, marked by a disturbing lack of communication and an overly aggressive approach to minor issues. Due to an acknowledged auto-draft error, I encountered an unforeseen missed payment. Rather than initiating direct communication to resolve the matter, Real Manage escalated the situation immediately by threatening legal action, including foreclosure and a lawsuit. This complete disregard for basic customer outreach resulted in unnecessary involvement of a collections agency, incurring an additional $500 charge that could have been easily avoided through a simple phone call or email. The absence of any attempt to communicate prior to such severe threats is not only unprofessional but also indicative of a deeply flawed operational *********** date, Real Manage has provided no explanation for their failure to communicate, which unfortunately aligns with their demonstrated pattern of poor customer interaction. Prospective clients should be aware that Real Manage appears to prioritize punitive measures over proactive problem-solving and open dialogue, potentially leading to significant financial and emotional distress over minor administrative oversights. This has been, without question, the most unsatisfactory homeowners association experience I have ever encountered.

We've been the owners residents in ***************** managed by Real Manage for almost 14 years, we attended the Board Meeting on 6/18/2025 and experienced a HORRIBLE and DISPRESPECTFUL ATTITUDE OF ALL BOARD MEMBERS towards us, the homeowners!WE KNEW WE WERE NOT in their agenda, but there was no other way to reach them as they DID NOT REPLY TO OUR EMAIL SINCE MAY 28th, 2025 and they did not give us a meeting we requested. I WAS DISRESPECTFULLY KICKED OUT OF THE CLUBHOUSE AFTER 1.5 hours of waiting there! THEY SHUT ME UP EVERY TIME I ONLY WANTED TO ASK if I can bring up my question. THEY HAD to inform me IN THE BEGINNING of the MEETING that I WON'T HAVE A CHANCE TO SPEAK OUT! I waisted 1.5 there with my child! Then I was offered to be helped by one of the board members outside the room in the hallway, becase all of them did not want to listen to me, that man just quickly wanted to know our address and to postpone our case again! He started quickly TALK TO ME CARELESSLY AND DISRESPECTFULLY AND THEN YELLED TO MY HUSBAND IN FRONT OF OUR 7 Y.O.CHILD!!! WHEN MY HUSBAND STARED TO TALK TO HIM WITH THE SAME RAISED VOICE AS HE DID, THE LADY FROM THE BOARD THREATENED TO CALL POLICE! THEY CLOSED THE DOOR AT FRONT OF MY FACE HIDING INSIDE THE ********** UNPROFESSIONAL AND DISREPCETFUL, RUDE and INSOLENT BOARD MEMBERS!

They have unfair practices, abuse of authority, and a failure to comply with reasonable standards of communication and transparency.I have been charged multiple unexplained fees by the *** (Real Manager), and despite formally requesting a pause on these charges while I disputed the matter, the *** continued to add fees. I have asked for documentation, justification, and a breakdown of charges all of which have either been denied, delayed, or ignored.Specifically:The *** claimed that the board did not approve waiving my fees but failed to provide meeting minutes or written decisions as proof. They continued to add late fees and penalties even after I notified them in writing of my dispute and requested a freeze on charges.Communication has been inconsistent and unclear, and it appears they are using their position to pressure homeowners unfairly.I believe the *** is acting in bad faith and may be in violation of Texas Property Code regarding fair *** practices. Someone should stop this company since regular owners are feeling threatened and unprotected by the law. They are bullies!

I bought my first house in the *********************** housing complex of the *****************************. This is a big deal for me and my wife as I am disabled and my wife is a school teacher. With the rising prices of homes we thought it was out of reach for us. The house is amazing, it has everything we need, and the community is quiet, but it has an ceded underbelly that I would not have expected. At first I tried to ask if I could bring my shed along and the *** told me that it would take 45 days to get approval, and the shed to exactly match the house. So my brand new shed(that I found out later I could have painted) I had to get rid of. We had a basketball hoop for my son. He loves basketball, he played with the neighbor hood kids back where we came from in ******. We would sit outside and watch him play. We even had signs made to show other neighbors to slow down. The *** wants us to put the basketball in the garage everyday, I am disabled and it is hard for me because I have degenerative disc disease and am looking at another neck surgery to lug the thing around. So my son gets to stare at it in the garage while I fight with the ***. Meanwhile they will not even call me back. Are driveway has a 30 percent decline that will throw every ball in the street, and they just want you to submit and wait. They don't want to talk to you. Every time you submit a packet you have to wait for the decision. You don't actually get constructive criticism. The shed, has to be 8 foot tall, which makes the door 5 ft 3/4. I am 6 ft 2, but try to talk to anyone about. You know to save them time and me time. We had a death in the family, I have had three deaths since November. No, they don't want to hear it. They don't care. Submit it, and make sure your nice no matter how long they take. They can be rude be you cant. Update Pending.

While I guess I understand I cant I say that I agree. The abuse of power and the lack of oversight has left a system that waists both the customers and the board of directors time. The only thing that I can hope is that eventually they allow us to vote and be apart of the *** as this is a new community, and a balance is created between the beauty of the community and the needs and responsibility of its residents. I thought by contact you that it would put the word out there about a horrible experience with a horrible company, but am fearing that I was misunderstanding what the better business bureau does.

Worst management company ever. Company loses hoa fees, never answers phone or emails. Our community is becoming a dump. Property manager in office is completely worthless and always has 2 answers: in a few days and its because of the board not doing their job
