      On April 17, 2023 I signed a contract with Lange Roofing to do my roof, they gave an example of color, At first the *********************** color I selected but because I wanted a more durable another 5 years.(please see copy of contract). Lange gave me another color *********. On Dec 6, 2023 Lange roofing put another color dark grey call Onyx ********************** sent me an example of ********* which I agreed and I gave back the color panel back to them. Two days later when I encounter the problem the color is nowhere to be found. **** stated that they throw it away (trash). I told one of the worker (****) about it plus I also showed him the big cracks in front of the garage door driveway, I told **** that the heavy dump truck was too heavy over 5 tons and that what caused the driveway to crack, the dump truck was parked since 07:15 am until 2:30 pm. over 6.5 hours. He stated that they can fill it with a sealer, at the end of the conversation, he said I will tell ****** Lange about it. On Monday December 18, 2023 ****** showed up at home very upset and angry, the said Lange roofing did not do it. Now Lange do not want to be responsible for the damaged. I called my insurance and they stated that their customers have a lot of problems. At no time i said that I was not going to pay them for the difference but they need to fix what they have done wrong. ****** Lange got angry and screaming at me, he would not allow me to said nothing, screaming and very nasty told me that he will put a Lien on my house and he left my driveway cussing at me. Five minutes later I called the Lange office and his brother ******** answered the phone and once again was very angry and nasty he did let me say anything and hung up on me. I was told by my insurance to report them because they have have cause another issues with other customers.

      Client signed contract for roof replacement 4/17/2023 and at that time, she had come into the office. She picked out the color ********* as it was the closest to the existing shingle color, which was not available in the upgraded shingle line she wanted. Our contracts are very straight forward. She signed the contract after choosing, in person, the color of shingle. ********* is the shingle color that was installed on her home, per contract. 
      Regarding the driveway, the cracks were there prior to the roof installation. It is the homeowners responsibility to maintain the integrity of the driveway. She did not tell us prior to roof install that she did not want us to park in the driveway. We give clear instructions prior to roof installs that the driveway needs to be clear for our dump truck to park.

      I am rejecting this response because:

      A response to my complaint # ******** with Lange Roofing located in **** ****************************************************,*******, ** *****. phone # ************. Please, Please review the letter I sent you with pictures and statement explaining the problem ( I sent them as an 3 attachment).

      The response that Lange Roofing states is wrong and erroneous.  I called Lange Roofing on April 17, ****. I never visited Lange office. *********************** gave the appraisal and ***************************** came to my house and gave me the color panels for the shingles. I received 3 different panels then I selected Brownwood because

      It match the color of bricks of the house. ( Please see copy of contracts in the attachment). But on December 6, **** received a different color of shingles. 

      In regarding the cracks on the driveway the cracks

      we're never there before the roof replacement. On December 6, **** Lange Roofing parked the Lange dump truck that weights over 5.5 tons for over 6.5 hours right in front of my garage door. **** the dump truck driver stated that it was the only way to collect the old roof shingles. It is Lange responsibility to know the weight capacity of dump truck that is over 5.5 tons and the hours parked on the cement driveway over 6.5 hours from 7:15 am to 2:30 pm. My driveway is cement NOT and street road. It is Lange responsible to repair the damage they caused to my property. ( Lowes delivery are not allow to parked on driveways due to their truck weight which weight much less than Lange dump truck). 

      Thank you so much for your attention, help, and kindness to solve this issue. Once again thank you, and I hope to receive soon  a solution to this matter.

      The document/copy of contract that homeowner has uploaded into the BBB system is falsified. She has hand written in on the front of her copy a different shingle color and on the back, she has ****** out the word Oakridge. The homeowner is claiming she never came into our office, but her contract copy has both her signature as well as our office manager's signature. Our office manager would have only signed the contract in our office along with the homeowner. The homeowner chose, in our office, the upgraded Oakridge shingles, and the color *********************** is not available in the upgraded shingle she decided on.
      The driveway was cracked prior to Lange Roofing doing her roof. This can also be seen in older ****** images of her driveway online when you change the timeline back by the years.

      I am rejecting this response because:

      1. Lange Roofing is stating that I have uploaded to BBB office a contract that is falsified. No it is Not. The  contract is original copied. I have two (2) original contracts. The first one have Supreme ***********************, then crossed out to Oakridge Brownwood (colors where changed by *****************************). The second contract was changed again to *********************** (you can visualize it, at the front of the contracts but on the back of contract have Brownwood which have a better lasting shingles and also match the bricks of the house.

      On April 17, 2023 in the morning ****** Lange and ************************* (sales representative); came to my house with the second contract already signed by *************************. I asked ****** Lange why there is so much negativity with their business. ****** Lange responded back to me and stated to me in a sarcastic way that is not their fault, but the people are wrong. I responded back to ****** are all customers are wrong? He responded back that if customers do not like it ; he (******) takes customers on continuously based to court.

      On April 18, 2023 spoke with ************************* and she sent 3 different colors of shingles which I agreed with Brownwood. Now Lange Roofing showed me a color that is gray in color and Lange made it Brownwood (their shingles display of colors is name State Gray). On December 7, **** I visited Lange Roofing office to retrieve the final paperwork. On this day I asked ************************* that I wanted to have ************* shingles panel, she stated that it was given to another customer. On December 8, 2023 ******** knew about the the wrong color because  he was at the top of my roof. ***************************** responded back that he will tell the issue to ******. Later on Dec 8, **** ******** called me and told me that the shingles were throw away in the garbage, so the shingles conveniently disappeared.

       

      Time and time again, I never visited Lange Roofing office to select the color of shingles; and never signed any contract in front of ************************* (office manager). The only time I was at the Lange Roofing office on November 3, **** when I gave ***** a check for $ ******** as an initial payment. And the second time was when I retrieved the final paper.

       

      2. My cement driveway in front of the garage door was the place we're Lange parked their dump truck that weights more than 5.5 tons for 6.5 hours (from 07:15 am to 2:30 pm). My driveway was never cracked prior to Lange doing my roof. Lange Roofing is stating that Lange ****** my driveway and it was cracked. Lange Roofing is lying and making false statements, just for them not to be responsible of their mistakes

       

      On February 14, and February 15, **** I have called two (2) different Roof companies. One in ****, ** and the second one in *******, **. (Centex and Done Right Roofing) and both (2) different roofers contract guys are stating that there is NO such website on line or ****** and be able to visualize the cracks in front of my garage door or the driveway. This 2 companies also firmly told me that their companies never bring heavy trucks on people's driveways, they used heavy plastic liners. Lange Roofing is lying that nobody, nobody is able and visualize and ****** such claim that Lange is claiming.Lange Roofing is just throwing anything up on the air, so something may stick. Lange Roofing has become irresponsible making lies and lies in order for them Not to be responsible.

      Homeowner came into our office and looked at the shingle colors along with our office manager. ****** Lange was also in the office at that time. Our office manager signed the contract after homeowner signed once she decided on a shingle color. Homeowner also paid her deposit while in our office and our office manager provided her with a receipt reflecting her payment as well as the shingle color she had picked. 

      After the roof was replaced, the homeowner came into our office again and asked for a shingle color sample "to give to her neighbor". At no point during this visit did she mention the shingle color was not correct.

      We are awaiting a court date to address this issue along with the driveway cracks.

      I want to make a note that my roof was recently replaced by this company and they went ahead and proceeded with removing the installation of our solar panels that were already installed prior on our roof. There was a subcontractor that Lange hired that went out, and proceeded with the removing, and then the reinstallation of the Solar equipment AFTER the roof was completed. The subcontractor who was in charge of this did NOT correctly install the equipment back on my roof and I want to make it VERY CLEAR that I have been making a FULL utility bill payment as well as a FULL solar payment in my solar panels are actually in NO WAY SHAPE OR FORM FUNCTIONING and LANGE mentioned that they would be able to do this in order to proceed with our reroof, and essentially would remove the equipment and reinstall it on our behalf BUT correctly install it again. THIS WAS A COMPLETE FAILURE. Lange failed to go ahead and follow through with a complete and thorough reinstallation of my solar, and I have been making $400 payment for the utility bill as well as a full solar payment without NO solar production being done due to the incorrect reinstallation. I have every reason to be MORE THAN UPSET and I need to make sure this is CLEAR. Do NOT let this company replace your roof and DO NOT especially if you have solar panels because this is a now a HUGE LIABILITY that we are and have been dealing with. THIS IS NOT OK or appropriate in any way shape or form, and this NEEDS to be resolved IMMEDIATELY. We are contacting legal in order to make sure that this is going to be resolved and at the end of the day I do NOT recommend using this company to replace your roof in anyway shape or form ESPECIALLY if you have solar panels on that roof!! Youll be hearing from legal soon and me and my husband are very upset!!! I will give you guys at least 24 to 48 hours to reach back out to us and make sure we get this resolved IMMEDIATELY.

      Thank you for bringing this to our attention. We were not aware there was an issue. Had we known, we would have taken immediate action. On 5/31/2023, *************** called asking if we subcontracted out the solar panel removal and remount. Let him know the solar panel company was ************ and they were listed on the estimate as well as on the final invoice. He asked if they were bonded. Informed him that I didn't have that information but could find out. He stated that one of the solar panels isn't producing. Let him know he could give them a call and they would be happy to help him. Provided him with the phone number. **************** did not provide any details regarding any issues at that time regarding the solar panel re-install. Will be contacting ************************************ directly to get more information and get issues resolved.

      Lange Roofing replaced my roof in November 2022. I noticed that my upstairs ** unit wasn't cooling like it should and I reported it to American Home Shield. I had to pay a $75.00 service fee for A.R.T. ******* and Air Conditioning to come out to my home on 12-9-22. They found that my freon line was punctured by a nail. I told the man that I had my roof replaced in November and he stated that this happens a lot in *****, and I needed to notify the roofers. I called and left them a message and sent an email with the findings to them. The lady (***********************) called me back saying that it wasn't their responsibility and said that I didn't inform them of where the lines were located and said that it was not installed correctly. I called A.R.T. back and told them what she said. He told me that they do know where the lines are located and it's their responsibility because they can tell by where the ** units are placed outside, he also stated that the house had to pass inspection, so how can the lady from Lange Roofing (***********************) say that. My question is, did she build my house and she wasn't even on site when they replaced the roof. I just want them to fix the problem!!

      We were not made aware that the ** lines were installed through an opening that was so close to the roof decking, making them vulnerable to damage. Based on our phone conversation on 12/9/2022, owner had stated she also was not aware that the lines were so close to the roof decking. 


      ***************** Mechanical Codes (2012) Chapter 3 305.5 Protection Against Physical Damage, if an HV** contractor runs a pipe less than 1 1/2 inches from the underside of a roof deck, that contractor is responsible by code for installing a steel protection plate. Basically, if an ** line is installed without a nail plate to prevent puncturing so close to a roof, it is the incorrect installation by the contractor. Additionally, we used the proper size nails per shingle manufacturer's installation requirements.

      Nail plate should have been installed in areas where ** lines run too close to roof decking. In this instance, there were no nail plates protecting those vulnerable area/narrow spaces.

      At the time that my home was built, everything did pass inspection.   How can the roofing company not be liable?   I spent thousands to have my roof replaced and now I have to fix something that I didn't do.  How is that right?

      ***************** Mechanical Codes Chapter 11 REFRIGERATION ****** Protection [of refrigerant tubing or piping] Any portion of refrigeration system that is subject to physical damage shall be protected in an approved manner.
      International Mechanical Codes 1109.3.1 [Refrigerant] Pipe Protection: Aluminum, copper and steel tube used for refrigerants and located where tubing is installed in studs, joists, rafters or similar spaced, and located in less than 1 1/2 inches from the nearest edge of the member, shall be continuously protected by shield plates.


      In this instance, and as shown in the photos provided by the home owner, the tubing/piping in this tight space was not installed with enough clearance from roof decking nor was it protected by any shield plate, making them vulnerable to penetration which is not the fault of Lange Roofing. 


      The shingles were installed correctly using the appropriate nail length per manufacturer installation instructions.


      We would be happy to provide names of local companies that can evaluate the existing AC lines and advise where nail plates can/should be installed for ensured protection to prevent this from happening again in the future.

      Late July Lange roofing started replaced the roof on my house. They completed the work that same week. Shortly after I noticed all over the house, in multiple rooms (mostly on the 2nd floor) there are nails being pushed through the sheet rock of the ceiling. Other areas are bulging out appearing the nails are coming through there as well. I contacted Lange roofing and after receiving the runaround for a couple of days the owner ******* came out to assess the damage. Though the owner ******* acknowledged the damages were caused by his workers stepping on the roof in the wrong areas. He states there is nothing he can do to fix the damage because he does not deal with sheet rock. ******* suggested that I find and pay someone to repair the damages on my own. He did not offer assistance in locating this person or paying this person for the damage that he acknowledged his employees cause to my home.

      Roof replacement was completed on 7/20/2022. Owner contacted us a month and a half after roof was replaced. We met with her on September 2nd, 2022. After meeting with owner, she showed us where the nails had backed out of her sheetrock. Explained to her that the nails backing out of sheetrock, or wall decor falling during roof installation, is out of our control. Lange Roofing is not responsible for nails backing out of sheetrock, damage to light fixtures, wall decor or any other interior occurrences due to the vibrations that happen from roof work. The interior integrity of a home is out of Lange Roofing's  control. We would be more than happy to recommend a contractor to help her with interior repairs.

      I am rejecting this response because: The damage to the sheet rock occurred due to the work Lange Roofing did. I was never advised this could happen. ******* admitted this happened due to the workers stepping in the wrong area on the roof. I did not agree or receive a DISCLAIMER stating I could end up with damage to the Sheetrock in the ceiling. The way to resolve this issue is to cover the damages caused by your workers stepping in the wrong areas on the roof. Faulty workmanship caused this, and You also offer a Workmanship Warranty that is not being honored.
